Today, talking about Fieldstone Farms, one of my favorite neighborhoods in Franklin, TN. The neighborhood is North of Franklin..off of Hillsboro. It's close to two major parks:
Fieldstone Park and Blackhorse park. Fieldstone park is 37 acres, soccer fields, tons of green space. And nearby Blackhorse park with picnic tables and playgrounds scattered throughout.
Also nearby shopping center with a public’s grocery store, a few restaurants, a UPS store…this is super convenient and a lot of people like to live within 5 minutes of a grocery store…Fieldstone Farms is it. The neighborhood is also part of highly regarded Williamson County schools. You have Hunters Bend elementary school right in the neighborhood and Walnut Grove Elementary School nearby. So part of the neighborhood goes to Walnut Grove, other homes feed into Hunters Bend Elementary. The entire neighborhood is zoned for Grassland Middle and Franklin High - also great public schools that a lot of relocating buyers are excited about!
Like about this neighborhood is everything is really connected. Bike and walking trails. Very common to meet people out walking your dog, or taking the kids out on a stroller….. There are also 2 community pools within the Fieldstone Farms community…so lots of opportunities to meet new people. Especially this summer….kids are transitioning…could meet new friends at the pool.
Fieldstone farms is one of the largest neighborhoods in Franklin. It has townhomes, smaller and larger homes and a gated section.
There are about 2,000 properties in Fieldstone Farms. The neighborhood built in the early 1990’s to the early 2000’s.

8 homes for sale, average of 867 thousand.
(for that you get a 4 bedroom, 3 bath home with a 2 car garage)
There are 14 homes currently in contract:
Average price is 782 thousand.
As far as days on market/quickly things sell.
The data shows 19 days on market….
But more than ⅓ of homes sold in under 4 days.

31 homes have sold….average price is 761 thousand.
***that is low ***analyze the data….the price is lower than average because a lot of smaller homes sold in the last 6 months…due to interest rates.

The highest home to sell the last 6 months sold for
1 million, 167 thousand dollars.
Keep in mind the
Medium home price in Franklin TN TODAY is more than a million.
A lot of homes well in Fieldstone Farms under that here…..and you’ve got shopping nearby and walking distance to pools and grocery store.
The HOA for homes is about 70 a month. For condos: HOA dues are a little higher…
