Doing a commercial to residential conversion? There are 4 key things you need to do before you start.
In this video, John takes you around a commercial to residential conversion we're about to start in Silverdale, Newcastle-under-Lyme. It's actually a former public house - The Silver Birch - which we'll convert into six flats.
But before work can start, various tests have to be done in order to comply with building regulations.
So what are those 4 key things you must do prior to a commercial to residential conversion?

𝟭. 𝗔𝗦𝗕𝗘𝗦𝗧𝗢𝗦 𝗧𝗘𝗦𝗧/𝗦𝗨𝗥𝗩𝗘𝗬
During a refurbishment, walls will be demolished and floors might be removed etc. So for health and safety purposes you need to know if the ceilings or walls contain asbestos - because many older buildings do (particularly if they have artex). An asbestos survey - a destructive process that takes samples from various points where it is thought that asbestos may be present - will determine if there are any asbestos-containing materials (ACM). The asbestos report will state the location, presence and extent of ACM and debris.
𝟮. 𝗘𝗣𝗖/𝗜𝗡𝗦𝗨𝗟𝗔𝗧𝗜𝗢𝗡
A commercial to residential conversion is no different to a new build or HMO conversion in so much as from 2025 new tenancies will need to have an EPC rating of C or above in order to be deemed fit for rent. Therefore, in order to increase energy performance (particularly in older buildings) a substantial amount of insulation may be necessary. A builder will need to know exactly how much insulation needs to be added to walls and floors etc. to achieve a higher rating. That amount will, obviously, affect overall cost.
𝟯. 𝗪𝗔𝗥𝗥𝗔𝗡𝗧𝗬
It's imperative to have some form of warranty when doing a commercial to residential conversion. This can come in the form of a Professional Consultant's Certificate (PCC), obtainable from your architect or a National House Building Council (NHBC) warranty. A PCC typically lasts for six years and an NHBC can last for 10 years.
𝟰. 𝗦𝗢𝗨𝗡𝗗 𝗧𝗘𝗦𝗧/𝗔𝗖𝗢𝗨𝗦𝗧𝗜𝗖 𝗦𝗨𝗥𝗩𝗘𝗬
Impact sound, airborne sound and environmental sound are all tested by an expert before a commercial to residential conversion. This is to determine the amount of sound proofing required to make sure that the internal and external noise levels meet regulations and to ensure residents enjoy a good quality of living.
