DIY home kits are growing into a rage. Every year more and more home kit manufactures are entering the market. Some good, most bad. I cherry picked 7 (+1) home kit manufacturers including one that I already purchased and two others that I will be purchasing for future projects.
Whether you're looking for affordable housing to live in, rent out or even land hack, if you are able to put in a little sweat equity, these kits maybe the best bang for the buck for you.
Obviously check your local zoning and permitting requirements before committing to any one of these options in the video. My area requires permits for anything above 99sq ft. However a yurt requires no permits and does not impact property taxes

For anything habitable, most places still demand permits regardless the square footage. Yurts might escape that though, fly under as a 'tent' lol. Something to think about and look into

Unimproved property greatly limits your use. You might not be allowed to par a car long term etc. All kinds of laws that prevent people to turn empty lots into junk storage. Get your "owner builder " permits yourself. It's not that difficult and might save you from making a big mistake.

The paradigm of everyone buying a pre-made house from a developer is pretty recent. Building your own house was very common throughout most of human history.

There is a camping place outside of Zion National Park where your rental is a covered wagon. It has an en suite and can have two double beds (it's a big covered wagon), and firepit, and some have outdoor kitchens, and they all overlook a pond. They also have Teepees and Cliff-dwellings (permanent structures, not made of fabric like the covered wagons are, w/hot tubs on the roofs. lol. CHIC is pronounced SHEEK (like sheet, but with a K instead of a T). French for Stylish, fashionable, or a "smart" outfit can be referred to as "chic". That's a really chic outfit (up-to-date or fashion forward, attractive, becoming, etc.). Chic is also a musical group from the late 70s. I Want Your Love, and Le Freak. They were good. They produced Sister Sledge (We Are Family) and Diana Ross' Upside Down album.

Another good one you might want to look into is arched cabins. Prices are $1440 and up. So its just the shell and you have to finish it all yourself. It is one I've been looking into.

Thanks for the idea I have been in the process of saving up money but I'm a few years away as I want to put away at least 30 to 50k. I will be looking to buy at minimum an acre of land which I believe should suffice and live a solitary peaceful life and with one of these arched cabins a mortgage should be really cheap as opposed to spending upwards of 2k a month. I will be buying land first so I can get that out of the way and increasing my credit score which is pretty good now around 740 but I want it in the 800's.

For those looking for more than just a tool shed or additional office space, isn't the issue, that once you pay for it to be built along with land, plumbing, etc., you might as well buy a regular house? That said, I like the look of the Avrame ones best.

Glad you mentioned Deltec. If you live in the hurricane zones, most of these sheds, if not all will get wiped out. However I wonder how they would do with hurricane clips?

Great video, Really liked how you broke down everything and were very thorough on your thoughts and explanations. Me and my fiance are looking into purchasing our first home ( we're also not spring chickens 😆 lol, we're in our 40s) and with what houses costs 😬 I was looking into alternative ideas, especially because we want it to be cost effective, long lasting, and especially energy efficient. I am from Italy and down south there are the trulli's, so I was thinking about the monolithic dome homes... what is your thoughts on it?

Ok, I must say. I built 1 year ago a 10x10 extra outdoor home office space. It looks just like the tuff shed you liked. My entire cost was under 1000, including 1 window 1 door hardwood floor, through wall ac, sheetrock & 1 outlet, and 1 light switch. So 9000 is way overpriced, I feel.

Where are you at? My dad built one unit exactly like yours last year and with increases in lumber it cost 10k :/ I’m wanting to build my own and would rather build it your way if you can for 1k!

A 10x10 anything for under $1000 finished is complete hogwash. Quick breakdown of materials to build it very sketch (2ft o.c. everything, thermaply used as siding and painted, etc) aka cheap. 8 10ft studs ($5ea), 26 8ft studs($3ea), 6 roof rafters (2x6 for cheapness, $9ea), 4pc corrugated roofing ($20ea), 10pc thermaply ($13ea), "hardwood floors" ($2sqft), interior door used exterior (cause cheapest exterior doors are still $200, $80), tiny window ($70), "ac unit" ($95), 9pc sheetrock ($90), 2gal cheap paint ($20ea), doorknob ($10), outlet/switch/wire (call it $20) and you are at $987. But wait! What did you build? A crappy box (the big bad wolf could honestly blow it down) on an existing concrete slab (cause you can't stay under $1000 with any type of subfloor) with no insulation (but hey it's got A/C) exposed roof rafters and unfinished corrugated roofing with no drywall finishing or paint and the cheap cabin grade hardwoods that didn't get finished either. Oh and the electrical is run on an extension cord cause that concrete slab was super close to the house and you didn't have a budget to bury conduit or anything like that. Oh and you must have used screws/nails lying around cause your budget for fasteners was $13.

I wonder how many people know that kit homes are not new :) 90% of the old homes built by railroad tracks were kit homes from catalogs like sears... Those were pretty big houses & they came in all numbered & people built them themselves :) I am not sure about all of the united states but I do know the northern states like WI, MI, MN, IL etc.

Hey Kai, I am much older than you, so I have seen some things you might have missed. I know Sears is gone bye bye, but from around 1908-1940 they shipped home kits across the country.

