Remove front door and internal stairs. Put metal stairs and balcony at the back (it seems back is south facing and overlooking the park so good selling point). Add removed stair well into floor space. Make 6 flats = 2 per floors. Retain the rights to the roof space, at a later date consider adding 2 more flats on the top as a separate project or sell the right on to another party for additional profit.
