Theres indeed a lot of uncertainties nowadays. So much more risks and people should really take their commitments into consideration and not over commit. Wealth from debts may make people feel contented for a few years, given one’s job/business/income is secured and there isnt big changes in the future. Personally, think its better to play safe than to take high risks for people who are working instead of doing business as the source of income is dependent on employer, who knows if one day you lose your job? And you have say 7 properties on hand, its for sure great that you get to rent out all 7 of it. But what if 3 of those couldn’t be rented out? That’d cause much more stress to one person. As owners of high rises not only paying installments but maintenance too. Better to get things according to one’s ability to afford than to regret later. Just my personal opinion. As a banker myself, I’ve seen too many adults who have no idea how to manage their own assets and is currently in deep trouble trying to figure out how to make ends meet. Wealth from debts are for people who really know how to plan their financial accordingly. Which not everybody can do this correctly in life. Peace!! My under construction condo will be completed next year. Will definitely contact Makeover KK specialist to help out for rental purpose. By the way, may I know what video editing software that you are you using? I plan to use social platform to teach Mathematics ( i am a teacher by the way).

I'm actually using Adobe premiere pro but that might be costly. But there are many other software available online.

Yes and No. There are proper ways to go around it.

for context, normal renovation and furnishing (fully furnished) for a 1000sqft+ condo in sabah, i fork out about RM70k.. thats not even engaging someone like makeover guys (for rental). double storey house? maybe around RM120k. in fairness tho, renovation contractor not doing his job nicely, lots of modifications which incur unnecessary costs... if its for my own stay, confirm i will look for makeover guys. and yes, things in sabah are do much more expensive... its cheaper to buy online lol

The best advise: Use 30k to furnish all the basic items first. Aim for completion!

But my HP loan is a fixed interest rate and yet I still get back some money for early settlement. My HP loan was 65k, balance 58k, settled the loan one lump sum, and only cost 53K. I saved 5k.

In fixed rate calculation there is 1 rebate calculation from banks if you settle early. Can search for rule of 78 if interested