I lived in an older four square style Sears home kit and it was fantastic. Wish I could have afforded to buy it from my landlady, it was a beautiful, well made home!

Hi, Brad & Chloe! The value of the cash flows could potentially increase the value of your business on the land hack, but generally no. "Alternative" or soft shelled structures usually do increase the value of the overall property very much.

Anytime its alternative it's likely to go for less. You shouldn't look for one of these to build capital as much as save capital or just pay less to get off grid. You have to look at what people are expecting when they buy property. Alternative building still is a really cool option

So the last one the honorable mentioned, we have like 6 of them in NC at topsail island. They have literally lasted I know atleast 20yrs and multiple hurricanes. Google earth em its not a big island shouldn't be too hard to see lol.

Save up for some land, buy a cheap large van or RV. Gut the RV or van. Start adding adaptations, brick, and different technologies to basically "survive" for less than having to pay for utilities or a mortgage. I think we all have way too many resources as well as technology now a days to be creative enough to not have to buy any "homes" or "houses" or "rentals."

I'd love to know if any of these companies ship outside of the US? Personally we're looking at purchasing the the dome cabin, which you're currently building in your backyard, as a retreat space, but love the yurt and large metal tent designs too

Im a carpenter. I have acreage. I have lots of timber. I have a large sawmill, and equipment to support it. Ive built a shed like the tuff shed for my well house. Im in Ontario, in a county that wont let you build a dwelling meant for any human habitation without engineered plans. That all being said, I would love to explore this glamping or AirB&B deal. I could see having 10-20 units spread around my acreage and it still remain rustic and outdoors immersive. How can I take advantage of this market? Where do I start?

I love what the internet has brought to the table with the Tiny house movement and how millennials are buying into affordable prefabs, however we've just scratched the surface as to what can be done with 3D printed houses. I'd like to see Kai do an episode on just 3-d printed housing project prototypes by companies or universities. There are some promising options for the next generation of builders and 50 years from now printed quick and dirty printed houses with even robotic labor will become a trend. Another idea for an episode would be futuristic off grib renewables for these structures. What is going to happen when new technologies for battery storage become cheap and affordable. What will these systems be capable of? how long do homeowners have to wait for it to trickle down?

Lenmar (a large construction company with customer complaints of poor craftsmanship) is producing ICON 3d printed houses that is over bloated and out of most consumers budget. Whereas most of the house isn’t actually printed. In my home state, a 3d printed building on the University of Maine campus has gathered international attention. It’s trending and it’s already being adopted as is A.I in the design phase.

@@vanderumd11 I’m certain your correct. I’ve yet to buy a house. I’m 50 and liquidated my business due to an unknown heart issue at the time. So, I’m hand to mouth. I’m seeing promise in tiny houses and 3 d printing but am disappointed in this new tech being used for record profits and not providing low income housing.

@@JohnLaFosse yea, I'm a current engineer...Family Construction has paid the bills for multiple generations now. I have relatives from the beginning to the end of the build process. The reality is affordable housing is really and truly not on our minds because charity does not pay. If people are that poor I always advise them against using the resources or energy of other people who do not want to be in their position. It's very simple if we are being realistic in america. First purchase is a van. Use it to go back and forth to the library and a job. Every moment outside of work should be spent looking for and applying to different jobs. No reason in this world we have single mothers of multiple kids and a liberal arts degree making $75,000 from home. The difference is those people are simply the ones who applied multiple times, spoke to the recruiter. America is so easy for those who not only work hard, but work hard in the right direction. Apply to every government program and spend your time learning the assistance system. Your third reality is housing and any man with two hands can build a structure about a half mile into the woods of ANY STATE PARK. Find a direction from the road, parking. Then simply buy a chainsaw, use it to cut the path at night into the woods. Make the trail slim and just wide enough for a cart. All that is needed is 1x3 lumber boat epoxy and drop cloths and a stapler. Build a lean structure, make sure it's level and raise the walls 8-10" above the ground. A simple propane mr.heater setup will take care of any climate down past freezing. Get a camping sink and simple battery pump set up . The most important part and expensive part would be the eco delta battery system but if you can foot $6000-10000 in credit. I could build a 30 year living structure anywhere in the USA. Light enough to move if needed or caught.

As far as foundation materials for one of these, would it be possible to pour cement that includes a basement, and basically place these on top of that, in an effort to increase space available?

We are already in the big crash, Inflation is a catastrophe. This CPI report is a colossal failure. To bring the housing market to a halt, the FED will have to pull all the stops. The unfortunate issue is that other markets are being decimated. If you want to stay green, you have to rely on a lot of diversification. Currently up 14% and being careful. Still a better deal than leaving it in a savings or checking account yielding 0-1 percent interest.

People believe their currency has the worth it does because they have no other option. Even in a hyper-inflationary environment, individuals must continue to use their hyperinflationary currency since they likely have minimal access to other currencies or gold/silver coins.

Inflation is gradually going to become part of us and due to that fact any money you keep in cash or in a low-interest account declines in value each year. Investing is the only way to make your money grow and unless you have an exceptionally high income, investing is the only way most people will ever have enough money to retire.
