Want to find a rural Georgia town, get a mortgage, and Drink Sweet Tea on your porch? Who doesn’t want some southern real estate right? Today we are looking at great rural towns in the Peach State, Georgia.
This is the 7th video in the series. We did the entire US, then New Hampshire, Montana, Tennessee, Colorado, and California so far.
A couple of things about rural Georgia towns. Small towns in Georgia, really the entire south, have some tragically run-down towns that are in very bad shape because of poverty that has been going on for decades. So, it was hard to find quality rural towns. That doesn’t mean they don’t have some wonderful rural towns.
What we are looking for is that sweet spot. A decent place to live that isn’t too close to any major cities, easy on the crime rate, not 5 hours away from a hospital or so far out they have horrible internet.

@@talmadgewilliams8831 might be worth mentioning that they are running out of land to develop due to a lot of USFS land. They also have now reached the point that the EMC is having problems supplying power in some areas. TVA even had a rolling brown out. Even having building material supply issues. A lot has really changed in last 9mo around Blairsville too as well as Blue Ridge.

Crap my town is on the list. I'm not keen on this lol you literally showed 4 photos of Walmart road. 🤣🤣🤣 didn't bother with any of the underground railroad houses. Oh no. Essentially the Walmart parking lot is much more lovely. 🤣🤣🤣

Longwood, Oviedo, and Casselberry. Winter Park and Orlando in Orange County also have no minimum. Other Florida counties with small minimal size requirements for tiny houses are Dixie (450 sq ft), St. Petersburg (375 sq ft), Also, type this into KZfaq. New tiny homes villages in Florida. Lots to do in FLA!

Tip: check out the city, county and sheriffs arrest reports to see what’s really going on. If you’re looking at a town large enough for a Walmart, go take a visit between 4-6 pm. Those are your future neighbors.

Every place in the video is a dying city that has way too many old people and not enough young ones to replace the population I expect in the next 20 years these towns will be abandoned

Atlanta is spreading out so fast like a virus, you're really not exaggerating, I live in Lawrenceville and the development is non stop, condos and mansions and population increase, thus traffic much worse now I feel like I'm driving downtown I think it will take over most of North Georgia and will only stop at the actual mountains because it's not easy to level those.

I hear y'all but I wish the spread could happen to some of the other metros in the state. Atlanta is the only city that actually has things going for it. Savannah is close behind with it's port but it's no where near a major port city like Charleston or Jacksonville

I know (some of) the ones you're talking about. They didn't make this list because they have become really expensive. A lot of formerly nice little Georgia towns have become so expensive only rich Atlanta twats looking for a second home can afford them.

@@cisium1184 I live in a small little town in SE GA. 3000 people. Median income is $54k. Under 10% UE. Average home price is $180k. Historic downtown with an active economy. I wouldn’t give up the name of my town for anything.

I live in Ringgold, GA and it's also not a bad little town to live in. Pretty close to Chattanooga, TN for jobs and hospitals and it has everything nearby you'd need like Publix, Costco, places to eat etc. It's nothing glamorous but it's a nice balance of a cute small town close to a bigger city when you need it.

An honorable mention could be Trenton, GA. A small town nestled between Sand Mountain and Lookout Mountain. Its located in the very top Left portion of GA, just about 10 minutes from Chattanooga, TN. It has Cloudland Canyon Park and a place to go hang-gliding, along with other outdoor activities. Love your vids sir!

@@JustMrLove The Cannonball at Lake Winnie is one of the last John Allen coasters still operating. So tiny it may be, Lake Winnie has huge historic significance in the Amusement Park world.

South of Fort Payne Alabama you will find Little River Canyon .( Absolutely Beautiful) Especially in the fall with leaves changing colors. Would be southwest of Trenton.

Pine Mountain has a couple of nearby attractions worth a mention: Callaway Gardens and the Little White House in Warm Springs, where FDR travelled for polio treatments. Between Lincolnton and Washington is Graves Mountain, an extinct volcano that was created millions of years ago when an island chain slammed into what was then the coast of this part of North America. Lots of interesting minerals there. Tiffany mined rutile for jewelry for a while. It's private property but the caretaker usually opens it to the public a couple of times a year.

I am from Georgia and live in Georgia I have been to all the places that were mentioned except Lincolnton. This list was pretty spot on! However, a really good southern CITY in Georgia is Valdosta. Great real estate, good medical, education awesome, and an AFB military base. Not to mention Titletown USA.

