in this video I give a cost breakdown of everything I have spent so far on building my 40x60x16 maverick steel buildings red iron steel building. there's still a lot I want to do to complete my dream garage build but at this point its complete and fully functional

Thanks for this. Perfect detail and length. I paid more for my shop of similar size 35x70x16 but it was turn key. I always felt I overpaid a bit but I just needed it done so it was worth it. after watching this i think our costs were very similar minus the labor i paid for. Thanks again.

@stephendodson8302 $66 per sq ft. There were some overages because of some city related cost but wasn't related to the building cost. If I were to include all that it would be $72.

@stephendodson8302 you're welcome. There used to be other builders in town that I had quotes from that would have cost me less but issues with the city cause all them to exit the market. I didn't have any competing options.

I Just built a 60x60x16 in NC. So, 1200sq ft larger. I have 140k in the building like it sits. Pad, building, R13 insulation, erection, two insulated 12x12 doors with side openers, electrical, 3 Mitsubishi 30k btu mini splits. Overhead and wall lighting, And Air system. This doesn’t include lifts or any of the equipment. Only thing I did was the electrical with the help of friends. 200 amp service, 54 slot panel, 12 230v circuits for lifts, mini splits, welders, plasma cutters, etc. Everything else was paid labor. Your equipment rentals are almost as much as I paid for the erection of the entire building. I also paid 23k for flatwork and the concrete pads at 6” thick. I used a foundation company. You lost out on those two things for sure. Don’t get me wrong, I ran into snags as well. But for 33% more building and at about the same price?

Yeah, I definitely over spent on some things for sure, especially the rentals . I later found a company that rents equipment about 40 min away that is much cheaper. Sounds like you got a pretty nice setup. My total cost did include the lift and materials for the mezzanine and lower walls but yeah like you said I definitely could have saved some in areas . @@timhilton5096 I don’t know any red iron companies but I do work for a metal building company that does almost the same just different design and we offer 60 ft span buildings as well if you’re interested and they could be more affordable than a red iron

Great info. Thanks for putting this all together and sharing it. Working towards a 25x40 with a large semi enclosed covered parking area and hoping to keep it under 100k all in. Red iron, all metal construction, radiant heat inside. Seems realistic after watching this. Doing a lot of the work ourselves as well.

You can Aleah go with a metal tubular company instead of a red iron which would save you on cost if you live in the east coast I can help you with that

Great breakdown.......I had to find my readers haha. Im building the same dimension garage and this helps a lot. Wasnt expecting the concrete work to be that much, but it is what it is.

@@kenschopshop Thanks man. This is my first time doing something like this and just put in the order for the building last week. Mine is a 40x60 with an overhang so there will be a little extra cost for the concrete there. My problem is im trying to estimate everything by googling costs which never works. At least now im in the ballpark of expectations. I made a deal with my buddy (AC contractor) to help with the electrical stuff and he will get a bay to store/work on his hot rod. Plus it puts eyes on the project when im not around.

Thank you for sharing your build costs. Its hard to estimate those especially with all the unknowns, or I forgots that will always pop up. I would definitely recommend having more back-fill around the shop. I have a garage that was built up similar that they put a sidewalk around with a strong slope right at its edge, and over its life the sidewalks have dipped significantly and exposed the foundation due to just the rain washing out a little dirt here and there over the years. (I can say with the other work quality it probably wasn't compacted right either) If I were to fix or build new I would have at least 5' of flat (with grade for drainage away) at the minimum, and then fill enough of the slope to mow without feeling like your going to fall over, or have the mower roll back over you (hand mowing)

Yeah that was something I originally wanted to have a few more loads of fill/topsoil brought in to grade the hill out more but couldn't get my dirt guys to bring any when I was trying to button up the outside for the final inspection but that's something I'd like to do this spring and at the same time run all my gutter drains under ground down to the bottom of the slope also. And I'd like to do like a 4' or so path of blue stone around the back and side against the building too. Thanks again for watching !

I found an alternative for overhead lights, you might be interested in. I got a 10-pack of LED lights, from the "Jungle Site", for about $100. I think they were Benelli's , or something like that. They came with the connectors, to couple them together, pig-tails, and switched plug pig-tails, along with mounting clips. I used to have 8' florescent bulbs, in my 30'x40' garage, with 10' ceilings. They were ok-ish. But, the led's made a huge difference. They were real easy to replace and a whole lot less expensive to run. just a thought. Nice building.

