The 2 trees located at front of the house actually gave the house some personality. Wish the big tree was left as it is.

This is probably an interior designer thing, but I wouldn’t buy that house with that kitchen. It’s just not adequate for actual use, but moreover, it’s just cheaply done. I would’ve taken over the dining and made a larger kitchen.

This house reminds me of why it is nice to be a minimalist. Suffocating for sure. The neighbors applaud you. Very nice indeed

It's really sad that you removed all of those trees in the front. They were actually kind of beautiful. Maybe they should have been moved rather than removed.

I am thinking the neighbors on each side are saying a BIG thank you for cleaning up that mess. That type of hoard comes with rodents, roaches etc. It is a good thing there are people like you who are willing to do that kind of work . One word, appreciation!

To many people change these houses to much, I like that you kept the floor plan original and the attic and basement look great too, if you have kids, especially teenagers, those extra spaces are great. I think you did a great job on this house.

The renovation turned out beautifully. I too would have gone with a bigger kitchen with additional storage. And definitely would have added a master-room full bath for privacy. That’s just what I’d look for if I were buying an expensive home. And the floors look awesome! I figure your renovations were above the 200k mark.

I would have took an out one of the bedrooms on the second floor and turned it into a master bathroom what the walk-in closet and stairs were from the second floor what are extended that to where the bathroom was to have a bigger area for the walk-in closet with the large bathroom.

Stunning, simply stunning. Given the attic layout, I would use the top of stairs room as an office and the next room as a bedroom. I was pleased to see you saved a number of original doors. And to even have a finished basement - priceless! I sure you have received or will receive a handsome sale on this house. The yard looks the thousand percent improved. This is an A+++ project!!

I love brick houses. That's what gives this house its charm and uniqueness. I'm glad the hardwood floors and the appliances were kept unlike other renovations where they throw away and change everything.

As someone who has owned a few houses, this is a nice rehab/remodel. Nice colors, nice shiny fixtures, well done. Bet it sold in a minute.

Grew up in northern VA so I know the area very well and I gotta say, this house should command a very nice selling price. DC area home prices are ridiculous and with this location, you should get top dollar. The finish is ideal, if you ask me, and that's because you created so many options for a future owner. So many different ways to go with each floor of the house. The back yard and garage are magnificent. I can imagine a diplomat, ambassador, gov't agency head or college professor buying the house and using the huge back yard for entertaining bigwigs. Well done, sir.

The house looks amazing. I love the dark floors. The only downside is the amount of bathrooms, but the backyard and driveway are phenomenal. I would say the basement, driveway, area and backyard are the selling points. You put a lot of work and money into this property looks like 180-220k because the roofing, garbage and tree removals, dual ac, new windows etc.... amazing job.

This transformation was beautiful Very smart to remove the trees. With storms, and the trees growing older, they could have fallen on the house and caused serious damage. Also, I don’t find anything about this renovation as being cheap. He mentioned in the beginning this flip was 6 figures.

Renting a house to students is a death knell for the house.

I'd stage the upstairs the first room as a sitting/tv room and the front room facing the street the bedroom/sleeping area. Love the light colors, staging was perfect, yard looks 109% better. Thank you for the video! I always enjoy renovation/rehab/restoration videos. To answer your question...I would have done a few things differently. I would have bit the bullet and extended the house in the back from top to bottom. In that addition, I would have extended the kitchen and made it bigger. Your idea was great, especially with the extra income potential, however, the downside to that is that the inclusion of 3-4 extra bedrooms (so 6-7 bedrooms total) with a tiny kitchen and only two bathrooms would be something that would be a no-go for me, as a buyer with a family and a potential landlady. With the addition, I would have added an extra bathroom upstairs, and a 1/2 bath on the main floor along with the bigger kitchen. The basement, I would have either made it into a family room, or made it into a master suite with the bathroom tied to the master suite and the laundry room where the bathroom is. I would have kept a sitting area outside the master suite, allowing access to the laundry room for the rest of the household. The upstairs, could either have a bigger master suite with its own bathroom, and the additional bathroom would be in the addition area with the attic made into a third bedroom. Or , I would have added a bathroom, and kept the original layout with the attic space being utilized as a man-cave or playroom. I would have enclosed the porch and made that into a den. As for the garage, I would have added extra space and made the upstairs into an income producing apartment complete with a bathroom, and kitchenette, with a separate entry to the apartment. I would have removed the stairs from inside the garage, so that those two spaces would be completely separated. Yes, the cost would have increased probably an additional $150K-200K. However, if I am looking to rent to others, I would not want to share my personal space with complete strangers. If I did share my personal space, I would want to have some kind of separation both for safety, and comfort-sake. I am assuming that you are either in MD or DC, and those places in the long run, always have a decent return on investment because of the demand for living space. I would then market that house as such, with potential rental income included in the listing so future homebuyers can see the many ways buying that house was not only worth it, but a financially sound investment; and I would jack up the price accordingly. Given the income potential, extra square footage, renovation, and important rooms, i.e., bathroom and kitchen, and the fact that it is move-in-ready, the price increase would be justifiable. Additionally, you would be able to compare it to a new set of properties, mostly larger properties with income producing capabilities, giving you a much higher listing price. Furthermore, I would also start listing that house in areas where students are known to look, or with rental companies, as a heads up to what is to come. You never know if a few students would be willing to either buy the house or continue to check back to see if it has sold and take it upon themselves to seek out a rental agreement--so the new homeowner doesn't have to seek out renters, the renters come to them! Same thing with rental companies. Most rental companies, usually have an investor in place. That investor could run the numbers and see the income producing potential and buy it just for that reason alone. Giving you, your own niche market and a faster sell. Nonetheless, you did a great job and hope your investment sells quickly and profitably! :-)

