Haha I hear ya bro! I wanted to make a video of the normal everyday work orders that a maintenance technician does. Not every work order is the glorious AC call, or No heat call. There's alot more of the mundane work orders in our workday, especially at a newer property. My older property back home in Pa was 47 years old so it's a nice change of pace at my newer property. It's now 5 years old, but was 3 years old when I came and took over in 2018. Apartment Maintenance I totally get it man! And to be honest as old as my properties are. The company has been fortunate to have had a great run of maintenance men. Other then the pipes and stuff it’s all in pretty great shape. I can’t wait for those videos brotherman!!

@@NateB1976 Yeah some people don't want or know how to do anything. I guess they figure they are paying for the maintenance so might as well take advantage of it. Those were just a few common calls I put together into one video to show an example of the simple common issues that we come across.

It wasn't all in one day, but I'll take those calls more often that's for sure. Like you said, I've had the days that I'm trying to get turns done & they keep calling for emergencies. When I lived in Pa, I would have turns, no heat calls, & it would be snowing. Snow takes priority along with no heat calls, so one guy would take the no heat call, & the other guy or guys, depending on how big of property would start snow removal. Thanks for watching 👍

I was a Technician for 6 years & have been a Service Director for 12 years now & never had a single day like that either. Your taking the video out of context. This wasn't one day of work, or a day in the life type of video. This was a video of "common work orders" like the title says. The common work orders one would have in apartment maintenance (meaning your most mundane over & over calls) GFCI'S, tub drains, light bulbs, door knobs/locks, disposals etc.....If you check my playlists you will see the kind of work I do mostly such as air conditioning repairs, lots of appliance repairs, & various plumbing repairs along with electrical, carpentry, door king gate repairs, & plenty more thats not filmed for various reasons. A gfi not reseting doesn't necessarily mean a loose wire, I could be the gfi itself that does not work anymore, if your disposal outlet is wired together with the master bedroom that's a whole lot of half assed wiring by the electrician. That makes me wonder what kind of apartments you work in

Man I thought I had a simple replace doorknobs. Turned into chiseling and resetting door and stripped screws not holding having to jam toothpicks to grab and using 3 inch torx screws to pull door straight and reset latch .it turned to an hour on three doors

All sounds doable .

Sometimes people are just old or handicapped as well.

Liquid drain cleaner never works and puts the drain technicans at health risk.

I think what they do for that is unscrew the 'P' trap and run a scrubber snake through the drain or just try unscrewing that P trap and you should have a closer idea to where the clog is, maybe. Anyways. I am a new maintenance tec for apartments. The P trap or whatever has water in it, so put a towel down first. :)

Some people don’t even try since they pay rent and all the maintenance is included.

I have a old drywall saw I use for tub drains, as well as the small needle nose pliers I used in this video, & I use a zip it for time to time. I usually just grab one of them and go. I definitely appreciate the input cause if I haven't tried the drywall saw, it would be a great tool to use for the drain. Thanks for watching & hope your Subscribed. 👍

The examples you give are all to the extreme, & not what you would encounter every day as you should know if you do this kind of work. The title of the video is "common work orders in apartment maintenance" meaning these are the types of work orders you will receive on a daily basis. If there was an issue like you gave, I would make a video on that specific repair like a frozen pipe in the winter, a chewed wire, tampon being flushed in a toilet etc... If there's not a reset button on a disposal, then you unjam it with a disposal wrench or Allen key depending on what type of disposal you have. Thanks for watching & commenting wild mikey 🔧💼👍

I miss easy maintenance days like this. But I also miss the crazy days. Winter time I did most of all the water pipe leak repairs with help. Those were easy days to me

@@tempakilla Nice! I need a Tech at my property in South Carolina. The person would have their own golf cart for daily use, 3 man on call rotation which the property has been well maintained over it's existence so emergency calls are limited. No snow removal etc, mainly AC call from March until November.

