Nestron is manufacturing prefab tiny homes with a base price of $34000. 2021 has been a big year for all types of affordable housing but the compact segment of manufactured homes might be getting more attention than anything else. As home prices continue to rise people are looking for alternative forms of housing and companies are stepping up and delivering innovative designs to combat the affordable housing crisis. In this video I look at a company based out of Singapore name Nestron and what they're doing for affordable housing to meet their goal of providing people with a comfortable and safe place to live.

These are neat, but with such a modern, futuristic approach, I was personally hoping for solar or some other self-sustaining options.

They all have solar options. The Cube and Legend have a 10KW, 8KW, and 4KW option. The larger units have 13KW, 8KW, and 4KW.

I would really like to see companies like this have a division that goes into older mobile home parks that have been run down by slum lords targeting the low income blue collar, repurpose/recycle the old trailers and replace it with these affordable homes. They already have a good piece of property with the park and lots. We have to start finding ways to house affordably and reuse the properties in existence.

Great idea... mobile home dealers have had a terrible time "rebranding" their products. Maybe this housing shortage will cause some of this. Most people that live in MH Parks... currently just want a place to crash and have zero money and would not have a "pride in ownership or leasehold" in a home... they'd simply tear it up. However, in my area even crack heads are gettign jobs so maybe this will turn around.

Blue collar includes electricians who make 80.00 and much more per hour…electricians take years of math and engineering…commercial electricians are paid what they are worth..unlike techies

Back in the 50's and early 60's mobile home came furnished. Some were not a lot bigger than those in your vid. I believe that these will catch on quick! The futuristic look is great.

its going to be interesting to see if we go back to that format... I have a singlewide and the new models sure are intriging. tiny home can be a homeless solution, but where to put them is the issue... maybe we need to start making new Mobile home parks exclusively for Tiny homes and Park model manufactured homes.... its time for people to think small!

I'm still having trouble buying into the "affordability" aspect here. After purchasing land, laying a foundation and/or going through a bunch of zoning hassle, getting util hookups or alternative systems for power, water, and waste disposal... you're easily looking at around 100k for the smallest option whose living space I find unrealistic and for the upper models you're looking at $150 - $200k. I paid about that amount for my ready-to-go stick built town home at ~1,300 square feet. I keep hearing how prefab/modular offers affordable home solutions - and sooo want that to be true - but then I see them costing as much as stick built homes at extremely smaller sizes.

Cost per sf is high, but the finishes for a $150k house seems low. And sure the location of a $150k is where I would live. MH in Florida can go for $60k (old) depending on age and location. Land costs make a big difference.

8K for a decently large concrete pouring and finish. 15K for land. 40K for sophisticated water/sewage/electrical hookups. I'd say the base price is about 80K, which means you're right lol.

According to Zillow, as of Jan 2021 the average new home price in America is 269,039. Thats the average. These homes can be set up by your estimate 150-200k. Keeping in mind that there are places where you can get a piece of land for a lot less than your estimated 15k. Still 150k is a lot less than 269k. And these littler houses are a lot faster in most cases to get set up and moved into. Time is money.

The thing is, modular/prefab homes are affordable for most markets, you could go buy a 65K mobile home right now, brand new, that's 900 SQFT and has 3 BR with decent finishes, foundation, hookups, etc, would put you maybe close to 100K, and where I live, entry level homes start at 150K so its really not bad. However, these 'new' 'modern' prefabs are different. Most of these are built for expensive markets like California, where you, in some Suburb 30 minutes out of a city, or in a small town, can buy a home for 150K that is brand new, in Cali, the cheapest homes can start at 400K, so then you start to see the 'value'. Now, the real kicker for any of these is market and zoning. #1; Its probably not in your state. and #2; On zoning, homes like this won't be able to be built easily, they all have flat roofs, and most single-family zoning regulations have roof pitch requirements, your home must look a certain way, etc, they don't want you plopping down a manufactured home in a neighborhood where it stands out. So most of these end up being built as 'guest homes' on a massive lot or something else that gets around zoning. If you're hoping to plop down a manufactured home in a lot you bought in a residential neighborhood, having a turn-key home for under 100K, the chances of it happening is super low.

@@ViolentMLG in California they have eased the regulations on prefabs to help with housing shortages, so that makes prefabs more ideal. Especially if you want to add space to an existing property.

TY Kerry. Because a site built home takes so long, and there may be a delay to even get started, based n demand in some areas I am open to some prefabs or modular. I am picky. These would not be for me, but rather employees. Must look nice. I live in the ugly old ranch style manufactured home at the moment. No hall closet. You have probably heard that one before . The biggest problem here , on 10 acres is that rodents come in. Lots and lots of mice , which we humanely and easily catch right away and take them to an open field for release. I actually was surprised one day by a weasel in one of the bedrooms. We surprised each other. Thankfully, he ran back down thru the hole in the floor he had created and we covered that hole . A year earlier there was a weasel under the house that eventually made into our fenced yard. I found remains later, barfed up by one of my dogs. The toughest one to humanely catch ,was a rat. We tried for weeks All kinds of traps and tricks.We are animal lovers and would not harm them. Eventually, somehow rat ended up in yard and , well , my dog did not eat it but I found the intact dead rat in the yard. My uncle has a similar manufactured home and says he has the same problems. Mice follow pipes into the house. So, it would be nice to find rodent resistant prefab or manufactured homes.