Nice refurb but shame you took all the trees out the front - looks very bare. That ceiling fan in the living was cool, shame you got rid of that.

The dark floors are absolutely GORGEOUS!!! Beautiful renovation. I wish you would’ve left the two big trees farther away from the house because it looks very sparse now, but a great beautiful job.

My neighbor has a two-car garage with stairs leading up to a loft storage area like this. It's gold! I wish I had it too! Temp control would be easy to mitigate with an attic fan. The bones of this house are old school, so small bathrooms and closets, but it's only recently that those spaces became so bloated. "Trendy" aside, remember bathrooms have to be cleaned ... I'll take a small, efficient bathroom any day. This house is charming. I love the arches and the recessed windows. The big fenced back yard surrounded by trees just begs for BBQ parties and a happy dog or two! Nice job.

Very nice rehab, which I'm sure sold very quickly. The house is surprisingly large, although a lot of people are looking for massive kitchens and open plan designs. The front and back yards are quite big. My only criticism is, I would have left at least a couple of the trees for shade; some colorful foundation planting at the front would have also helped keep it from looking so barren.

I see you or the contractor changed your mind about keeping the radiators. I think there was a coat closet on the 1st level, I wonder if that could have been used for 1/2 bath. It is very helpful to have at least a face bowl and toilet that can be used for guest or family without having to go to private areas of the home. I know that seniors love to have that 1/2 bath on the 1st level no time to run up or down the steps. Very informative video as I am looking to downsize and it helps to learn some of the costs involved should I find a house that does not meet my needs. I'm sure it's more impressive to list a 6 bedroom house but as a buyer I would rather have a large master with an en suite bath (separate tub/shower) and large closet. Also would have opened up the kitchen into the dining area.

Those black floors look amazing! With everything else in the house being so light in color the dark floors really contrast well.

If I bought the house, Id fix the garage to make the storage area comfortable and the temp not too hot. Id connect kitchen and diningroom. As it allows a parent to watch kids easily and more counterspace would be great. The attic I would make into an office and workout space. The basement would be great for a playroom, rumpus room, craft room, the rest I would keep as bedrooms. I love the changes what a great job.

Excellent job, Jeff! The one small thing I would change is the door to the enclosed porch: make it a full glass paned door that matches the windows' pane pattern. It would help to open up what is a smallish room, and you would see it as soon as you walked in, adding much to the charm. Also, it wouldn't be mistaken for an oddly placed closet. You are right about the dark floors; they work really well, surprisingly.

You did a very credible job. Clearing out all the stuff including trees too near the house had to be a conflict for some but really necessary. The new people who add sensible plantings. Let me know how much it is going for and sold as you tell how much paid,how much invested and comparable. I have gone through and done some properties this chaotic. The bare bones seemed good. The work on the house is is great. Couple of things though the driveway redoing the driveway I would have done the edges a lot cleaner , straighter edging on the driveway. I would have done a little more of curb appeal. As far as the garage I would have gotten a little more cosmetic on the outside as far as painting the garage doors but so that they looked nice so that they looked good as well as the house. Even though it's the garage still you want everything to just tie in really beautifully. I would have just cleaned the storage space in the garage just to clean it. Everything is presentation. That's it.

Beautifully done! I agree that the trees close to the house needed to come down however leaving one tree in the front yard would have been very nice. You kept what looks like a magnolia (?) in the back yard which was smart. I agree with a previous poster that a glass door to the sunroom would have been better. I’d bet that the glass door sitting in the driveway went there. This home is truly stunning and the garage 2nd floor has a lot of potential! Great job and fantastic home!

First off.. you are fine as hell. Second, that colonial style was my sister's dream house design when we used to dream of our future homes. I love the ranch style.

