Another great video! Next time you touch on HOAs, elaborate on what you can expect to pay in fees. The last time I researched buying a condo in San Diego, which would have been about 10 years ago, the HOAs were steep and a total "turn off" for obvious reasons. More info on age restricted communities will always be appreciated by us geezers! :)

Go 'head girl! Pitch it! I used to feel so strongly that Vegas was just a place in the middle of the desert where people go to get away from their real lives. Nothing there ever felt real or long-lasting to me. And now here I am considering moving to the 9th island (catch my reference???). I'll definitely keep you in mind if I ever do.

We are interested in Henderson. Would like to see more of your videos on Henderson and their neighborhoods. On-line know some older areas that is not as safe and like your opinion of the better areas and their ranking in terms of least crime.

Hello. Is solar power common in Las Vegas? If you are purchasing a resale home with solar panels, do you just assume the balance for the solar panels?

Have the opportunity to transfer to my employer's LV branch, and considering bailing out of CA for LV and a new chapter in Life and my own home. Would be looking for a re-sale, on a not so small lot,, single story, in the centennial hills area in the NW :). Great video!!!

I’ve been wanting to move to Vegas to work in the service industry and be in a 24/7 city for awhile now. I’ve researched a lot about the area and can’t seem to find much info on water. Is the water in Vegas rationed? And will there be enough water for the amount of people moving to Vegas?

Free pool, nice landscaping, a larger lot, no land bond, no hoa on a older home.I don’t understand how the depreciation of 15 percent works on the property tax. Why can’t a realtor tell you what areas are nice and safe I talked to someone and they told me they weren’t allowed to say seems like that is the main part of their job

Hi Laci! I was wondering if when the mortgage company is considering your income, how do they consider income from Social Security and retirement income? Oh! plus I forgot.. also income from a part time income? Thanks in advance!!

Hey Chicken! I'm not a loan expert, unfortunately, so anything specific would be a question for Amber. BUT - I can say that income is income is income....So, if you have money coming in, that counts!

In my opinion, new homes in Vegas are overpriced comparing to resale homes. Especially in the lower 200s starter home section...but I could not agree more with you that the buyer needs real estate agent for new home too!

Tell people how close the new builds are No yards the house are around 5feet apart horrible 😮 the school systems are bad .. the healthcare is very poor

What is the coolest part of Las Vegas. I have heard there are cooler sections in summer. Do you know where John Kohler of Growing Your Own Greens.com or The Tomato Lady lives in Las Vegas. I like you. You seem like you would be very easy to know and work with. I am just exploring for now. I am a huge fan of John's. He has an amazing garden there. For my self I don't like HOA. I don't like spending all that money on a house and feeling like someone else owns part of it. And that's what you get. It's more like renting. It is really not your house because others will decide what you can do and how you can live when you can buy a house probably for less money and put in a garden the way you want it. I doubt the HOAs would even allow you to have a garden. Probably just a Palm tree and gravel or whatever else they decide

Las Vegas Gal typical salesman reply. Those same words came from stock brokers before the last crash. Same words from subprime lenders before the crash. Same words from greedy real estate agents right before the bubble. With all the signs pointing towards another crash, in addition to the auto sector layoffs,retail closing and layoffs why should this time be any different? Vegas thrives on the entertainment business. People with no job, no money, trips to Vegas won’t happen. Foreclosures,auto loan defaults, credit card default and student loan defaults are rising. Some rich stiff from California buying a chicken wire/stucco $800k home on a mini sandlot in Vegas won’t save your feast/famine sales job when the storm hits.

Hi Laci...enjoying all of your solo posts and posts with Jacob. I've been flirting with the idea of moving to your beloved city for the last year or so. I'm inching closer to making a move...I think I'm maybe 12 months out. I definitely want to tip my toe in the water for the first year or two until I get my bearings on Vegas generally speaking and really explore and ultimately decide which area I would like to buy a house. I was just in Las Vegas last September. I primarily came to explore and get a feel for it. I rented a car and just drove around some of the neighborhoods and I really liked Summerlin, Henderson, and the Enterprise areas. I was wondering if you could give me an approximate estimate of what my typical monthly utilities costs would run in a 1 or 2 bd room rental. To give you an idea of the type of property I would like to rent... check out 1569 Wild Willey Way in Henderson (River Mountain Community)....it's listed for rent on Trulia. That is the type of home I would be seeking...must have garage...I like the style of that home/layout...garage on the bottom with access to living space above it. I currently live near Binghamton NY. I sold my house in Syracuse NY last summer and have been renting. I've heard through the grapevine...but I wanted to hear from a professional reliable source what I should expect to pay for monthly utilities (gas, electric, water, trash removal). Any thoughts or feedback would be greatly appreciated =) Keep up the awesome job you are doing with your KZfaq posts!

Thank you so much for watching and for your awesome comments! In terms of utilities, I will focus on power and gas since those both fluctuate with the weather. NV Energy has a great program that I always recommend my clients sign up for which allows you to pay the same amount per month throughout the year so you have no surprises in the summer with a huge bill. They look back at the previous usage and will average/estimate your bill. With that size of home, your energy bill will range from $100 - $400 per month (lower in the winter, higher in the summer) depending on how cold you keep the house, if you have a pool, etc. For gas, the bill can range from $50 - $200 throughout the year, again, depending on what amenities you use, etc. I hope this helps!!

bambam rubble water is based on usage so there’s no way to estimate. I don’t pay more than $100 per month but we are conservative water users. Trash is under $50 if I recall correctly. Don’t hold me to that.

We will surely contact you when we are getting ready to push the button on the move!....on a side note...dang $100 for a month of water?...that's a little bit shocking but I suppose it's to be expected considering it's a desert location with limited water sources.

Where I live near the ocean don't have to turn on heat in winter or air conditioning in summer. Especially if you have good placement of trees. Total utility bills for Vegas are shocking. And that would be on top of your mortgage,insurance and taxes. That bumps things up considerable.
