So what is an owner builder? Should you be one? What's it take and is it for you? In this video I'll try to answer these questions and give you some insight on what it takes, should you be interested in taking on a house building project.

Glad to help. We just moved from Houston! Small world. I'm hoping to get more vids out, but this house is keeping me damn busy. One of those will be a follow-up to this one, so stay tuned!

Well one story houses also known as ranch style can be economical to build up to a point. The point being 1500 sq. ft. of living space or less. When you start to go beyond that, it becomes cheaper to add a second floor than to expand the footprint of the home.

Something else you have to consider is that you are responsible for the payment of everyone from employees of the contractors to material suppliers and even if you pay the contractor in full if they fail to pay a supplier or employees you cvan end up with a mechanics lien and have to pay for what you thought was already paid for sending your budget south. Also you may need to hire labor that is not lisenced which is legal but it will make you an employer and you will need to register as an employer and carry workers comp insurance, deduct taxes and supervise the work. If someone gets hurt your home owners insurance more than likely will deny any claim and your budget could be adversly affected. Get proof from your contractor that material suppliers are paid employees and sub contractors are all paid in full or pay them yourself. There are laws you would never of thought of that will not be in your favor if an issue should arise so make sure you have an understanding of what could happen if you neglect paying attention to how payments are made and disputes regarding them get handled.

OK so if you actually do build it for 380k and its fair value is 600k. That's $ 220k of instant equity! I think most of us would do it too!

The way I figure, gonna worry MORE about my Contractor making ANY decisions and fleecing more than the project so I want to go Owner-Builder and make the county suffer through my endless stupid questions.

To save what we're saving, I'd call them daily if need be. That being said, I stay out of the contractor's way and trust their work, but do remain attentive to the work. As far as the county goes, I've made one phone call through this build to get my address assigned.

I’m also doing this now in Washington however there are a few things that I’m worried about. If lot is small where does one put stock pile of dirt? How do you know how deep you have to dig in preparation for a foundation? Reading the plan I don’t see where it even specifies foundation walls only the footing heights

How is it going on your home project?. I'm going to start. Soon probably in August or sooner In Florida we need Soil surveys Plus I'm going with in Engineer. It's require in Fl. ( he does the all the building plans ) i just need to pull the permit.)

I'm starting my owner/build project in NJ in a few weeks. Do you have some sort of document that helped you stay organized?

I was provided a Gantt chart for schedule tracking and construction flow chart as well. The flow chart seemed more beneficial to me than the schedule, especially when in came to figuring which order the trades needed to do their work. Both can be found online. The only ones that weren't obvious were the mechanicals. After framing is up, it's HVAC, then plumbing, then electric. Everything else is pretty obvious in which order they need to occur.

Question - thoughts on getting a llc? Can I write off more during this process of building? If someone got hurt on the property and I was the acting GC - could they come after me legally since the accident happened on my property and during my project?

Not sure about being able to write off anything other than your out of pocket costs, which should be relatively low. You are allowed to write off the taxes paid, but it's got to be a significant amount. As far as insurance goes, you carry builders risk insurance, which covers the materials and structure against theft and damage. There's also personal injury insurance in the policy, but your contractors should have their own insurance through their company. Any injury they have while in site would fall on their insurance unless you were the cause of it. Definitely recommend talking to an agent to get the specific details though.

Did you build your home? Our Estate Lawyer said Place the house under your name. And the business will end up paying for - it- off..

I’ve been thinking about building for the longest. It’s a risk, considering so many people you have to contact. Is there an owner builder check list?

LoL, yeah, deal with a ton of people some of who will screw you and make sure you have a pile of cash ready because you'll be writing checks none stop

Good info, was getting a permit difficult? I’m getting ready to submit for a new build in Florida, I learned CAD to do all the architectural, hired an engineer to do structural $3000, truss layouts $1500

I didn't need a building permit for this area. I only needed a permit for the septic, and the septic company did most of that. I have pulled a permit before though, and it's not difficult, at least here in TX.

You can make life a lot easier by NOT building a 5000sqft home! I'm looking at an 800sqft ICF structure - a literal concrete box with holes! Done! Yeah its not fancy but it won't wreck my peace off mind!

I know this is three years late, but he clearly stated it porch area that made up the square footage, not living space. If I were buying a home I wouldn't take into account porch space or carport space if the living space was 2000 SQ ft.

Not too bad. Believe I paid 1500 for it. But it depends on what exactly you need done. If you're just needing brush and trees cleared, it'll be cheaper than having it cleared and graded. Down here, there's a ton of big ass boulders in the soil, so grading is pricey. DFW area is a lot flatter and doesn't have much rock in the soil, so it probably wouldn't be bad to do either.

Help-U-Build doesn't have a franchise there, but you might try U Build It or Owner Builder Network. Not sure if they're out there, but it's a start. Good luck!

Owner-builder is a misnomer... should be project mngr .. when i hear build i think youre actually doing it yourself

Completely agree... Owner/Builder means you're swinging the hammer. What he's talking about is being your own GC.
