I have 12 years in on apartment maintenance, and he pretty spot on with everything. At my property, I am “ the nice one” that everyone tries to get to come. I’m just generally friendly not better. At first it will stroke your ego that you are the preferred maintenance guy, until eventually you realize your doing way more work orders than other coworkers. Don’t fall into an ego trip, you can’t help everyone and thats why you have coworkers.

Attitude is good but I’d rather be the more efficient guy. From my experience a lot of residents talk behind your back no matter how nice you are

Spot on .. 13 yrs on the same property. Started as a make ready guy with various construction experience , but no multi family experience. Made lead tech in 3 yrs .. All about the mindset . Attitude . And tools of the trade . .. all equally important.. you touched ALL the bases.. Good job !

Great video, a lot of good info for both a new tech and someone that’s been on the job for couple of years. Just wanted to add couple stuff. 1. Maintenance tags: no one wants to come home and see that someone has been in their house. Resident like to know if the request has been complete or if you are coming back. Parts needed etc.. 2. Always carry booties (shoe cover) it’s easy to put a set in your pockets and take em out when you need them. 3. Never promise you are coming back at a specific time. Things happen all the time. Residents sometimes wait for tech and stuff happens “emergencies” and you never went back. Now the resident is upset because you had them waiting. Always give a time frame or follow up. 3. Do Not say “just this time” it will never stop. 4. Don’t be afraid of asking for help. I have stuff broken because I wanted to take care of it by my self. Wanted to finish the work fast. Now we have to order new glass doors. Lol Those are just some of the basic stuff I think it can be useful. I’m a tech with some years in the Los Angeles area and you learn something new everyday.

I was porter for 2 years and I would go out and learn with the tech and supervisor I learned a lot and now I’m a technician for a newer apartment complex with a $6 raise !

Thanks for this video its a huge help I've been in the maintenance field for years now, but for medical/business office buildings and I started off as a custodian and then I became a floor tech and this is my first time working as a maintenance tech for an apartment building I started training last Friday. One of the tenants tried to get me to move a fridge for him and clean the back, I apologized to him and told him that I couldn't do it, but if he was having issues with the fridge, he could call the office and put in a work order my supervisor said that I handled it well I was nervous as hell when I filled out my work order I forgot what cabinet hinges were called and wrote down butterfly latches 😂

Great advice!! Very professional.

If I have a bunch of more important work I won't stay for extra work but I can make a work order and do additional work if its slow. No need to have the tenant go to the office or create a work order for something that I can create a work order for myself. Creating work orders yourself is a small thing that really creates a professional and convenient service for the residents. If I have other priority work I will tell them and leave and come back later. Edit: Another great tool is a 7/16 socket for toilet bowl screws when pulling toilets.

That's my goto response. I tell them I'm here for the order put in and nothing more. Put in a work order. Unless it's a hazard than I'll call the office and submit a work order myself. As for tools I have a backpack which I hated in the beginning but I love it now

I'm on que with you bud. We have almost a thousand units. This guy knows his stuff. Especially with trying to add to your work load. I'll look at their issue. Take notes. And tell people I'll be back when I get the work order.

The disposal wrench only works for Insinkerators all other brands you have to use the internal unjammer that you have to put down in the blads and work back and forth. They are a pain. I always replace with an Insinkerator if I can. I've been doing it for almost 30 years but still enjoyed the video. Great advice for the rookies.

Lol the cat tip is crucial I remember chasing one down for an hour on an hvac install when we were bringing in the evaporator damn thing bolts right between my legs😂

I just started this maintenance job and everything your saying is 100% true.

Every time I had to call a maintenance guy they would look for any tiny thing out of place in my apartment and report that to the management. From talking with other residents I found the solution. They expect a $20 tip. I started doing that and no more issues.

Great video, hadn’t thought of the thermometer even though I use one when working on my vehicles. Yes, a drill really helps, especially when working alone, 12 volt is light and strong enough for majority of maintenance jobs. Thanks for the info, now following you.

I've been a maintenance tech for 8 years. I go into a tenants apartment with tunnel vision and go directly to the problem fix it then leave if no one is home. No snooping!!

Great video apt maintenance sucks. Property managers are the worst and you're going to get burned out pretty fast. The residents that have to deal with our suck even more. The worst job to ever have don't forget about the on-call you will never have any rest on the weekend