Great renovation overall. But I did have some reservations. I think the basement was done really well! The added bath in that level is a huge plus. However, I would have found a way to add a master bathroom to the second floor - maybe by converting the existing bath to a master bath (It's really not a "master" bedroom without an attached bath) and turning the smallest bedroom into another bathroom, so you would have 2 beds and 2 baths on the second floor. (You've already got 2 beds and a bath in the basement. So a four-bedroom, 3 bathroom house!) I would have opened up the attic space into one big room. The chopped up floorplan in the attic space wasn't logical or practical. I also would have chosen a more appropriate cabinet style - more traditional in style to match the style of the house - for the kitchen. Finally, I would have done some landscaping in the front yard. For what this house will probably sell for, it needed more upgrades.

It's beautiful, really nice house all cleaned up. I bet the neighbors love you and are so grateful to you. I'd estimate you put about $225,000 fixing it up to look that good. It was a lot of work cleaning all that junk out, towing it away, HVAC throughout, etc. I would have preferred the floors were put to their natural wood grain color, not crazy about the dark floors.

We are doing many of these things to our own house and you did a great job! WE had to leave ours vacant for some years due to personal reasons and health issues, isolated area its in. I love that you kept the wood floors but they are dark for my taste which isn't a problem. We did a darker floor in our living areas and are taking it out to go lighter. The dark tiles also would be cool to match the ones downstairs which are white. Makes for ease of decor when selling...more flexible to go basic and you did most everywhere! The garage upper floor is a perfect spare bedroom and excellent selling point if finished! My daughter has one just like this and it was finished when she bought it. Excellent for overflow guests! Love all the work you did! It has taken us a year doing it all ourselves with our adult kids helping. Our home is not this size but has 2 bathrooms and 3 bedrooms...we have a mother in law on the upper floor of our 2 car garage with a bedroom, bath, closet and soon to have a kitchen added! These are so popular these days!

I like that the rooms are separate and not so open. Kitchen has everything one needs and for me the less to clean, the better. Garage is a big plus. I see a nice hobby room. Beautiful home.

This was a great reno. I wouldve opened the 1st floor up, but it still came out great

I'm from Arizona, we keep every tree we can; sort of feel you should have left one or two of the larger ones not close to the house in front. Don't want to hide that beautiful front facade but a big shade tree would have worked. And Skylights are great if they go in at the same time as a new roof; though to be honest I didn't see where the house was lacking in natural light anywhere.

Great job, and I am glad you removed most of the trees to let the light in. New owners can plant new ones which will not take long before they look nice but not over grown. I hope you sell quickly. Neighbour’s will be very happy.

I think it looks great. Removing the trees gave it a cleaner look. And no future plumbing problems or cracks in driveway and sidewalks problems from any roots.

Hi Jeff, you have done a great job! This House reminds me to the "The Kings of Queens" TV Serie. The basement was Dad Arthurs camp, he was a humorous actor. I see big potential in this property, especially to rent out the basement to students. They have a way to come into the house from the back without disturbing the Landlord. Also I liked the Atic and I agree with you, the first thing you see when coming up should be a sofa, a place where Teens can hangout and watch TV or something. One thing I would add if it was my house: The Front porch that you called "sunroom" I would hand a clothes rack to the "sealing" to dry my big sheets.

I've always loved white paneling, red doors and black shutters. Now I have to add brick to the list! Absolutely gorgeous!

Great job. I wondered why you didn't think of adding a bathroom to the attic space, making it an ensuite. The space would have needed to be reconfigured. Maybe sleeping section in the back. Lots of charm. Love what you did to the back yard. Kudos for taking an eyesore and changing it into a desirable property. Smart using a stager too.

Was bummed to see the two weeping willow trees (closest to the street) taken down. They give you nice shade in the summer Trees also add character. The ones closest to the house are not good since the are easy for bats and rodents to get in the attic, or crash on the house in a wicked storm. Great job. 😎👍

The house became the best looking one on the street. Loved the dark wood floors with the light colors from the walls. I would love seeing a bigger kitchen, but this one was okay in size, but what really got me bothered was that the laundry room was in the basement. If that space is rented the owners won't have anywhere to do their laundry. Ohhhh, in the basement maybe if it was just one room and the other became a kitchen the rent would be great.

Looks awesome! In Los Angeles, things are really different. Here's what I would have designed for one of my investor clients... 1. The door to the porch should have had a window. But you were right to think a bathroom would be good...a powder room for guests would be amazing. 2. Knock down the wall between the kitchen and dining to expand the kitchen. Also it allows you to make a vestibule at the rear door so renters can enter privately. 3. Attic looks amazing. Since you have that extra space, eliminate that smallest bedroom on the 2nd floor to create an en suite bathroom and large closet for the owner's bedroom. Of course maybe your numbers didn't make sense to do so much. Looks great otherwise! 🙂
