I’d suggest you to do defect inspection before doing any renovations. If there’s any defect, the developer will be responsible to fix it if the house is still under the Defect Liability Period (DLP). If you proceed with renovations without doing proper defects checking, chances are your DLP might be voided and you can’t claim from the developer. Btw, congrats on your new house!

Hi Saira when buying a house in msia these are some things you need to look out for .. signs of leaking esp if there are tell tale signs like stains on the ceiling or wall, poor toilet waterproofing that may cause leaking , Run the water in ur toilet to check n ensure no water pool due to uneven tiling, water should flow nicely to the water hole , water pressure in the hse esp upstairs for showers, if there is any leaking of piping the water meter will run very fast .. just some pointers

​@@hazlinahakim5517 for that you can request from telco. new area not necessarily to have good internet connection because it will cause the telco company to loss profit. once more people living in the area, its better to "complaint" to telco. Most people don't really know about that. Previously I live in new area using umobile, the signal is very weak. I complaint to the telco, after a few weeks later, the signal is getting better and get "fixed".

If there is leaking or any problems related to the house you can lodge a complaint to the developer within one year of the date you receive the key. So make sure you live in asap so you can trace any defects.

All new houses have a repair guarantee from the developer unless it is a second house

Agreed. And please check inside of plumbing pipes too if possible especially at kitchen area. Last time, we found a lot of rocks and small debris inside of our pipe at kitchen area. We detected that quite late since there were a blockage of water that time. We needed to clean up ourselves since the warranty of our house had just expired few months before that. Make sure to check everything even when people come to your house for renovation too. They usually dumb everything inside a pipe or anything that closed which will give big headache to you in future

So worried about all the personal info you're sharing online sister 😣 Tens and thousands of ppl know where you live, can approximate your exact house location, know your car plate number... 😬 Be very careful even if your house area has lots of security. Scams are really high now in Malaysia and you hv an older family member whom statistically is more likely to be victims of scammers, your mom can easily get targetted... Please be vigilant ❤ Happy for you though!

Don’t worry about scams. We in the west are used to it and Malaysian are terrible at scamming. I see Malaysians fall for scams so fast that I have cried 😢. But westerners are not easy to scam.

I just realized the room next to the kitchen is so small for your future maid. Maybe you can convert it to be a storage room for your foods, like a shelf for spices, high rack to put dry groceries or maybe put a chiller for vegetable storage & freezer inside too. You can do a lot of things since you have a big storage. Even you can have wet & dry kitchen too. Focus to have a wet kitchen smaller since you don't have headache to clean up in future. Advice from a housewife 😂😂😂

yeah. will be become expensive for local and majority can afford house with the size garden shed in KL. with the goverment relaxing a ceiling price for foreigner to buy a house in malaysia, the housing price for local with this kind of house will overshoot in matter of time. majority local still staying in the pigeon box especially in KL. so annoying. that is why a lot of empty unit it this area. the house is overprice.

A couple of observations about the differences between the houses in the UK and those I've seen in these videos. The front door opens straight into the lounge. There isn't a porch and hallway that leads into the lounge and staircase. The porch is where your outside shoes are kept and where you'd hang jackets and coats. Not sure where Malaysians keep their shoes and outer wear. I know in one video she has said that the Malaysians keep their shoes outside. That'll take some getting used to for UK people. There isn't much of a garden. In England we like to sit in our gardens especially during the long summer days. These houses will have a yard but there doesn't appear to be any outside space to hang out in. There is no garage just a 'car port'. We usually store things in our garages rather than use them to keep our cars. So if you have bicycles, golf clubs, empty suitcases etc. they'll be kept in the garage. Not sure where you'd keep these things given the design of these houses. There is no utility room that I can see. We'd keep the washing machine and dryer in the utility and in many cases additional groceries and household supplies. I am assuming the washing machine and dryer are in the kitchen. But there isn't a lot of storage space for groceries and household stuff such as washing up powder, bleach etc. Is there a cap on the extent to which the monthly charges for the gated community can be increased? I'd have a concern that a private enterprise can decide on the monthly charge. What if they decide to increase the charges significantly to increase their profits? This could become a potential issue in the future for the homeowners. Probably a question for Saira via the WhatsApp number but can someone in the UK invest in a property without actually living in Malaysia? It appears to be a stable country and might be suitable for investment. You can then either rent out or visit regularly. If booked in advance flights can be reasonable in price for economy tickets.

