This piece of land holds a special place in my heart because it was my first ever subdivision back in 2017. I bought 534 acres from a gentleman going through bankruptcy. I profited over $200k on this deal and it took my business to the next level!

That was a smart move. Nowadays a lot of ppl are looking to live off the grid. We have 20 acres out in the desert and there are so many ppl who just want to rent out part of the property for the weekend. There’s no water and no electricity and that doesn’t keep ppl from wanting to move or spend time out there.

There is a company that builds off grid homes using nothing but recycled materials called Earthships, they use old tires to reinforce walls. They would definitely come get those tires from you.

@QamruddinKhan-hf4dn electric is less than a mile from my land. There are schools in town. College in el paso. Septic is the only thing that requires permit. Best thing to do is put in a well. Not cheap but worth it. Haters gonna hate.

That's in a desert with little to no water. That's why it's undeveloped. It's a huge county with only 3200 people. There's a reason for that.

Nice buy although it’s sand and what mesquite. Woukd think you would have to constantly feed your cattle, nothing to graze. In the Texas panhandle irrigated crop land is $5,000 per acre dry land crop land at $1,200-1,500 per acre and pasture land starting at $600 per acre

I believe you mentioned you didn't put in improvements like roads, so you don't need to provide road access or how do people access their property? (I know most people in this area never even visit their properties but theoretically how would they visit the land if they wanted)?

I could see buying up land out there and leasing it out for grazing, wind turbines, and solar farms. If they happen to find oil or natgas, all the better if you also bought the mineral rights.

So how do the buyers know which is their land? Did you work with a civil engineer?

This is done with a survey... Buyers will buy the land with a legal description and approximate location based on google earth/gis work. If they want exact corners, they hire the surveyor themselves and he comes out to stake their legal description

And that’s why the land was $75/acre and sells for $600/acre. There is no development potential here. People will gladly pay $6k for 10 acres to go camp, shoot, store stuff, or just say that they own 10 acres in Texas. It’s pretty simple

Actually you have to file a construction permit with Hudspeth County and if you own land “inside a city limits”, a permit needs to be filed in the city hall. The good thing is that, from the county’s standpoint, the permit is a two page document written in simple English. $75 dollars an acre?! You DID NOT get scammed. Keep in mind Blue Origin is just right down the road and folks are moving in because of Blue Origin. Sincerely, Your fellow Hudspeth County landowner 😎🤙

You bought trash lands. Its gonna cost so much to get utilities and then you gonna be feeding all year every year feed for livestock. Cause its a dry dust bowl there. I got 2 ranches. 1 is 325 acres on the coast and 110 near waco.
