Nobody seems to mention that they need to pay interest on the loan which effectively negates all Tax savings and instead of paying the Tax man, you pay the same or more to the bank.

🤔this sounds very greedy without considering the economic impact of charging outrageous rates. This impacts the poor essentially making them incapable of EVER affording their own home or rent. Why because the same greedy rental "holiday" property types own apartments and assess the community of housing, property people own, to determine how much to charge people to rent an apartment! The origin of AirBnB was to be a better, more affordable place to stay then a Hotel/Motel. I never saw this becoming a greedy monster but makes sense since money brings out your true self. If you are kind. Your a giver. If you are selfish you will be greedy.

I find the strict tenant laws actually help the landlord. (to a certain extent). Strict rules limit the amount of landlords. They often also have strict development rules keeping stock down. You don't cash flow as well but you make it all back in appreciation. That's been my experience at least.

For the Newbie if you are actually trading in the crypto space and you don't have a sound mentor. Then you are certainly going to get liquidated in 90% of your trades. Yeah that's sad truth. If so how are you taxed after death and are there ways to roll your portfolio into a trust or someother tax savings loop hole?