1. this is bare unit, usually owner will renovate it 2. malaysia house dont hv garage, just porch to park the car 3. increase in monthly payment will go thru agm, meaning owner will hv to vote the resolution to increase or decrease 4. the residence will hv a joint management committee or jmb who are the owners voted among themselves to make decision. jmb hv some power by law. and usually jmb will appoint property management company for day to day management. there is no private enterprise. agm will be held every year, the account will be audited and tabled to everyone

Houses are not an investment in Malaysia and their poor construction makes them a liability. Even if they were you may not be able to remove money from the country is you choose any investment there. Unlike most countries in the region you can own property and you can even buy if you're not a resident. Until the governments clamped down there was huge Chinese investment in Malaysian property. Malaysia is a deeply racist country with 43% of it's citizens unable to buy certain properties and those restrictions apply to all foreigners. Shoes go outside the front door under the car port. Malaysia is hot and humid so outerwear is limited and a large umbrella is probably all you need most of the time. Did you not see the large storage area under the stairs? Few Malaysians are interested in gardens. Anything green attracts insects that invariably bite or sting and trees are hated because they drop leaves all year round. Plots of land are generally built up to the maximum possible and this causes problems with flooding when the rain is heavy. This and all other houses around will have multiple ACU units that will be running so sitting in the garden will be noisy and as you see there will be no breeze due to being so built up. This is life in Malaysia, even if you can afford this which of course most locals can't. This house is a bare shell and this is how houses are sold there. You divide it as your see fit but there is enough room for two kitchens which is quite normal and in fact the area outside the back door would be suitable for messy prep and frying. In an open plan house, frying is the last thing you'd do inside. I don't see any storage issues as the ceilings are tall and allow more than enough space for suitcases in fitted wardrobes. The house may appear to be cheap but there could easily be another £100k to get it to a good standard and none of that will add to the value of the property. In terms of charges, as someone else has said, it's managed by residents but that creates a lot of problems and on properties of this value most will only want to spend the bare minimum. The result of this is invariably everything deteriorates. I would say for certain that in ten years, this development will look totally different and not in terms of improvement. Malaysia is not a stable country and has deep racial issues that affect pretty much everything. It also has a weak, unelected government and as a coalition has allowed religious nutcases into power. Make no mistake, Malaysia is sinking into the dark depths of ultra conservative Islam. These problems are getting progressively worse and something will kick off,in fact, such an event is overdue. Malaysia is suffering a massive brain drain for these reasons and no longer has the cash reserves it once had. It's also taken on significant Chinese debt. The last time Malaysia's finances were under threat the government introduced strict currency controls that effectively froze all foreign investments for an extended period. You mention renting and that's a problem because non resident landlords only want profit. You may vet everyone carefully but others will seek to maximise income and many properties become HMOs with all the problems that entails. This woman is clearly very naive and has a lot of learning to do.

The value of houses in the UK increases so is an investment. The opposite is true in Malaysia where construction standards are poor and consumer protection near to non existent. For a foreigner to put money into Malaysia is madness because of the control and previous actions of the government.

Next step is renovating and furnishing the house. Just some tips on looking for contractors. You can look around the neighbourhood and ask houseowners who’ve done renovations on the contractors they’d recommend. Another way is to engage an interior design firm that has a panel of contractors. There’re pros and cons and obviously the latter can be more expensive. In any case get a few quotations.

happy for you. but make sure u check for defect. u have a few month once u have the keys to check for defect and report it for the developer to fix it for free. outside the time period, u cant claim anymore.

Go often to community surau/mosque n make neighbour friends .. we like to exchange food among close neighbours .. === Tips : when looking for contractors to renovate ur home, make sure to check their previous jobs .. literally go n see their recent jobs if possible .. too expensive quote doesn't mean good workmanship.. u want to find somewhere in between.. not too expensive, not too cheap .. For furnitures, u would want to shop around .. there r plenty .. depends on the quality u want .. Maju Homes is a good start .. u can also find good furnitures in ur nearby furniture shop lots ...

Congratulations sister for the newly purchased house. I am happy for you but we Malaysians are dreaded of the potential “honeymoon is over” situation you might be facing one day. Generally Malaysia is a great country especially for muslims but we are not without its own thorns and warts. The sooner you mentally prepared for the unpleasantness of those thorns and warts the better for you to wade through them. However, Malaysia is an excellent choice. We’re born and live here…rest assured that those imperfections would easily be comforted by other benefits of living here. InsyaAllah..you’ll be fine and enjoy living here. Make friends with the local Malays to fully immerse to the unique living with your fellow muslims.

@@SAli-td8kl be careful with driving here because those motorcycles could be within your blindspots in a blink. And the soft and polite Malaysians became monsters once they’re behind the wheel. Do not honk unnecessarily. It is a carnal sin to do it without a solid reason. Honk means you are pissed or you’re about to piss someone. Hands off from the honk.

Malaysia house usually has tap outside the house for gardening and cleaning purposes. The small room near the kitchen usually for house maid or you can turn it into a pantry.

I have read one of the comments by viewers in your previous other vdeo. He said you SHOULDN'T expose your privacy by giving home location..house number..car plate number etc etc. According to him thats will make it easier for scammers etc to target you. I somehow agree wth you sister. I guess many more things you may not aware or familiar wth in mlysia.( even in Asia etc). Lately so many scammers..so mny cases of cheating..even commercial crime took place. Hundreds of victims involved million loses. How about serious crime. This is just a reminder sister. Dont think mlysia ua utopia or perfect. Even local do not aired their personal detail on media social like you did sis. Better dont take thing 4 granted..get some advices frm local etc.
