If you're looking to build a home, you’ll find out quickly that most home builders will offer a better deal for using their “Preferred Lender”. The incentive is often money toward closing cost or any number of upgrades. This often leaves buyers wondering where is the incentive money coming from? Rightfully so, many assume that in some way, they are paying for it either with increased closing costs or a higher mortgage rate. Just so you all know, I’ve helped hundreds of families through the process of building a home and I’ve worked with dozens of these preferred lenders. So, I’m speaking from experience when I say, the incentive to use the preferred lender makes it hard for outside lenders to compete. Your closing costs or mortgage rate could possibly be slightly higher with the preferred lender, but with the builder’s incentive you’re usually better off going with the builder’s lender… but not always. Despite what many think, most of the builders preferred lenders are not out to take advantage of you. But, you’d be a fool to not get a second quote from an outside lender.
Also, there are basically two types of preferred lenders. There are the lenders who aren’t tied to the builder financially in any way. They’ve just done a great job for the builder and the builder knows they can trust them to take care of their clients. The second type of preferred lender is a lender that is owned by the builder or they’re tied together financially in some way. This is usually how the large national builders operate.
I also always here people say things like… “I have to use the preferred lender.” Please understand that the builder can’t force you to use their lender, but legally and ethically the builder can choose to only offer the incentive to those who use their lender.
You’re probably asking, how can the builders lender give me a better deal? Well, most preferred lenders will take a reduced commission because the builder is just giving them the business. It’s also common for the builder to contribute cash to incentivize buyers to use their lender. You should know that home builders want to make sure the preferred lenders are giving you a fair deal and if the builder believes their preferred lender is taking advantage of their clients they will replace them with a lender that will be more competitive.
So, what’s in it for the builder? They’ll know right away if a buyer isn’t going to qualify and they can cancel that buyer and move on. I have seen outside lenders give a loan approval to a buyer. The builder then builds them a home only to find out that the buyer never could qualify to buy that home. The builder now has a major problem. They have a completed home, with someone else’s selections and this completed home is costing them money every day that is sits there. If the home takes a few months to sell, it will end up costing the builder thousands of additional dollars. The other advantage to the builder is that they know the buyer will be ready to close on time, because the preferred lender is always up to date with the often changing closing date.
It’s going to be easier if you use the preferred lender because they're in constant contact, with the builder confirming the homes are on schedule to close. An outside lender doesn’t have all this information so they’re often not able to close on time. Some outside lenders do just fine and sometimes the outside lender can beat the deal the builder is offering you, but for the most part, it is going to save you money and time to use the preferred lender because they’ve streamlined the process.
Really, for the most part, you are better off to go with the builders preferred lender.

Great points on all the milestones during new construction. Some simple math and your LEs are a great headstart for doubters....especially for large national homebuilders and/or large home purchases. The payback period, even if the builder's bank beats the rate by .25%, is decades. By then most refinance or sell.

The in-house lender on a new construction home I signed with back in December 2021 quoted me 3.39% on a 10% down with a 788 credit score, and a $5000 incentive closing cost. I got a quote from my local credit union and was quoted 2.79%. In-house lender was a joke and that $5000 incentive will break even within a few years. Now with crazy rising interest rates, I don’t even want to know what the in-house lender will quote me on mortgage rates when I’m close to closing.

There's a difference between a preferred lender & an inhouse lender. A preferred lender is a local bank or loan officer that the builder sends it's client to. An inhouse lender is owned by the builder. Lennar, Richmond American & other large chains usually have an inhouse lender. You really have to keep your eye on the inhouse lender. That being said, it's very hard for other lenders to compete with the builders chosen lender rather it's inhouse or a preferred lender because of the incentive. That's why I always say get 2 or more quotes & make the builders lender compete.

The preferred lender told me they will pay for the closing cost and 5,000 worth of upgrades. The outside lender rate is 3.25% and the preferred lender is 3.50%

Rain Storm - Thanks for watching my video and for your comment. I would show the other loan approval to the preferred lender and ask them to match it. If they can’t match then you can select which loan will work better.

