My thoughts: Would have liked to see the entry wall opened up, could have done a nice feature banister on the stairs so its not so claustrophobic. Love the wall paper choice in the powder, as the gold leaves bring out some of the tones in the Victoria Falls. The furlough in the kitchen is hardly noticeable with the cabinet design, so I doubt its a talking point in the future. The master bath may not have any real way to lay out with out a little controversy, at least not without spending a bunch of money that would not be returned on investment. It does however take away the dead space the original vanity caused and creates a place that is usable not just with the larger shower but could fit a tall hamper or trash bin in the corner.

This is great. That wallpaper is a conversation piece! ❤ My only thing is the backyard is still wildly atrocious. I would consider hiring a landscaper if you come across something like that again. The choice to keep the stumps and rocks but add grass…. You can’t mow that. 😬

yikes that primary bathroom is not good. Also, cheap white cabinets in the kitchen…no lower drawers which is what people are looking for. So much wasted space in this house that you could have made into an office or laundry.
@chellejack3480
@chellejack3480 4 ай бұрын
Yeah, this house does not feel high end at all. Everything feels like it's apartment grade. BUT.....this IS a flip house....so.....they needed to save money to make a profit. Also, I would have pushed the kitchen into the formal dining area and added a walk-in pantry. The master bathroom is a big NO. Also I wish they would have used more high end furniture to stage it, because it gives the illusion of a more expensive home. If I bought this house after THIS makeover, I would immediately move in and remodel it. 😂. But it's a decent starter home for someone. I'm just not at the starter home phase of life right now, so maybe I'm being too critical.
@elaine6820
@elaine6820 4 ай бұрын
@@chellejack3480Is a 1M+ house is a starter home in Austin? I like your idea of expanding the kitchen to the dinner area and have a big pantry. Maybe they could have a laundry there as well. I don’t think the house has one.

Good flippers don’t make the house look like a flip, which Austin Flippers do all the time. They really need an interior designer.
@rarefindhomesllc3479
@rarefindhomesllc3479 4 ай бұрын
Although the house overall looks nice I totally agree with your kitchen base cabinet observation. This is too high of a price home to have 'crawl in' base cabinets. And being stuck with that primary bath layout the toilet could have at least been skirted instead of the cheapest old style bulgy one. This might be ok with 500k buyers but the bar needs to raise on this one.
@BreannaMae

Beautiful flip! I would've done some things a little differently if it were me, but still a beautiful upgrade! For instance I would've removed the wall in the entrance so the stairs could be visible. Then I'd build a new staircase with an ornate railing to give the entrance some visual interest. That way when guests walk into the house they'll see a beautiful staircase instead of a blank wall. I mean the way you two did it is fine, but there needs to be something hanging there like artwork. I wouldn't put a coat rack on that wall because you don't want people walking in and having a bunch of coats in their face. At least if there's a painting or photo, there's something pleasant greeting them.
@BreannaMae
@BreannaMae 4 ай бұрын
@@alla9916 Yep exactly! Having something like that would add some visual interest for sure. It's better than walking through the front door and there's a blank white wall in your face. I would avoid mirrors on that wall also. No one wants to walk into a person's house and immediately be startled by their own reflection lol. A painting with a table underneath is preferable. My entrance has something very much like that, with a floral arrangement dressing up the table.

I would have preferred losing one of eating areas to have a bigger kitchen. The mirror in the master is a little narrow in width. I also agree that I would have preferred opening the stairs to the front door would have been nice. I guess it was more about the flip than fixing the design of the house.

Seems like a surprisingly half hearted rehab from them - I guess they know their market and figured they didn't have to do more to reach their list price, but over $1M for that mostly unimpressive looking house with a bad layout is crazy to me.

It’s very pretty and clean but predictable. I understand that it has to appeal to a lot of different people, but I wish there could be some personality or character. It is beautifully done, just not too original. Also, there is NO shade in that backyard! I thought you would would replace that cover with something less bulky but you just took away all of it! As an Austinite and knowing how hot it is there most of the time, that backyard will get almost no usage now. I agree with other comments that the front entry was a missed opportunity to open up that staircase and entry. Disappointing to say the least.

Latex paint over brick, and the older the worse it is, is typically not the best idea. It can cause moisture issues due to lack of vapor permeability. You have also just turned a low maintenance product (brick) into a higher maintenance item (latex paint). If you use a more vapor open paint like mineral paint, or a white wash that's a lot better for the brick.