Mike, I have been to Valdosta. Like got off the interstate and traveled about 10 miles east. Pretty town, a little poor, definitely Southern. Living in Tampa, I would keep it a secret. Too close to Florida and a lot of us can't afford to live here.

Some cool trivia about Valdosta. Zombieland was filmed at Wild Adventures in Valdosta. The park kept most of the names given to some of the rides in the movie ( Bugout was renamed to Go Bananas for example)

Madison is a very charming town! I've lived in the Atlanta area my whole life and I've been to Madison many times over the years. It has a historic feel, some nice restaurants, it's clean, and the people are nice.

I have to concur with you. We live in Florida and we own a timeshare in Ellijay and go to Blue Ridge every year! Beautiful town. Just purchased property in SE Ellijay (Talking Rock) and will be moving in a couple of years. Love your home city of Blue Ridge!

I wish Atlanta would embrace the renew instead of remove policy that the rest of Georgia embraces. Here we tear down 80 year old houses to build McMansions that tower over the remaining houses and don't fit the character of the neighborhood. There are also expensive condos going up that aren't even that nice from the outside or the inside, but the building offers amenities like a pool, a gym and security features.

You actually showed my doctors office when talking about the health care in Madison Ga. FYI, Madison medical center is not exactly a great facility, but alas. The reason there are so many old antebellum homes in Madison as opposed to a lot of other towns in Ga is because when Sherman came through terrorizing and attacking the civilian population, Madison's mayor was not only a very high ranking freemason, but also was good friends and a drinking buddy of sherman's brother who was a senator in DC. He was specifically told by his brother not to destroy Madison for that reason. Hence, none of the homes were burned like they had been throughout the rest of the march and survive today because of their significance and the towns people wanting to keep them in good shape to preserve the history.

Sherman burned most of my town "LaGrange" but spared the Women's College and the hospital and some of the fine homes because the women (mostly mothers) of the town formed a battalion and marched out with guns and threaten to shoot if they burned the town. He agreed to spare places of importance if the women surrendered. They were called "The Nancy Hawks".

I live in Blue Ridge (Cherry Log actually). And you revery close to nature here but it is growing rapidly. It is smart to buy "Life Flight" insurance in case you need a bigger hospital. Also a mineral called staurolite that looks like a cross is found here. I lived in Pine Mountain when i was younger (real name is Chipley) and worked at the resort Callaway Gardens. Beautiful place !

These are safe rural areas but I didn’t see a single downtown anywhere. When I move to a “small town” I’d like to be able to walk downtown on tree-lined brick streets, go to a pub or a restaurant with sidewalk seating… flowers & potted plants along the sidewalks, you know, a town. Your video had some interesting spots to hike, though! Love those falls. Thanks for taking the time.

I live in the big city of Augusta, GA. Love Lincolnton. We have family friends who own a large farm out there. We also love Thomson, Appling, and what once was a small town but is now very much growing and growing, Grovetown.

Could you add some south Georgia towns next time? I've lived in southeastern GA for my 41yrs and worked fire/rescue in many counties in the area. Look at Waycross and don't forget the beautiful coastal islands such as Jekyll. Thx for the video.

My parents just moved to and built a new home in the Blue Ridge mountains…and you won’t find a more scenic, idyllic, and utterly beautiful place in the fall. Me and my family spent every summer vacation at either Tallulah Falls or Pigeon Forge, TN. And I have to say that after spending 45 years growing up in and traveling around the various parts of GA, Madison has to be the most quaint and stereotypically-small country town right out of central casting. I lived in Athens, which is close by and beautiful in many ways by it’s own right…but Madison definitely takes the prize for me!

Also two honorable mentions Vienna ga is a awesome small town no hospital though got to go to cordele 15 minutes away. Hawkinsville ga is also cool I work here it’s a ole school small town that loves horse racing . The ocmulgee runs threw the heart of town and it has two in city boat ramps as well as one way out in the county.

I have to say I watched this and was prepared for the worst. I've lived in the Savannah area most of my life and I was afraid you would mention some towns near me and I didn't want to have to burst anyone's bubble. Good video!

Abject poverty is right for much of rural Georgia. Yes, I've been to most of the places mentioned here and they are a far cry from other areas in that state.

