How do you know what changes make economic sense or if there is any upside potential to the property at all? I think that it would have looked better with an open trellis and painted white. That would give privacy but remain open and light. Just add plants or fake climbers and it will look much more appealing. The wood stain looks too chunky like a garden shed. However, a great job on the rest of the house and the wood does look better from a distance. Just my opinion though.

These guys might have made a few dollars or maybe they broke even, the point is they are trying to build a TV series and make KZfaq as revenue. Why else would they do this? Yes, indeed. + I´ve never quite understood the mentality - investors buy a house, rip it apart, the wall on the right they put on the left and vice versa, put new kitchen (whilst yes, the plumbing and wiring probably stays original) and then they sell it and the new owners rip it apart again, changes the kitchen and the layout to suit them. What a waste.

Complaining about a skylight outside, really?? It’s a house from the 50’s or 60’s of course everything is textured. Carpet in kitchen is very 70’s You were lucky you got a solid house that requires little work and will take about 4weeks to complete start to finish. Seems like your complaints were a bit over the top. A note in Subway tiles, they are over used and going out of fashion. I agree in using the same type of remodel style in multiple houses because they work. Is there a trackless glass shower door in each bathroom

Came here after watching Flip or Flop on HGTV and I am trying to see the truth behind these. Are they really making these crazy profits? When they say we made a 40K profit do the expenses include the the materials, labor force? The labor force seems huge honestly, you got people analyzing the installation, plumming, safety of the house, the dude who went in first and checked if it’s worth purchasing, the workers who come in everyday, the designer. All these people seem like they need to get paid. What is the actual profit? Also, how much is their monthly mortgage. In Flip or Flop they indeed do a great job but it’s just so weird they always sell it so fast and for the exact price they are asking even though the other houses in the area are priced way lower. Can someone with experience shed some light on this? I know that they wouldn’t be doing this if it wasn’t profitable at all but I’m having a hard time figuring out if they are actually saying the truth, that $40K was their down profit, the one they take home, reinvest or whatever.

The house is prettier and updated but it seems like all of the storage space was sacrificed. If you knock away an entire pantry, maybe find a new place for potential buyers to put their dry groceries. Flippers always seem to completely forget about pantries and other storage essentials. It would have also been fun to watch the actual flipping process and learn what the contractors did.

I used those "cheap can lights" they are actually low power LED panels, you can get like 20 for $200 on amazon and they are as bright as you need them or whatever color ( 3500k, 5000k, 6500k ) . They work very well and can come in square too which looks amazing on modern houses. I've used them on 2 of my houses. Get the dimable ones, they work with any basic dimmer.

Really hate what you did to the outside and the entrance area. It makes the house look very cheap. The wood wall actually makes a guest approach to the house even more confusing. If you wanted to make a valuable change to the outside then the entrance door should have been moved. Hate that you removed much-needed wall cabinets in the kitchen. And the white subway tiles all over the place are also a sure sign of done on the cheap. I am definitely confused as to what you called "things that work". This house needed some change and updates but new is not necessarily good. It now has no character at all inside or out.

Good eye Katie! It depends on the market if we put in a glass door or not. Also, these are the last thing to go in a lot of times, so sometimes the house is staged before the glass is put in. But a lot of houses just use a shower curtain instead of glass. Just depends on your budget for the flip.
