For the USEC cottage door, you can vault from inside the second floor out a window onto the roof and walk around to the room. no need to jump from the rocks

Ground Zero has two modes: under lvl 20, and above lvl 20. So you can go in at anytime

Respect to you for continuing making content despite the games terrible rep atm, I was playing the new CooP mode for a few days as I was off work and realised it was nothing but the practice mode with raiders for PMC’s, no authentic spawning at all and you can pretty much guarantee where they will be, not seen one boss or air drop. So I reinstalled SPTarkov, used realism mod, sain and a few other mods, then installed Project Fika tried online worked flawlessly but me and and my son are playing it over Lan. It honestly feels like online but more like it used to be, the AI for PMC bots is incredible the sweatlords will push where as the lower geared will fight but tend to be more defensive, you come across teams, solo AI and never in a predicted places either. Scav’s and Bosses no longer Dirty Harry you from the opposite side of the map, the bosses are aggressive but not OP. We have just added the questing bots mod, and we have seen AI PMC’s doing quests. The realism mod is brutal and unless you have the patience of a saint you have no choice but to change things closer to the vanilla game settings. If BSG had made the same effort as the modders responsible for what we are using atm I would of happily paid the upgrade from my EOD to get the Unheard edition. We are also using a graphics mod that makes the game more clear, sharp and much better colours you can press insert whilst in game to revert back to basic Tarkov graphics and it’s awful in comparison. Shame that BSG decided to take such an idle stance on how they released the CooP.