Hey Briggs, first time commenting. I’m from Charleston, SC and thinking heavily about moving to Philadelphia. Is there any chance you can talk more about Philly? Maybe do a video about great places to move to in big cities? I was told that Fishtown is a great area but after doing my research, it looks like it’s not so great anymore. Maybe I’m wrong. I’d love to see you do a video where you give advice to people from the south moving to the north / people from the east moving to the west, etc.. I’d also love it if you made a video about people from small cities moving to bigger cities. Love the channel! Keep it up!

Born in Philly, grew up in Delaware County sitting on its southwestern border. Left the area back in 2018 and relocated to Blue Ridge, GA in 2018. Best decision I’ve made in my life. Crime is through the roof in Philly and only getting worse. The heroin epidemic is insane. Every couple of months another person I knew from my school years would drop dead from an overdose. My fiancé and I made the choice that we didn’t want to raise her daughter there and got the hell out.

Great video, as usual, I would live to see the stats on Rome Ga, this town is unusual, in non of the averages that apply to most towns fit here. If you do market research for a business, nothing is standard. It won't add up to real world commerce once a business is open. Some things about this town is extraordinarily good, and then there is a polar opposite on things that you wouldn't expect.

Huh this is cool one of my buddies / former co workers just became the assistant chief of police in lumber city . It is a nice little small town and the the ocmulgee has really good fishing .

You get messed up Blairsville you go to North Georgia Cherokee or Floyd. Blue Ridge was my sanctuary when I needed to get away from the hussle of the OR. It's gorgeous

Another place to consider in Georgia is Covington, in Newton County. Population is about 14,000 people. It's located about thirty minutes east of Atlanta - about half the distance to Madison on this list. Here, you can find a lot of rural properties zoned A (agricultural) and AR (agricultural residential), with a good number of properties with acreage - from 1 acre to 40 acres, or more. So, USDA loans for low to moderate income home buyers are available for homes up to $377,000 (as of 4/2022), with zero dollars down, and terms of up to 38 years! We are in the process of purchasing 2.32 acres of AR zoned land on the South River to build a new home that will cost about $450k. But, the lot is only $17,500.00 and has 528 feet of frontage on the South River, with about the same road frontage. It's on a gravel road, with one neighbor across the street with 12 acres and one neighbor just to the south with about 18 acres, and the only other major land owner near our lot has about a thousand acres and farms trees - so, we will likely never have any other neighbors anywhere near us and we won't even see the ones across the street or next door! We will, of course, have a well, a septic tank, and a propane tank, since the only municipal utility available is electricity. And, internet will only be about 100mbps. We're really looking forward to the peace and solitude, as well as the fantastic view of the river, and of course, the fishing! All this, and only a thirty minute drive to Atlanta!

Congratulations! I hope your new home and solitude is all you hope for! Lifetime Georgian here…I grew up next door to Covington in Jasper Co and spent much time in the Covington area (my first teenage job was there many years ago). I’m now in Walton Co, just next door to the north. Just be aware that Covington has been going downhill in many ways over the past several years - just like neighboring Conyers did. I recall when Conyers was a more affluent area. Then Dekalb County started spilling over into Conyers, bringing more crime and other issues. Unfortunately, the same trend is now happening with Covington. But there sure are some beautiful old historic homes in Covington, and lots of movies and tv shows filmed in and near there. 🙂 Cheers, and best wishes on your new home!

Just fyi, ga towns don't have much going on and not to many amenities unless you live around the metro area. I'd say a 40-50 mile radius your pretty good. However the traffic just about anywhere in that radius is horrendous. Ga used to be cheap and not so crowded place but it's getting up there in price for what it offers and too many people flocking here. You will run out of outdoors stuff to do real quick because personally it doesn't have much. Yeah there are a few spots in the "mountains" which I don't really consider them mountains once you've seen the Rockies and other ranges out west. Plus everything in ga looks the same no matter where you go. I live in northeast ga which is a great place to live and raise kids however all the beauty of farms and open land is being torn down to build huge expensive housing and subdivisions. Which in turn drives up pricing in them areas. I think most people that come here are just looking for affordable compared to where they currently are but I think most people will be disappointed with what ga has to offer especially if your into the outdoor activities. Don't expect Colorado beauty, variety and outdoor activities. The south east will be just as expensive if not more than everywhere else in the future due to migration. If you come prepare mentally for all the traffic and construction, you will lose all patients you thought you had!

