I would have done 3/4” plywood by the work areas for the walls instead of sheet rock. It’s so nice to be able to just hang something wherever on the walls and not worry about hitting studs

@tech-ii5sh

Most likely he is using the Sheetrock for fire resistance. Fire rated drywall or Sheetrock is treated and reinforced so that it will not crumble. Fire rated wall assemblies require fire rated drywall so that they hold up to a fire for some substantial period of time, for example, 1 hour (depending on the rating required), keeping the fire from burning through to the rest of the structure. It is a wise move for him to use this since he is planning to use the building as an auto repair shop and all.

@@tech-ii5sh so with the building code needing a fire rating, is it permitted to have wood on top of sheetrock? Ive always wondered that
@tech-ii5sh
@tech-ii5sh 3 жыл бұрын
@@canadude6401 Great question here. If you're looking to reboot the atmosphere in a living room or bedroom by covering the existing drywall with tongue-and-groove boards, the good news is that there are no codes prohibiting it. I would make sure to double check to see if there is an possible codes related to this in your area though. You can also simply use Drywall texture to cover up the Sheetrock and give it a nice look to help save money too. In fact, the fire-resistance of drywall balances the propensity of wood to burn and makes the room safer than wood alone. The job isn't quite as simple as tacking the boards to the wall, though. You may need more measurements and preparations than you think. Drywall is a cheap air barrier and will help kill outside noise (rain fall) and perhaps provide some fire protection. The only reason for applying drywall in my opinion would be if it was required by a building code. If it were a flat ceiling it would be justified if the insulation was to be the blown in type. Then all cracks and crevices calked and an application of vapor barrier primer. By the way, the vapor barrier is most important on the ceiling where you have forced convection(heat rises) Somewhere within the insulated space the dew point is reached so why let the vapor get through?

Take some advice from someone that is currently dealing with drainage issues. Do something now before damage is done. It will be much easier and cheaper now. I agree with the few people saying to put in a drainage ditch from the front yard to the back behind the shop, the french drain you installed will not keep up with the amount of rain you get from hurricanes. I would talk to your neighbor and try to work with him splitting the cost and finding a solution that will work for the both of you.

I agree.. I believe there is debate whether those foundation rocks work at all (Might make it worse by allowing water to sit at the foundation).. my understanding is the ground needs to slope away from the foundation, but the slab was laid close to the ground. Bottom line you need a ditch to divert that river.
@markhagler4311
@markhagler4311 3 жыл бұрын
Personally I would have poured the slab 6-8 inches above grade. Would never have to worry about water pouring inside the shop with that much water coming through the yard it's going to get water inside at some point.

It looks like he was on the right track with his drainage system. Looks like he had used two systems at that at one time. Wise move too at that. The first is he did use the French Drain System as the first part. The purpose of a French drain is to direct surface run off water and groundwater away from the home’s foundation or affected area. These types of drains are ideal because they reduce the hydro-static pressure and remove excess moisture from the soil by collecting surface water and groundwater. French drains are normally installed below the affected area to ensure that the hydro-static pressure is reduced. French drains an easy channel for water to flow through because water travels freely through a pipe and empties away from the home. French drains can be installed to alleviate water from pooling in low-lying areas such as a ditch or basement. If water has collected at the surface, a shallow French drain can be installed. The second system I seen him use with the French Drain System is the Full Gutter System. Full gutter systems can direct storm water to storm water management areas, ponds or collection systems. This allows excess water to be removed from the affected areas. Gutters are ideal for collecting roof runoff and capturing rainwater to direct away from the home’s foundation. It is important to remember that excess water near the home’s foundation can cause erosion to the soils around the home or even cause them to heave or settle. A low cost solution involves installing downspout extensions to the gutters. This allows the water to be discharged in another area. Extensions are even available that are installed under ground allowing the water to be released as far as the curb (which looks like he set it to his French Drain System. I would recommend discharging the rainwater approximately 4 feet away from the structure to a well-drained area. Never discharge to an area such as a flower bed that is abutting the foundation as it may cause the water to pond in that area.

