Very informative. Very surprise, 85% sold, and I have to say this # is questionable. I don’t think the selling $ is sustainable. There is no room for appreciation. ONE Ala Moana by Kobayashi Group pricing has not moved an inch since 2014, and as stated previously, most buyers buying new condo units in Kakaako and Ward have been holding the bags since 2018. The recently completed SKY Ala Moana resale # is terrible. More than 50% of these buyers-now-owners hoping for a 15-20% return on a flip had not become a nightmare. There aren’t enough $ 4,000-7,000 monthly renters to absorb these units throughout the area. Ironically, new condo units from smaller builders have made more sense with some pricing appreciation because of the initial selling $. These big-time builders are the ONLY one who makes $.

Thank you for sharing your thoughts. I don’t advise anyone to buy condos in Kakaako with the intent to flip or to bank on appreciation. Condo ownership, to me, is about long term lifestyle.

@@mailagibson6787 A quick question: Hawaii’s Chinatown is the only Chinatown in any Major State/City where real estate pricing is so low. Honolulu Tower would be triple the price in New York, Brooklyn, Flushing, Boston, SF Chinatown, and more. In my head, I always say, what if wealthy investors buy up Chinatown spaces, develop an Asian sustainable business hub, and relocate 20-30k Chinese/Asians (legal) to work and live in the Hawaii Chinatown area? I know this undertaking will require 100s billions of $ and local govt approval. Honolulu Tower for less than $300 per ft is just crazy. By the way, I respect your truthful video and opinion.

@@mailagibson6787 Malia, thank you for this reply. My wife and I purchased a unit and intend to live in it as we get older. We are already in our mid/late 50's. The comment above is why housing prices are out of control. These investors come in and buy properties with the intent to flip for a profit. A high percentage of the Kakaako condos are not owner occupied. If I wanted to purchase a unit to live in. I would have to compete with corporations or people with cash offers looking to hold for a couple of years and sell for a profit. Our state needs to think of a way to make investment properties less attractive. Sorry I know this might limit your business. But if I am looking to purchase a condo to live in, I just think I should not be competiting agaist corporations and those looking for a rental property .

Im thinking of Hawaii as a option as a place to live but one thing im unsure about is the climate. Is it a more dry windy beach weather or is it more of a deep south hot and muggy humid feeling?

It’s neither of those. Definitely not dry windy beach weather, but not deep south muggy. If there’s a storm passing through, we’ll have days that feel like the deep south, particularly between June and November (hurricane season), but it’s not the whole season long. We have 75% humidity, on average, with 15-20 mph tradewinds. We call it natural AC.

How much do I need to make annually to buy 2 bed here? 😂😂😂 They keep building expensive condos for only rich people.

200k income for a single in a studio, 250k for a 1 bedroom for a couple or 275-300k for a family of 3 or 4 for 2 or 3 bedroom... keep in mind, the schools are really bad in this area so your kids are going to be bullied unless you send them to private school which is 15k minimum, and 25-28k for the good schools assuming they can get in. That's one of the problems with Honolulu, especially if your from another state as there is a lot of racism and bullying the kids will face for not being poor and local. This is close to Kalihi and the major housing projects so the schools are VERY poor. If you plan to have kids I the future or already have them, I would avoid this area despite what the realtors trying to profit from the sale will tell you. Your kids will thank you.
