Check the latchbolt at the strike plate to make sure it's not binding. The door might be putting pressure on the latchbolt & not letting it release!

For your gate latch you might need to open up the hole in the frame because the strike is binding in the hole and not leting it retract. Ive installed and fixed alot of doors over the last 12 years and have had to adjust strike plates and modify the hole in some to get them to work properly

Since you lock works smoothly with the door open, the bolt is probably rubbing against the hole in the strike plate. You could adjust the hinges or even easier open up the hole in the strike plate. Been enjoying your channel!

To fix your binding door latch. Paint the latch with a sharpie or actual paint. Use door. Then look at wherever the scratches are in the fresh sharpie... that's where it's binding. Prolly clean off all the lube with brake clean or whatever first.

I used to manage restaurants in Fresno Ca and had restaurants in bad areas where tagging was crazy. My entire restaurant was tagged over night once and they scratched the windows and spray painted basically every surface. They even tagged the trees! You have to respond very quickly because they love to see their work and if you don't get it fast, it will embolden them to do more. We closed the store for the day, called the graffiti squad of the police dept. and I went to get all the color matched paint and put all my employees on the cleanup that day. The next day we had it looking like it never happened and they didn't tag my store again.

There is a product you can spray on the brick where it's a clear coat to allow you to pressure wash off the graffiti.

I can hear that latch binding when you close that door. The security knob has an internal mechanism to prevent damage if the latch is bound up.

Not sure it's its still true but years ago if you left regular lead acid car batteries on concrete the lime or something inside of concrete would dis charge the battery. Sears service centers told me to use a piece of plywood if going to store a car battery on my garage floor. When they catch POS nogoodnics spray painting property they must make them pay for a repaint job or paint removal then perform hundreds of hours of community service.

I was going to locksmith school right across the street from the Pepcon plant when it exploded in 1988. Luckily we were in the field in downtown Vegas when the explosion actually happened so we were spared any injury. But even as far away as we were you could feel the percussion of the blast. Afterward it was crazy to see the damage. Garage doors folded like playing cards, doors blown completely out of their frames and so on. I've got a lot of memories from that time. Here's a pro tip from someone who LOVES his wifi lighting and has lots. Decide what zones you want before you start configuring bulbs because it's much easier to add 20 bulbs to a zone and configure the zone than configure each bulb and then add it to a zone.

Did the previous owner have all these kinds of problems with trespassers. It had that open gate design from what? 1960? And now all of a sudden 25+ strangers are all over the property??? Seems weird??? And Expel is a tag sign showing that they want the homeowner OUT! Taggers don't just spray meaningless words all over the place. There's a whole subculture to tags and what they represent. A simple "Google" search isn't going to help you. Keep your eyes open.

The 2 screws that hold the lock plunger on the door are to tight or ones tight and ones loose. Tighten them evenly.

On the mechanical push button lock, it’s probably something malfunctioning with the dead latch. Have a locksmith come out and do a service call. He can probably adjust it and have it functioning properly within 15 minutes. Good luck Bob.

Bob I've been a long time subscriber good to see you're growing. You're a fascinating fellow and knew once people seen you they would notice it too. But here's some of my observations . How long does it take for the door to open and close? You may want to make sure not to leave until it's fully shut, somebody might try to sneak in?? Also it looks like the door handle is still missing the screws in it so you might want to secure it before you try to open and shut it. Good luck and hope you catch the people that painted your wall. Also the noise from the waterfall will attract people to climb over the wall??