Looks good! As a suggestion, every 6 months or so, check the bolts, hardware and brackets on the roll up doors to make sure they’re still secure. I’ve seen a couple of those doors fail. One rattled lose and came straight down almost hitting a coworker and the other one, the bracket came loose on one side and the door smashed into the ground damaging the other bracket and part of the building. Luckily no one was hurt. Just a suggestion. Shop looks awesome!

it's wise to keep your slab well above the finished grade. It's minimum 6" code in some parts for very good reasons. This would have helped greatly with water issues. I have never seen someone make their slab flush with the ground before.

Me n dad built a garage fab shop, 96'x128'x28' looks like a airplane hanger, concrete 26" thick in the center, has 4 lifts, and various other large tools, you name it but this was back in 2001, and I think total cost of everything which we did 100% of the labor ourselves except for the stone chimneys on each side for burning coal to heat with, but total cost was 59k in southern West Virginia.... Dad's passed away now, and I'm glad I got to spend that time with him over a year building it!!! 💯💯💯💯💯 I'm getting ready to build my own garage now not as big as yours, or my dad's but 28' 40 is big enough for me 😁 You've done an awesome amazing job definitely be proud bro!!!!!

It's a bit late for this, but you didn't install that drain properly. You need to put landscape fabric between your soil and the drainage rock. Otherwise, soil particles will start to migrate into the drainage rock and will eventually clog it. Landscape fabric will allow the water to pass through, but will prevent the soil from passing through.

Are you satisfied that the water diversion efforts will get the job done? Have you seen similar rain like shown in this video? May I suggest you place a protective cap where the water exits so wildlife don't clog it up. I had a footer drain with my basement on a deep bed of stone realizing there could be a water issue. One day I saw a pencil like stream of water coming out the floor three feet in the air. That was not supposed to be and found the pipe exit filled with debris. Unbelievable that the water did not push it out because once I opened it up there was a gushing flow for quite some time. The cap has slits in it to let water out but nothing in. Very nice building.

Thank you for giving a cost even if it is your ish price. At least some of now know what to ask the bank for or even if it is feasible. The big thing for you is to really do something about that water because while yes the french drain is nice and will take care of some water that flooding will wreck a lot of stuff. You just need a good swell to channel the water away from the front of the shot and to the side. If you do concrete from the front of your house to the back shop that might divert it but you need plan for it to work with you and not against you.

Nice size shop. Would of been an idea to have the pad around 10 inches above ground grade. You will have problems with water drainage. Your drainage is rather small.

We’re doing steel buildings for almost 20 years and never hear those prices. Something weird here. I would like to be real...

Alabama is also A pretty cheap state to live in idk about south Alabama but I know the county I’m from the average yearly salary is like 40k so costs of labor are pretty low we built our shop for around fifty thousand last year that’s because we didn’t have enough time to do a good chunk of the work our selves

Man....no snow load in Alabama. Steel buildings here in Maine have to be much more substantial for 75pounds per square foot of roof load.

Looks good man. I had almost the same up when I lived in Panama city however, Hurricane Michael twisted it like a pretzel.

I just bought a cold form steel for 30k and that didn't come with doors or installation. Price of steel has shot up since you purchased your building so you can feel mighty good about that!

Great build so far! Looking forward to the final finished result too. Also maybe consider doing a "What I Would Do Different" video after a year of being fully moved in and working because there's always something, LOL.

Is this for personal use or for commercial use? Looks great either way. The only thing I would have done different is put the slab a few inches higher than the ground in addition to the water drain. I think you have enough land to make a long driveway with a slight incline to drive into the garage.

Quick question about your building kit. I’m in the process of ordering a 40x50 as we speak. I’m on the gulf coast as well and wondering what your wind rating is on your building. I’ve seen anything from 110mph rating on the “budget kits” up to 140mph.

Once you get everything done you should go to auctions and get cars from $0-5,000 that need a little work and flip them as you film so you can make some extra $$$