Thanks Ty Wilde!! This video is very informative. My townhome closing is on April 27th My preferred lender (eagle homes) gave the best interest rate (locked - 30 years 3%) and builder(lennar) is give $5000 cash incentive. Does lender control the appraisal, should I find some third party service for home appraisal? I am concerned because I see prices going down in the current market will lender's appraiser provide fair pricing?

Vineel Pusarla Thanks for watching my video and for your question. The lender doesn’t get to choose the appraiser but they are the ones who order the appraisal. This is done to make sure Lender’s and Appraiser’s aren’t illegally pricing the home, like they did in the good ol’ days. It’s unfortunately a part of the process that no one really has control over. The only thing you can do is find some high comparable sales in your area to give to the appraiser at the time of his visit.

@@vineelp The builder should be able to provide some good compatibles to the appraiser. I'm sure you'll be okay but you never know with appraisers. I think you'll want to chat with the builder.

@@TyWilde My home closing is on April 29th, Now I would like to delay my closing for some time due to job uncertainty. I would like to ask them to delay for a month? Should we pay penalty? Any suggestions please.

@@vineelp I would ask the builder & the lender for permission to extend the closing by a month. Hopefully they'll be cool about it. As far as the fees go, it would depend on how high the fees are. Best of luck to you. Please let me know how it goes.

... and what about buyer's realtors working with "preferred" lenders as well? are they getting any additional commission from the loan in addition to the sale itself?

Fernando Salazar that’s a fair question. I’m not aware of any agent ever receiving an additional commission or bonus for their client using the preferred lender.

Hello, I was recently preapproved for 2 homes options. 1 priced at 218k they "preapproved" me for 212k on a FHA loan. Second home price 230k and they change the preapproval amount to 221k, 3.3%. My mid score was 704 and my fiancé mid was 630.... Does this make sense? This is from the preferred lender. only place I received a quote from. The builder said it will take 5 months to complete. with up to $4000 towards my closing costa nd the preferred lender is giving $2400. My closing cost is still 10k Would I be able to change the lenders such as navy federal closer to closing next year ?

Yes you can still change lenders and I always recommend getting preapproved by two lenders. Keep me posted on how it turns out. Where are you building a home by the way?

This video was made in 2019, but today (Nov. 2020), record low mortgage rates. Are the preferred lenders competitive with current rates as they change?

That’s an excellent question and thank you for watching my video. This information is as accurate today as it was when I made this video last year. The preferred lenders will always have competitive mortgage rates but, there’s nothing wrong with getting a second quote from an outside lender. Do you have any other questions?

Not even close. The builders who own the mortgage company always give you a worse deal. They tell you they will give x dollars vs. closing costs. Then they turn around and charge you a larger origination fee. Not to mention, they'll also offer you a rate that makes up that false rebate they are offering. I'm a realtor as well as a mortgage broker and you should never ever ever blindly go with the builder's lender. Lending is the MOST IMPORTANT part about buying a home unless you're paying cash.

@@HybridAgent It's best not to use the terms always & never. The builders who own the mortgage companies don't always give you the worst deal. But, that is why I suggested you second quote from an outside lender. When you do that, you protect yourself from those looking to take advantage of you. When you're done watching this video you should watch my video How to select the BEST Home Builder. In that video I recommend NOT building with the large national builders... at least in most situations. I really appreciate your feed back & thank you sincerely for watching my video. Hi Ty I’m having a hard time since I’m a first time home buyer on one hand i have a lender that is offering me a super low interest rate and on the other hand i have the preferred lender, the house won’t be finished until at least 7 months, should i make the lenders compete starting now 7 months before the house is finished or at the time of closing? Excuse my lack of education in the real estate environment

Thanks for your excellent question & for watching my video. Wait until about 45-50 days before closing to make them compete. Don't even worry about it at this point because things will change even if by just a little. Most lenders can't lock in your rate until you're about 45 days out anyway. jvolstad Because Realtor’s account for 60-70% of all sales for home builders. Realtors get really upset when builders cut them out of the deal so most builders just figure realtor commissions into the price.