Let’s be clear, affordability is the ability for a person/family to buy and live in a primary residence. Your video is covering the price of models of what amounts to a small version of a single wide manufactured home. Maybe this would suffice for an interesting off grid AirBnB. But is a tiny home affordable as a residence or are these factory built structures plagued by the same issues of building any piece of residential real estate? Land cost, utility runs, etc. will be 100k+. If local zoning permits this type of structure the home most likely will need to have wheels attached to qualify as a “tiny home”. No sewer hook up ( price in septic or a macerater) no gas hook up (price in propane) and water and electric may have limits with this option so you will need to arrange something based on local permit and zoning (like a floating home). So based on non standard utilities add 30k. If you want to qualify as an ADU then add a proper foundation, permit fees and tie in to city services (sewer) which could easily add 30 to 60k+. Add your 22-44k structure (does this price include transport and setting onto site? I don’t think so!) Question, will a bank loan someone 200 to 250k for a primary residence that is not built to IBC and is a total of 200 to 400 sq feet? Most banks wouldn’t even loan money for an unattached 400 sq ft ADU in the range of 200k and most municipalities don’t zone for this type of structure because the tax assessment on a primary residence is based of value of land and structure. Remember tax base is the only way a city pays for everything so they are going to want your money even if your tiny home is 2X the size of a jail cell. So, unless you are willing to jump through the zoning and permitting hoops of your city to site a depreciating asset, live in a 10x20 space in the driveway of your parent’s house, and wake up to a cold water shower and the warmth of a single cadet heater, then look elsewhere. This is not living nor is it affordable.

Maybe it works better in a preplanned community build (sorta like a mobile home park idea) where much of the crazy costs and headaches you point out are already thought out and done...you will just be buying the home and moving in?

You need to explain whether or not these units dwelling units are self-sufficient do they come already equipped with Insulation, strength and security, sewage and plumbing, electrical wiring, and any additional means of either compostable waste , water aquifers, solar panels windmills, etc.

It's really sad I was just looking at the Nestron Legend 1 and 2. The prices have more than doubled since this video came out with the Legend 1 being $52,000 base and the Legend 2 being $73,600 base. Strangly though the Legend 2X has not risen staying at $88,000 base.

So I did some research about the Nestron products. The prices mentioned in the video were not accurate to the models he was talking about. This is just misleading intentionally or unintentionally. Please fix.

I wish this company and others like it made mobile models that are self-contained off-grid with water, sewage, and electricity. And trailer friendly. Land is incredibly expensive and rare in the big cities. Also there's the added expense of connecting to city services. All of which can only be circumvented with mobile homes.

You should easily be able to have this mounted on a trailer base, exchange the toilet with a Nature's head or similar, add propane gas lines or solar panels (you can make your own economically priced solar power generator with CALB LiFePo4 cells - see Will Prowse YT channel), then you're all set with off-grid self-sustainability function.

@@arminius301 Would these really fit on a trailer? And not sure what the width limit would have to be to remain road legal without having to get a special permit to move it. But I would want to avoid such hassles if possible. If the weight and width aren't specifically designed to be trailer friendly I think it would be a great task to use it with a trailer. @@boomieboo I think you might have a very valid concern. The width of the Legend model is 3000mm which equates to 9.84', which is wider than the 8.5' on a movable tiny house. In that regard it might not offer itself for the purpose you're looking for. My son and I are currently renovating a 1978 Airstream Argosy 27ft. If you get a "fixer" that's lived in California they are generally not completely rusted through and can be fixed up nicely with modern amenities. We picked this fixer up for $7700. By the time we're done with it it will be unrecognizable and will have cost a total of about $13000, you can't beat that! That might be an option. We're going to insulate all the water lines so as to make it as Winter-proof as possible, equip it with solar and LiFePo4 batteries for self-sustainability. Best of success to your future endeavors, I know you'll come up with an economical solution!

Once again, I have too many nice models, but none available for immediate delivery, I have several building lots 0.3 Acre and more zoned R1 that I am looking to buy several units to use in my Short Term Rental. Boxable is a long waiting list, and so is others. Any recommendation?

That's always been the hardest part for the entire industry. I think to get any kind of affordability zoning restrictions will have to be relaxed.

Nestron's website indicates that their headquarters is in Singapore with a Malaysia branch office but their physical showroom has been shut down due to virus and travel restrictions. It doesn't look like shipping one of their units to the U.S. would be a viable option considering the unprecedented backup of cargo ships at ports along the West Coast?

Those prices are still too high for that small of a fab home. You should have twice the amount of square feet size than what you mentioned for that price.

I cannot believe people will dish out this kind of money for these units. I don't see anything in them that would justify this kind of price. I could go to my local big box store and buy a 2 story shed with more room for 10k and put 30k (probably less) into electrical, plumbing, finishing, and furnishings. If people are willing to spend this kind of money for these units, I need to get into the tiny house business. The profit margins must be through the roof. Property values vary all across the country. But pay me a 100K and I will provide you with a tiny home on half an acre of land that is ready to move in.

Folks don’t understand how expensive it is to install these. I build and install over 100 manufactured homes a year in Southern California. It can cost upwards of $80-$100K (or more) to cover the installation, infrastructure, and permits.

"Founded" in 2017 might mean corporate papers were signed. What were their 2017 sales? How many 2017 (or later) sales in the U.S. from the "70% of their clients". I'm a big fan of your videos discussing innovative modular homes. But it's easy for clever graphics and a few preproduction examples to generate a lot of buzz while - eventually - turning out to be residential vaporware. If I saw references to the source of their investment capital and construction drawings for the site infrastructure, that would look more 'real'.

I work for Nestron as a US Sales Rep. the “base price” is correct in video. If you read on the website, it states that the base price is just the shell… so the actual price is more which includes everything you need and fully live-able including furniture and appliances. You can see actual prices on website as well not just the base shell price. I will be talking to them about this because I know it creates confusion.
