So what I got out of all this is that I need an "experienced" agent to help me purchase a property but I need a lawyer to help me understand the contract that I will be required to sign with the agent. This again is why Real Estate has become a train wreck.

The buyers broker agreement is pretty straightforward. I really don’t believe it’ll take a lawyer for you to figure it out.

Everyone needs to take a chill pill. This is the way it should be done in the first place. If I pay $2,000 up front for Services from a Broker and we end up closing a deal whereby the Broker was to receive a $25,000 Commission on the deal, then at Closing.....The Final Closing Statement would show a NET AMOUNT OWED to the Broker of $23,000. The payment up front is called Legal 'Consideration' and solidifies the RE Contract! If you do NOT find a deal, you paid $2,000 for services rendered! It is a Retainment Fee. PERIOD.

@@bjs1130 so many people don’t see it that way as our time is free, but it’s not free. We spend money to become a realtor. Broker fees, license fees, MLS fees, car wear and tear gas insurance so it cost a lot of money to be a realtor. They think that we have no expenses. Our time is worthless. You need an expert on your side when you want to purchase a home.

Not to be intentionally insulting, but real estate agents have been the most overpaid bunch of people in history. People with high school diplomas and a six week real estate course making six figures is absurd. And it is horribly unfair to people that have trained hard for essential work like teaching. Anyone who thinks a real estate agent ought to be making more, much less considerably more, than a teacher really needs medication. And it has gone on unchecked for far too long.

What makes our country great is that someone with an HS Diploma can make six figures if they work hard. Profession is a choice. I was under the impression that the Justice Dept has stated that there will be absolutely no mention of buyer's broker compensation in the offer form, otherwise it is right back to pre-settlement status quo more or less. Per media release, "Equipped with renewed investigative authority, the DOJ will likely seek to compel a complete separation of compensation for buyers’ agents and sellers’ agents." And "As part of NAR’s settlement last month, agents won’t be able to put compensation offers on multiple listing services. But the agreement includes workarounds for brokers to continue to make offers of compensation to buyers’ agents outside the listings. These loopholes in the settlement could maintain steering incentives and raise red flags for the DOJ . . . The DOJ is not likely to view those proposed changes as enough to restore an efficient competitive marketplace." And from June 29th: "The Department of Justice is keeping a sharp eye on the industry as the August 17 deadline for settlement-mandated practice changes draws closer. " "The National Association of Realtors on Friday shared a warning to members looking for "loopholes" or "work arounds" to its commissions lawsuit settlement agreement: The Department of Justice is watching." And "the DOJ seems particularly focused on whether form agreements are tools for that," NAR President Kevin Sears said to members in an update posted Friday in the Realtor Hub, an online forum for its members." IMO after August 17 you will no longer be able to make any mention at all of buyer's broker compensation in the compensation agreement. Basically, the seller will be responsible for the commission paid to their listing agent and the buyer will be separately 100% responsible for paying their buyer's agent if they choose to work with one. Any attempt to start to blend these commissions back together and dump them both back on the seller will likely be viewed unfavorably and blocked in court by DOJ.

You could, but remember, the agent works for the seller, not the buyer. They don’t have your best interest at heart. If they did, you could simply ask them “what’s the lowest your client will accept?” Guaranteed they will not tell you that number.

The point of the lawsuit was to stop double dipping. If listing agents start charging interested buyers to look at at their listing and write up your contract, most likely there will be another lawsuit.

In Florida we can have both sides of the transaction as a "transaction agent". Moving forward a listing agent will charge a fee to the buyer to handle that side too in the event the seller is not offering compensation. In some states this is called Dual Agency and not allowed.

Back in 2022 when btc was at its cycle low, people where saying btc is done for it's going below $15k US it's going to zero. Well it's down 10% from mid March ath 2024 and now everyone is shitting themselves. That doesn't make any logical sense especially for crypto.Its just a shake out phase, chill people go zoom out at old charts. Great ideas. When selling or renting a home, I do inexpensive, cosmetic updates: new sink, faucets, cabinet handles, nice switchplates. Lighting and ceiling fans. Decent flooring if needed. A good quality peel and stick backsplash (stone or composite) looks great. Paint walls in neutral colors. Plug in wall aromatherapy units scent nicely.