Thx for sharing your build and costs. I just finished my 24x32x10 with 8/12 pitch scissor trusses to allow my lift. It's stick built by me. Insulated R15 walls, R30 ceiling, OSB walls, 24k mini split, 9k lift came in at just under $44k. 5" 3500# monolithic slab was $10.5k and I hired the sheeted and architectural shingled roof for $6800. I did use lifetime guarantee Sherwin Williams paint. 15 gal for $1,200 on sale @ 30% off. Yes. HD paint only would have cost 1/3 as much, but it took 4 coats to cover the wooden carriage doors,10x9, and they don't look as good as the 2 coats of SW on the rest of the shop! Will have to go back and watch the playlist. THX, again!

I’m a GC is S.FL so I don’t know anything:) but on the paint. I use Porter (similar to SW) and a better paint you will use less paint to cover the same. Less paint means less work. It kinda works out. Better paint has more zink (opaque) in it I believe. There is a reason pros don’t buy HD paint.. they can and HD offers so many deals.. this is to help the next guy out.. great video buddy

Thanks, yeah I used to always use duron paint back when I did remodeling work years ago but once SW bought them out we stopped, I was never a big fan of SW paint but their higher end lines do cover well but their prices are crazy, I started off painting the osb on the mezzanine with SW paint but it still needed 3 coats to get the covrage I wanted so I decided to try the e600 exterior semi gloss paint from HD and it covers just the same and was under a 3rd the cost as the SW so I just stuck with getting the rest from hd . Awesome building! I started watching for the mezzanine content and had to go back and watch them all. Great detail on everything! Much appreciated! My building isn’t going to be quite as big as yours but the sidewalls are going to be same height so I wanted to take advantage of some of that space. Great job on everything!

@PROAmateur01 are you trying to use the whole building as a living space ? But yeah I get that there's a lot of people showing finished barndominiums but not a ton showing how they finished them and the ones that do everyone seems to use different methods and are usually finishing them to different styles to suit their needs/vision. It might not be helpful for what your looking to do but I do have some older videos that I tried to show some of my methods to build mine out for my needs . I did a 40x60x14 2/12 roof. 2 insulated 12x12. Site prep myself. Turn key 145k. Just building on steel, lights, door openers electric epoxy floors, 3 ton ac, 15k amgo lift, all extra.

Price of red iron is premium to builders grade or commercial to residential. Worth every dollar in long run. But also know alot of guys don't borrow and build as can afford.

Yeah I originally was going to do a pole building just to cut cost but after dealing with companies that weren't interested in getting me stamped drawings my county would be happy with I went outside of my budget going with the red iron but I'm happy I did even thought I had to sell a lot of my projects that I wanted to keep lol . Nice job! I paid $70K for a Mueller 36 x 110 with I beam end walls so I can add covered parking front and back after passing final inspection. Ghost piped a bathroom plumbing under slab. $45K for concrete. Red iron is up and one side wall. Looking for best options for LED lighting now? Primelights stingrays? x20? $$$!

Newby here, trying to prep for mine… Whats “Ghost piped”? Asking because I’m on well, & plan to build shop/garage 200’ from house & want it to be on its own (solar for electricity & well for water), but trying to figure the plumbing out. I want to run a full bath & would love some insight/ideas if able on how to do it.

@bradmason8334 I don't want to answer for him but I believe he's referring to having everything roughed in to come from outside to its final location in the building but instead of leaving the pipes stubbed up through the concrete 2' to tie in later he's got them covered with something like a coffee can about a 1/4" below the concrete so that way he can pass inspection for the building then add the plumbing after without inspection like I'm doing and just chip the concrete out pull the can and easily connect to the hidden pipes . But for mine I just put my pipes in the floor after the footer inspection and stubbed them up 2' and also outside the building a few feet under ground then did the concrete then for my final inspection I just piled up old insulation around the pipes to hide them lol

Some quick response would be I wish I hadn't over dug my footers to use a little less concrete and hired a different concrete finisher in hopes of having a smoother floor . But after thinking on it for a few hours now and I also just got asked another question on a different video that made me think about it more one of my biggest pet peeves is the wind load cables on the 2 side walls (60' walls ) the are out in the I-beams and infront of my wood walls and it makes it a pain to put anything on those walls . Had I thought about it before hand I might have had them design it so the could be on welded brackets on the back of the beams if that was possible or have done that myself before I put the wood up . The other thing I second guessed myself on a few times was building orientation. I like what I have and that's what I wanted and fit my property best but sometimes I wondered if I would have been better off turning it sideways and having 3 bay doors on the 60' wall . But in the end I'm happy with what I have and if money allows in a few years I'd like to build a 30' wide by 60' long lean-to on the left side where I have cars parked beside the building nowand maybe close that in . If I had flipped the orientation, that wouldn't really have been a useful option imo.