Just curious but what causes the unit to jam up that it can be cleared in that manner? I ask because I cannot see how anything substantial causing the jam could cleared in that manner??

@@peterevans8194 could be anything, usually something hard that gets jammed around the outside edge which doesn't allow the bottom to spin. By turning it with a disposal wrench you are releasing the jammed item then you can pick up whatever the piece is. Thanks for watching Peter & Subscribe to the channel 👍

Haha I agree! LED lights are the way to go. I have to get what's in the budget though, I have LEDs in everything else around the property the refrigerators & ovens would be last to get changed over but in my home everything is LED. Thanks for watching BWs Electronic 👍

@@ApartmentMaintenance Just go on HD Supply and buy some LED bulbs. You can get them in 2700K, 3000K, 4100K, And 5000K color temperatures. And they use only 9 watts for a 60W equivalent. They are also shatter-resistant.

But you know there's always someone out there who has to be negative towards it. As if these were all my work orders in one day that I filmed or something. It is what it is. Definitely get a bad one here & there. For the most part my property is pretty good. There's always a tenant who either leaves furniture, or some items behind or if someone skips out they usually aren't the cleanest people. I don't have broken windows or broken cabinet doors though. The best thing to do is just enter the industry at a property & learn on the job from a maintenance supervisor, maintenance technicians & company provided trainings which they will pay for. Every company is short staffed with maintenance guys so it won't be hard to get in somewhere. It all depends on a person's skill level, if they have any certifications, years experience, the city you're located in, the company, etc....Almost every property management company is looking for maintenance techs and supervisors. There's not enough good ones out there. If you're just starting out, you would start as a porter/grounds guy or make ready tech (person who gets the apts ready for new move in) then you can start doing small work orders & learn from the techs or supervisor. A company will pay for you to get your EPA license so you can legally work with refrigerant, of course that license doesn't teach you how to fix hvac equipment but legally allows u handle/transport/recover/charge all refrigerants & shows that you know the laws. But on average I would say an entry level person can make between $15-$18 an hour. Once u become a technician u can make between $20-$26 an hour & once u become a supervisor u can make between $27-$35 an hour of course all the factors I mentioned above play a role in salary. Is there a way that I can contact you (email, skype, zoom, phone, ...etc) to work something together and help more people on the way? The numbers you mentioned are about what I expected and even a little more optimistic. A few other questions that are as important, e.g. for a large fancy high rise downtown (which should be the best in terms of pay, I guess), could there be more specialized maintenance people (probably on call), like electrical guy, plumbing guy, HVAC guy, major repair/installation or major clean up guy...etc? and your tips and tricks for getting into this business if you are already fluent in one of those areas but not a licensed journeyman are very appreciated if you add them in a video or text. Another idea is what are the best and worst things that could happen in this kind of job. Finally, can't thank you enough and God bless

I try to fix mine when I can but if something major is wrong I have a maintenance contract with the trash company that comes and fixes it on the spot and if it's anything major that they can't fix that day they will bring a roll off out and sit it there until mine can get repaired.

Apartment Maintenance Asked for a roll off... we were told to relocate the bags into a pile on the far corner of the property out of sight. Thus far it takes almost an entire golf cart’s battery to make that many trips across the property. Best part is after it’s fixed it will take a free days to get it all back and compacted

There really isn't a trade school for Maintenance. Some guys either have a background in one of the fields such as HVAC, plumbing, electrical, appliance repair, carpentry etc....The most common route is to start out as a grounds guy or porter. It's basically the same title but different companies call it different things. Your not cutting grass or anything like that but you start out doing small work orders & getting apartments ready for new move in's. You learn from your supervisor and other techs. All the management companies will pay for a person to get their EPA Certification so you can handle refrigerant in air conditioning, & they will pay for the person to get their CPO which stands for Certified Pool Operator & then you can take care of the swimming pool. The national apartment association also has a course that you take & if you pass the test you get your CAM-T. Which is a Certified Apartment Maintenance Technician. There's plenty of companies hiring, just search indeed for "apartment maintenance" & read the ads until you find one you're comfortable with & submit your resume. My wife had me do everything in my apartment.. Maintenance came in to replace the garbage disposal and said that we Must contact them for everything.. As it needs to be documented and properly paid for.. I wasn’t doing them any favors.. Now I own my own home and is searching for work as a Maitenance tech..

