I began buying metals 24 years ago and sold most in 2008 to buy a home for family to live in. Multiple client have been selling real estate to be ready for the uncertainty ahead. I saw one client wire hundreds of thousands to mints to vault metals.

I recall in 1995 when I bought my house - I remember looking at the loan to income ratio - and it was 3...I didn't know what that meant at the time but I guess it was the healthy time given what we're seeing today. I was always aware of debt load vs. income and tried to keep it low low low - not sure how younger people do it now. I'm sad for them - I think the best chance for my own kids is to hold onto my house and pass it down to them...but that's still a ways away. I can say one thing - having a paid off house is the greatest feeling you can have, especially in this environment...don't listen to those who say holding the mortgage since it's at a low rate - so long as there is a mortgage - the bank can take your home...it's bad enough to have property taxes and that being a threat.

I will try to answer Michael Ross' question that was posed. In 1992 the US Congress passed the North American Free Trade Agreement. In the fall that it was voted on (1992) US Senator Orrin Hatch and his DC Office stated before a businessmen's meeting on the University of Utah that the Senator would vote FOR NAFTA even though they knew that 78% of the voters were against it. It was also stated that 89% of the US milling industry would be destroyed but the 'good' Senator was okay with that. Orrin's lead counsel from his office also stated that Orrin's office had received a jointly signed letter from two Utah high tech corporations that promised that if NAFTA was passed that they would be hiring 1200 new workers. January 1, 1993 when NAFTA went into effect and within several weeks one of those companies began its first lay offs it had ever had in its 14 year history having gone from basically 3 employees at its start to 11,000. The other company a few month later also began lay office. Eventually the first company fired all of its employees in Utah and at it other locations internationally until at last that company had zero employees at its massive Utah business campus that once employed 11000 professionals. It was during this time that scores of US companies moved to China for 'trade'. Maloney stated he is a libertarian and does not believe in borders -- well let's see what happened to US industry when US companies moved to China. China required these companies to share their trade secrets with communist China -- or they couldn't set up plants in China. Stupid US companies that that was a good deal. They then set up operations in China under the guise that cheap labor would reduce labor costs and products imported back to the USA. Instead the companies got cheap labor and kept the prices up. Who remembers the horror stories of FOXX COM in China that had basically enslaved its employees who lived and work at this multi-story structure? It was so horrible that they had employees leaping to their deaths so the company had to put up suicide prevention netting on its exterior. Remember when Wal-Mart had ads promoting that it bought American products FIRST? It was an American company and then it shifted and it brought its products from among other nations that use child labor -- China. And the quality of the goods sold went down and so did the loss of US jobs. (Oh snap! That's what the 'good' US Senator Hatch said would happen -- NAFTA would DESTROY US milling. Uh...imagine that) I recall a documentary where closed US milling plants were selling off their machines from their milling plants that were now shuttered. They were selling these now useless machines to Chinese companies that bought these machines for pennies on the dollar and re-assembled them in China. Yep! used these American machine to manufacture milled goods that were sent back to America and insane prices. And then we had the companies that went to Mexico --- auto manufacturing. Did you notice the cars being sold in the US at cheaper prices? No??? Well because they got cheap labor but the prices of vehicles sold to Americans kept increasing. And who remembers the tainted imported products from China? pet food, children's toys (lead), dry wall......

Great conversation! I would love to hear Mike discuss Executive Order 6102 when Roosevelt basically made gold illegal. Government always controls currency/money. It doesn’t matter what it’s made out of. Precious metals could easily be outlawed again today during another crisis rendering it temporarily useless in America.

Well homes in the Bay area went up much faster. I put down $15K to buy my house in 1983 for 103k back then sold it in 2022 for 1,225,000 SO much bigger profit in California. I don't think it will happen again. I am now a renter with gold and silver.

RE:housing priced in gold. I mapped this out using data going back to 1962 against US average home price. US Home price in terms of gold ranges between an all time low of about 123 in 1980 to a high of 763 in 2001. Average looks like about 350 over all and current as of 2021 when I did the chart was 211 which means that either housing prices were below average in terms of gold or gold was about twice the price it should have been.

Don’t use the house, use the land the house is on. Houses burn down, rot, blow away and get knocked down and redeveloped. The land is indestructible, just like gold and is the true wealth of real estate.

@@Jalleur14325 Hm. You tell me. Mr. Brady of Brady Bunch Fame was an architect. He would have made about 12-14K per year. If he'd spent 1 years salary on gold in 1971 at 43.15 that would have been between 278 and 324.4 oz of gold. Fast forward to today with gold at 2019 per oz it would be worth 561,282 and 654,156, which is far more than an architect makes in a year today. And if He'd just taken his year's salary and stuffed the USD in a mattress for all these years he wouldn't have enough to buy even the cheapest new car on the market.

Been an appraiser for decades. You may want to start with silver and talk to your legislators to get your state to recognize silver and gold as money again so there are no taxes paid. There are no property taxes either.