Super nice shop man. I’m glad I came upon this vid and saw the black insulation on the roof. I had no idea it was an option and was going to paint it which I would have hated every minute of. How big of a bathroom did you frame up? I’m thinking 8x8 because we may put a stand up shower in because it’s close to the pool, just not sure if I want it that big though as my building will be smaller than yours. Dirt work being done tomorrow so at least it’s starting!

Yeah when I was looking to build at first I didn't realize it was an option either then stumbled on one picture maverick had on their site of a customer's garage with it and called them back up and asked about it then modified my order and I'm super happy I did . I Framed it up to be 6x8 with a stand up across the end wall of the bathroom. Thanks for watching!

40x60 space goes quick once you add an office space. I have 5 cars and a small tractor and mower I need to put in. What size should I go?

Man that's a tough question, but yeah the office and mezzanine definitely eats up some useable floor space for vehicles but for me it added that upstairs space and gave me a nice "workshop" type space for benches and tools . As for the rest of my space I feel I could comfortably work on 3 vehicles at one time as long as they weren't getting completely blown apart bur if I was just trying to store cars in the garage like say in case of a storm of going out of town for a while I could probably squeeze 8 midsized cars/trucks if I put one on the lift and one under , probably wouldn't be much room for anything else but as is I could easily put 5-6 vehicles in mine for the night with minimal cleaning or moving stuff. My suggestion is build the biggest you can afford or your area will allow you to build.... like technically mine is just under the maximum sqft my county would allow........ that said I plan to later cover the side parking area that's 30x60 to the left of my shop with a lean-to then close it in later to almost double my closed in sqft but that will be years down the road . Happy to answer, so my wall height of my building is 16' . Under the beams it a little shorter . Most average car lifts require about a 12' ceiling height as a minimum but my lift is actually 13'1" . My mezzanine floor height is 10' so the ceiling under it is about 9'1" . The office ceiling I think is right around 7' if I remember correctly and the bathroom ceiling slopes down with the roof . The storage loft above the office is like 4' tall at the front and 18" tall at its lowest point 10' back so that floor space there is like 10x11'4" . Thanks for watching and thank you ! This is awesome, I am working with Maverick right now to build the exact same shop (40x60x16). I don't have any friends here to help, so I have to have Maverick put the building up. Are you ultimately happy with the maverick experience and the quality? Also, what is your roof pitch?

Thanks ! I am honestly very happy with my choice in using Maverick and their customer service. The building went together so nice , we didn't have to fight to get anything to fit . I have recommended them to a few friends also and actually my good buddy ( my electrician) his dad just had Maverick completely build his 30x30 and they ate supper happy with the building and the service they got also . I went and checked the building out 2 weekends ago, and it's nice . The Maverick crew did a great job on it for them . Mine has a 4/12 pitch roof . If you have any other questions, hit me up I'm happy to share any info I can . I have a feeling you will be happy going with Maverick. Yeah, I got really lucky to have a handful of people I could really depend on to help me get mine put up ! Thanks for watching !

Good deal the mezzanine area is one of my favorite upgrades so far for looks and function , not sure if you saw them but I have some more detailed videos of building all that too . I actually found them on marketplace I think the guy I got them from closes out old stores and remoes stuff like that and I think these came from an old bed bath and beyond lol . I'll post the link here as its hard to find them, and it only works on a real computer and won't pull up the commercial doors on a mobile device. But if you follow this link on a computer, then put your address in pick your store, then it will give you an option to build your door . Mine is a 14x14 with the highest r value insulation, and I added the high lift track and side opener . If you have any trouble finding them, let me know, and I'll see what I can do to help . Appreciate the video and Al good information ! I was looking at a pole barn 40x60x14 that is close to that price, curious if you considered a pole barn early on and/or what made your decision to go with a red Iron building if can share. I’m in Ruckersville Va on I-64 so glad to find someone also in Va ., watched a lot of pole barn videos but they’re all over the country so hard to get idea for Va . Thanks @tauntlines7712 good deal I'm up in spotsylvania. So I originally was looking at doing a pole barn but didn't want a flat ceiling (from the wood truss) and then started looking into company's that used steel clear span trusses like miracle truss and stroud building supply and the miracle truss route was going to be way more expensive and places like stroud weren't willing to work with me to get engineered drawings that would meet my county requirements so I said screw it and started looking into red iron and after getting a ton of quotes that were either all over the place on price and what they came with or they just never responded or gave such a generic response that I knew they didn't care I ended up going with maverick not only because they were the first to get back to me with detailed information, price and preliminary drawings but their price was on par or better then most of the other quotes and the customer service is what 100% sold me on them . If you do start looking into the red iron route hit them up and talk to Josh he was the sales rep I delt with and he answered all my questions and was super helpful. I gather you went with their standard 14 gauge steel and not optional 12 gauge, I gather the steel is plenty thick to give great confidence of the buildings strength and integrity ? Sure does seem like few columns with long distances for girts and Purlins , when used to pole barn 8, pole spacing…thx

