I live in and love ❤❤❤ Fenney- I think we have just the right amenities- I would HATE living near 441/27 area - all the traffic and hustle and bustle. I don’t want big box stores around the corner. I prefer nature and wildlife and no turnpike noise.

The only place I would ever live in TVs is the Historic area, period! To me it’s the most scenic part of TVs and as crowded as the new areas south of 466, but we’re still looking.

Hi Robyn, nice video. Left you a call. My wife & I have some questions about possibly moving to The Villages or Oahu. The Villages is of course,is more affordable. But we have some questions valid for our family. We especially wonder if there are homes available there that have “fenced backyards.” we have for small dogs and we aren’t going to let go of any of them. Lol. They are our babies. Go to the Pacific Northwest & you'll really be scared. To me, it's inexpensive to live here in The Villages. Cost of homes, property taxes, etc is a bargain compared to where I'm originally from.

Talk more about home insurance …. it’s my understanding that everyone is leaving/selling bc it’s almost impossible to get home insurance, or if you can get it, but it’s outrageously expensive.

Insurance is outrageous for both car and homeowners - off the charts premiums. It’s the unheard crisis. The insurance industry are opportunists in Florida - outright thieves.

It depends. Homes built before 2001 generally do not have hurricane straps on the rafters and insurance will cost more. Some companies will not insure them. There was a building code change in 2001 that finally required those. Then there is the roofing issue. Typical roofing around 15 years old will probably need to be replaced before you can get coverage. Our 2005 home with 16 year old architectural shingles was able to get coverage only after an inspection was done for about $200. I don't mean the usual inspection prior to buying a house, the insurance company specified who they wanted me to use. The roof was estimated to be good another 5-10 years so I expect to hear form them again after 5 years for another inspection or demanding me to put on a new roof. My insurance on a 1600sf home is $2200 a year. I think that's pretty reasonable. Most homes north of 466 were built before 2000 but there are many built later. Some people will love a particular house or location and don't have any problem with the extra costs. We're all different. Now what you may hear screams about is insurance rates close to the coasts. Those are a lot higher risk for storms and they do pay more.

I think everyone leaving over insurance may be a bit of an exaggeration. Living on the coast will be very costly. The interior parts of the state are much more affordable.

Robyn, have you seen agents doing things like this? 2025 castano place the villages fl. Clearly in Spanish springs but they have pictures of Eisenhower rec center trying to make people think it is near Brownwood

I find that Realtors who do not do business here on a regular basis always use photos of the obvious things buyer's already know about the community...ie rec center, town square photos etc. I think in this instance its they do not know Eishenhower Rec Center is over 5 miles from the home.

I know which home you are talking about. The owner was a snowbird who loved to keep in shape. She was a you tuber and showed her home with the fireplace and the exercise equipment. It was absolutely fantastic. Only problem was it was not a veranda or courtyard villa. I would have taken that home otherwise. 🥲