Well AJ, any management company I worked for we did not enter anyone's apartment unless they submitted a service request, or there was an emergency. For example, you live on the 2nd floor & your at work, the downstairs neighbor calls the office saying water is leaking or pouring down through their ceiling. That's the only type of situation that we have ever entered an apartment without the resident requesting us. Of course when that happens the office staff would call the resident of the apartment we were about to enter for a reason like that. The routine checks your referring to that we do are quarterly Maintenance, those checks aren't to see what a resident is doing, it's to maintain the apt with things such as replacing the air filter, testing the smoke detectors or replacing the batteries in the smoke detectors, check the toilets, faucets, & make sure there's no leaks under the sinks. The reason the management company does this is to make sure the preventive maintenance is being done because there's alot of residents who don't say anything when there's Maintenance issues such as a toilet leaking, faucet leaking, replacing the air filter, or making sure the smoke detectors work. One other inspection we do is the annual fire inspection, which the fire extinguisher employee would be on site all day and someone from maintenance would go with them into each apartment while he services the fire extinguishers. Other than that Maintenance won't enter your home without the resident asking for something. When there's a quarterly preventative Maintenance coming up all residents are notified by email, & notices put out on every door a week or 2 ahead of time, same with the fire extinguisher inspection that is once a year. So I wouldn't be nervous, just make sure the company that runs the community your moving to is a good one. Thanks for watching & Subscribe to the channel 👍

@@AJ-lf2tz yeah this one morning I woke up to maintenance stumbling into my apartment without notice and I had weed, bongs, and joints laying all around. So just watch yourself

nah you cant just run up into a unit there has to be prior notice given and then maintenance will usually ask for PTE (permission to enter) only time maint will enter without notice is if something in your unit is affecting other units ..usually fire/flood type scenarios.

Now by passing the exam doesn't mean you know how to fix things, it legally allows you to purchase, recover, transport, & charge a system. It's a GE Garbage Disposal, retails for $85, But I agree with you that they are cheap. I prefer the Badger disposals which are much quieter, & can be unjammed with the disposal key (Allen Key). You sure denney chavez 👍 Those are the most common work orders that come in each day, bulbs, tub or sink drains, garbage disposals, etc....Of course you have your No AC or No Heat work orders depending on what time of year it is, Appliance repairs (Refrigerator, Stove, Dishwasher, Microwave, Washer & Dryer) work orders, Plumbing, Electrical, Carpentry, along with Operating a swimming pool, but the idea of this video is to show new technicians coming into the Multi-Family industry what the mundane work orders are. Believe me, an apartment Community owner isn't going to pay a contractor or handyman to come do these types of calls. Just look up "The Handyman" youtube channel & you will see some of the crazy easy mundane things he goes & does that pay very well, like going & changing a smoke detector battery or resetting a GFCI outlet, which is great for him of course. But not all companies want to pay for that kind of service for each service request so they hire on site maintenance staff to handle the daily work orders, getting apartments ready for the next resident, swimming pool operation, etc.... @@ApartmentMaintenance Also if you buy more light bulbs. I’d recommend you going on HD Supply they have a wider range of color temperatures. You can get them in a 6 pack and an expensive 100 pack. You can also get 24 packs. Also that looks like a cheap garbage disposal. Most new places I’ve seen use the Badger disposals. I’ve seen some hotels use GE disposals.

@@homeguestunton It was about $80 several years ago. I don't like that style of disposal like I currently have at my property that you have to use a disposal wrench down inside it. I prefer the badger disposals that take the allen key underneath. 👌