Good talk, but I am not convinced by that gold vs. stock market performance chart. Gold might have done well over the past 20 years, that is true, but what about the previous 20 years? Gold has been "destroyed" , didn't it lose close to 75% over 22 years between the 1980 and 2002, and much more when adjusted for inflation during that time? Who is to say that gold will keep going up from here? what if it plummets again over the next 20 years like it did in the 80s-90s?

I disagree with the loan amortization spoken here. The interest on a simple interest loan is interest on the remaining balance. This means that for example if you have paid 15 years of a 30 year loan then refinance and start a new 15 year loan. You would be paying the same ratio of interest and loan balance or less interest assuming the interest rate is why you refinanced..

Ben B was a goof. The fed could have dropped $10K tax free into every bank account held by a home buyer and it never would have helped any homeowners one bit. Lowering property taxes, state income taxes and federal income taxes would have been the best solution. Over time the money will flow into both the state and federal treasury from people voluntarily spending the country out of any financial disaster. You can never get Democrats to accept tax reductions as a solution because it exposes their dishonest ideas about social spending and takes their power of the purse away.

Forget Gold, buy Silver and buy a house if you need a house, but raw land, farm land is a better buy. You need a place to grow food. Period. Rental income can get screwed up like was seen during the lockdowns. An acre with 6 goats or sheep on it can provide you with meat, hides and wool. I have tanned my own goatskin to make a drum (damn smelly business) and curried goat is delicious.

I sold all real estate off between 2016-2018 (admittedly too early) and now irresponsibly long physical gold and silver. My timing may not have been great, as I missed the covid stimulus inflationary explosion in RE....but I'm positive I'll have the last laugh soon.

im stacking silver and some gold until I have enough for a property. I dont care if I take a little hit cashing out some coins and bars. I dont trust the markets and banks anymore. As soon as I get paid, other than food and bills, it all goes into PMs(silver coins, bars, .999 jewelry, .999 silverware, .999 gold coins bars and jewelry). Back in 1982, all dealers wouldn't buy back gold. They would say we wont touch a loseing value item. Then again, were is all this gold all these dealers today coming from. Then again with so much in peoples hands, when its sell time the price well crash so hard. Its risky risky

I was shopping at Costco today and we when for coffee cream, we can save one dollar per unit, but some hoe we spent just under 300 bucks on stuff we use and probably stuff we didn’t really need many 50 bucks Canada dollar, My point is i just retired and I was making 50buck per hour and afterward Trudeau done robbing me maybe I take home 30 bucks for my wallet but probably not that much, back to my point in 2000 is was taking home 20 dollars or so , and I did buy gold very close too 230 Canadian dollars, so we were in Costco shopping today maybe 5_10 minutes, 20 minutes in line and hotdog on the way out, so we spent 300 bucks I’m saying, Just say 1 oz of gold would cover it , My point is I’m have gold so I know I can get food with my gold, but I’m not sure how much food i can get with money or when my pension cut comes,, So I’m saying gold if also a good feeling

My house in the Seattle area with our economic collapse brought on by Bidenomics has dropped 400k plus my neighbors with price drops still unable to sell nobody buying with our recession, and relatively high interest rates which would leave a buyer with huge mortgage payments. My gold has gone up a little and silver is up and down a little although my instinct is it will eventually explode but who knows when?. I wish that I sold 2 years ago but was sicker at the time with leukemia which makes selling ones home difficult.

if you're out of luck at the atm then you're also out of luck in the stock market!! I retired from a union and it was hell trying to get some money out of my IRA. Me and my wife had to go to a notary republic to get their ok and then the union hall has to ok it. It's my money....why should I have to ask anyone for it. That IRA shit is worst than an atm!! If I invest in Gold in a stock market I no longer have control of my money PERIOD!!

Where does a person sell 1oz gold bars for its current worth and not what collectors or "gold buyer" will give you for it? I find you pay a dividend to buy and something to sell it, even back to bank you bought it from. Eg TD precious metals

I hope my msg posted earlier about NAFTA comes closer to answering your question earlier. Maloney just stumbled around before declaring he is a libertarian and doesn't believe in national borders. That would be called anarchy. (My longer response discusses the impact of NAFTA and its legacy upon the US and consumers.) HERE is another story--- My brother-in-law was laid off from his computer job in Mass. in the 1990s. He was unemployed for more than a year -- forced to live off of his unemployment and savings. In his aimless wanders during the day he told us that NAFTA was a good thing --- for in the mall he found a TV that he bought while employed at $750 and it was now $350. What deal! So while he was employed he could afford to buy that $750 TV but now that he was unemployed had he wanted a TV he couldn't have bought at half price. He and hundreds of his co-workers were replaced with 300 H-1B Non Immigrant Temporary Workers from India -- none of whom knew how do the job he was doing. His employer would release their severance pay until they trained their replacements. Yep! He and the others were stupid enough to train the foreigners. I had a friend who after losing a lot programming jobs became a contract programmer which had zero benefits. She was working at bank site in NYC and the bank wanted her to train the H-1B workers what she was doing -- for free. She told me that there was no way she was going train foreigners to take over her job...period.