Thanks I appreciate that , I'd have to go back and look at the engineered drawings to find the exact specs on the metal now but I went with what they suggested (the engineer) and according to all their specs they far exceed all the snow and wind loads my country requires. But coming from a background of stick building homes and garages and remodeling work (years ago) this is a very solid structure I was very impressed with it . And comparing it to say my metal carport that I can't walk on the roof without denting the metal this building I walked all over it without a worry other then the insulation dust I had to keep cleaning off the bottom of my shoes so I wouldn't slide off haha . I used the black hero 150w 5000k highbay lights with the dimmer switches they sell for them . I put 3 lights on each switch. So far I have been very happy with them . Thanks for watching!

Yep sure is and yeah I think it is a 1948 and still works great , it needs to be repainted and new door seals but up until I brought it home it had been in use in my wifes grandmother's garage as the soda fridge and from what I understand been in their family from new . Thanks I appreciate that! They are both 36k btu (3 ton) units and yes I use them for heating and cooling although this is the first winter . But in the summer I kept them set at 70-72 and at that setting on the hottest days it would creep up to around 74 on the opposite side of the building but I couldn't crank them down and easily drop it to 68 in 30 min or so with them on the turbo mode . And for this winter I have been leaving then set at 64 and when we have gotten in the 20s/lower 30s at night it gets around 58-59 on the opposite side of the building but I can bump them up to say 68 or 70 and within 30-45 min I'm taking my jacket off because it's already feels good especially if I'm doing something. Hope that helps that's what I have experienced so far and for more background on weather for my area I'm in va near Fredericksburg so you can compare your weather to mine . They make it super hard to access the commercial doors . But if you follow this like on a computer ( it won't pull them up on a phone or tablet) and then put your zip in and select your store it will then bring you to a page to build your clopay commercial garage door. I'm no professional camera man that's for sure and using a gopro probably isn't the best because of the wide lense but I just rewatched it myself and it was never pointed at the floor and it was mostly always pointed straight out at about my shoulder height so yes the floor was in frame but not really pointed at the floor but either way thanks for watching ant the constructive criticism I'm still learning/figuring out all this stuff so always trying to improve !

Very true I didn't think to add those, the insurance I think only went up about 100 per year I think with adding 150k replacement value for the structure and adding like another 100k in person property to replace its contents . As for increased taxes I haven't seen that yet as they said I won't see the increased amount until this upcoming year . So hopefully they don't hit me too hard on that . Thanks for watching

Hahaha there is definitely cheaper options to build a garage for sure if you wanted to but even though I saved a good bit on labor mine definitely wasn't the cheapest option (not the most expensive either but ...) thanks for watching and sorry to be discouraging but wanted to share what it cost me not as a flex but to help others realize it might cost a bit more then they were thinking just like it did me .

Sorry you think so but only places I feel I could have save a little was in the equipment rentals and if I hadn't over dug my footers and used less concrete but everything else was on par with market price or lower as I prices shopped as much as I could without cutting quality. Damn 51k for a fully finished inside and out 40x100 that's good ! If my site had been flat it would have been much cheaper but we had to build it up over 4' in the right rear plus completely removing a bunch of large trees and roots . You got me curious about your building like was it a flat site to begin with? What year did you build it ?what type of building is it ( red iron, post frame , stick built , block , box tube ,ect...) ?and what part of the country? I only ask for curiosity sake to see how things compare in different areas or times or construction types. Anyway thanks for watching and hope your enjoying your shop as much as I do mine ! I wish I could have gone bigger with mine like yours !