Manchester, GA is up and coming. The population flight from Atlanta, Peachtree City, Senoia that’s happening now are moving to Manchester, GA. Scenic Heights Hwy has scenic 100 mile views South toward Columbus, GA. It’s beautiful and homes are in the $150K - $400K range. Def worth a look. Also, the town of Manchester is booming with an updated Mill that’s being renovated with live/work facilities and 300 homes are being built just north of Manchester, also live/work residences. Go check it out. It’s a quaint, quiet town about 1.5 hours south of Atlanta, GA.

Their is a hospital in the City of Clayton that is 16 mins up the road from The Tallulah Gorge State Park or Habersham Hospital that’s 22 mins away also

Surprised you didn’t specifically mention Callaway Gardens or FDR State Park. We lived in LaGrange for a bit over a year and a trip over to Pine Mountain was always a good time.

I worked in Atlanta 45 yrs when i retired i moved near a small town called Hartwell near Lake Hartwell the local paper has a police blotter the number one crime is DUI i have visited most of the places you mention every year

Also St marys and Kingsland are great places to live low crime rate great schools and a great community small town with that southern love and spirit love where I live everyones so nice and friendly plus we are close to the naval base so you get a variety of ppl

We just moved to Walthourville, GA from Fairbanks/North Pole, AK a couple months ago after 20+ years there. We love it here! Small town, great community, friendly neighbors. Savannah is only 45 minutes away, and Jacksonville, FL is only 2 hours away. Great for shopping. Our house cost in the $130ks. I just don't know what our stats are.

One of my two workplaces that I work on the weekends is in Madison Georgia and I absolutely agree it is a beautiful town and lots of country. I live right next to Madison in Monroe and I can't say that Monroe is anywhere near is nice as Madison but luckily I live in a really good neighborhood with fantastic Neighbors. 🙂

Love these small rural towns. Especially in the south, might be good to mention the proximity to the nearest Walmart, bc then you have 95% of daily necessity needs met.

Hi Briggs, I've viewed dozens of your videos and they are extremely interesting. This video on Georgia is strangely skewed. For instance, Madison, Georgia was listed as the best small town in North America by Holiday Magazine. It is listed as one of 16th most beautiful small towns in the world by Budget Travel Magazine. If you drive down the street in Madison, you see why. The town is a target city by retiring affluent folks and horse enthusiast. Several movies and TV shows have been filmed there. But all of your visuals of Madison are the gas stations, houses, and shops outside of town. You show the same visuals for all the towns in Geogia on this video. No downtown shots; just the edge of the city bordering on rural areas. This is the first time I've sensed that you might have an agenda for showing the cities this way. You might want to show the 10 best lake communities in the US. One in Georgia has attracted wealthy retirees, athletes, and celebrities. Lake Oconee about 60 miles east of Atlanta is in a rural area but you could have a good time talking about the football quarterbacks and other athletes that live in Reynolds Lake Oconee. 7 golf courses and lots on the lake going for megabucks. Keep up the good work Briggs.

Another cool city in Georgia is Canton. I really like it here, I’ve lived my whole life in here and there are so many activities to do in here. The population is around 30,000 and has grown a lot since 2000, the population was 7,000!

I am a native Georgian and returned here for retirement. In my quest for the best rural areas for retirement, your video was spot on.. Madison GA is the best but kinda expensive for Georgia. . Even the Morgan County Humane Society is classy! I in fact drive 45 minutes to see physicians, a vet and restaurants all in Madison. Their hospital is great and has an awesome drive through for covid testing, and a great staff. . ( as good as ChickFilet drive through! ) LOL Good video and yes beware of the humidity, mosquitoes and Palmetto bugs- roaches the size of mice all in Georgia.. I tried North GA (we had a summer home there) but is a very different culture and I could not adapt. Beautiful country but yes for me there are better places to retire that are more progressive. I can highly recommend Madison GA and Lincolnton.. Have experienced almost all of the places you have covered. . Good job.

We keep looking at Martinez Georgia it seems really nice and you can get a nice place for around $300,000. We love the mountains and it's beautiful there.

Boston GA is rural and even has the mini marathon. No fast food chain restaurants and houses are cheap. People are friendly.
