Salut Guillaume, Well done ! J'attendais ça depuis le 11 juillet dernier ! Evidemment le projet n'y est relaté que dans les grandes lignes, mais on y apprend une foule de choses intéressantes. Vivement le prochain épisode ! Pour ceux qui ne savent pas (je n'ai pas la science infuse, hein, c'est juste mon expérience perso...), ta maison est de conception très classique au Vietnam (au-delà de la taille qui est ce qu'elle est, en gros ça correspond à un rez-de-chaussée d'une maison classique à étages). A savoir que l'on pénètre plus ou moins directement dans le salon, après avoir généralement traversé une espèce de sas (ou carrément une première pièce) qui sert soit à garer le(s) scooter(s), soit qui sert de boui-boui commercial ou autre. Le salon est la "vitrine" des occupants des lieux ; si vous n'êtes pas un intime ou de la famille proche, vous n'irez pas plus loin ! Chose que tu n'as pas mentionnée (ce n'était pas le sujet non plus...) : au Sud je ne sais pas, mais dans le Nord, beaucoup plus conservateur et traditionnaliste, les vietnamiens se "chauffent" un peu entre eux.... Et dans le domaine de la construction, il est de "bon ton" de construire un étage supplémentaire par rapport à la maison du voisin. Histoire de dire, ou plutôt de faire comprendre aux autres que vous avez davantage les moyens qu'eux.........

Watched the whole video, very misleading video, Foreigners cannot own a land in Vietnam, why never mention this at all? I only know foreigner can set up a company with 1 mil capital investment, then you use the company to buy lands in Vietnam, the land belongs to the company, not to individual foreigner.

Exactly. He does this all the time. The video is informative but it's all useless information and perhaps costly for raising false hopes to the unsuspecting when he covers all the details but misses the main point which is you can not own or buy land as a foreigner. His whole video channel is an irony. He promotes foreigners to come to Vietnam to invest in a business when it's the most difficult places on the planet to do so.

He did set up his own company. Explained on a previous video (the one of the land if I remember). Same same than in Thailand guysss !

@@CornPopPotus It's easy to say that...... Guillaume doesn't force anyone to do what he does or to do what he says in his videos. If you want to invest somewhere, if you don't have the character or the maturity to say "ok, I'll go for it" or "no, I don't feel like it, it's not worth it", you have to stay in front of your fireplace and read the TV programme! There's nothing wrong with that either. But you shouldn't criticise in a sterile way. Don't forget two things: Guillaume Rondan is above all an entrepreneur, the "Move to Asia" website is "his" shop window; there is information that is given and other information that can be bought. It's his business! I, for one, am more inclined to watch videos like this one rather than those where he talks about pure business. Then, he holds on what he has got, we just hope yet........

Very interesting insights of your experiment and investment, congratulations that you made it also right in the pandemic. How did you buy the land in Vietnam before you started the construction process? Was it a problem as a foreign investor (form Europe)? As far as I know many countries in South East Asia have many restrictions when it comes to freeholds. Thank you very much 😊👍

Thanks for the feedback. I acquired this land 1 or 1,5 years before starting the construction. It's not as smooth as EU countries obviously but achievable with the proper knowledge and legal support onshore. One video will come soon to explain how it works for foreigners to acquire a land in Vietnam.

Les Français ont construit une ville de construction au Vietnam depuis le début du 20ème siècle, c'est une planification très parfaite... aujourd'hui la construction du Vietnam est désordonnée sans aucune norme.. J'habite dans le delta du Mékong donc je sais

Through a Nominee or a company, you can. So you don't directly own it. It's the same in all Asia, not only Vietnam

@laurent, yes you can but you won't have your name on it. I know some foreigners in Mui Ne, they own lands using their companies as well as in Cam Rang a friend of mine is owning a seafood business and he bought a land in the region.

@@tloyou If I remember well he explained the strategy on a video talking about lands in Vietnam. Set up a local company as a foreigner that is owning the pink book.

Salut Guillaume. Je croyais qu'un non Vietnamien ne pouvait pas être propriétaire au Vietnam. Moi Français, puis je acheter à Phu Quoc? Concernant la moto, puis je avoir mon nom sur la carte bleue de propriétaire, en être le propriétaire officiel ?

La terre appartient toujours à l'Etat, il s'agit d'une concession renouvelable, en général 50 ans (même pour les vietnamiens). De ce que j'en sais, on repaie une fois la période écoulée le renouvellement de la concession à l'administration, peut-être l'équivalent d'une ou deux centaines d'euros, ça doit dépendre des endroits, du terrain, de l'emplacement et... de la gourmandise des fonctionnaires. En aucun cas on ne repaie le prix du terrain ! Mais le fait d'être marié avec quelqu'un du pays facilite les choses. Pour la moto, ça doit être jouable aussi, il doit falloir une adresse fixe (résident fiscal) et un permis vietnamien que l'on peut échanger avec le permis français + le permis international (indispensable, car il est en principe interdit aux étrangers de conduire au Vietnam, même si beaucoup le font ; il faut juste ne pas se faire attraper...). Quelques connaissances locales ne doivent pas faire de mal non plus... Là aussi, les permis vietnamiens sont désormais valables 25 ans, il faut refaire le document au bout de ce délai (on ne repasse pas le permis !).

Merci pour le retour Joël ! @Laurent, c'est exact pour le renouvellement du titre de propriété : c'est 50 ans renouvelable. Tu ne peux pas donc posséder la terre comme en France (en général dans toute l'Asie c'est pareil ...). Soit tu as un ami de confiance / une femme / ou une société locale pour obtenir le titre de propriété. Is the place the notary Guillaume at 4:15 ? Is on the table the fees from the Notary if you sell a land ? It's so cheap tho ! Notary costs in France are 2-8% of the sale price. Wonder which country is the most communist one ahah

Hello Adrien. Yes you are right ! That's the notary fee when you sell a land. Usually you negotiate with the seller who is taking it. But compared with the french fees, that's indeed insane ! Another interesting point in Vietnam to mention : the price written on the "official" sales agreement is not the real price (usually around 8-10 times lower), so taxes are reduced. You don't even need to ask it from the Notary, that's a common practice and everyone is doing it ! Similar to some jurisdictions like in Spain where you can pay part of your property in cash and other with a wire transfer.

50 ans RENOUVELABLE. C'est important de préciser. J'ai été accompagne un ami renouveler son titre de propriété. Quelques millions de VND, quelques jours d'attente et rebelote pour 50 ans 😉
