I bought 4 lots from the State of Alaska, and couldn't be happier...Two lots are in Tok and two lots are 85 miles northwest of Fairbanks in the Cascaden sub, no property taxes...I was watching lots in Tok disappear so I had to jump in and buy mine at 30% above appraisal or I would not own them today...One is still financed that I bought last year...Both lots in Tok have a road to them...One is in the Tetlin Trail and one is north of town...Tok is a goldmine and I might buy again...I love what the Patent says "To Have And To Hold - and assigns forever"...Just because you buy land in Alaska doesn't mean you have to move there.

Thanks so much for sharing your knowledge with us. We moved/drove up here from The Tampa Bay area in August of 2021. My wife and I live near Wasilla. We rent for now, but are definitely looking to buy land asap. We grew up in Florida and while our first winter was rough, we absolutely LOVE us some Alaska! Though we checked into the auctions last year, we still didn’t have two nickels to rub together after moving. We are looking for a small chunk of land to raise our dogs and grow our own food. We aren’t quite ready for total off grid yet, but that is the goal. God has allowed my childhood dream of moving to Alaska to come true. Amen. Next time you are up this way, I’ll be more than happy to treat you to a meal wherever you like.

This is one of the best videos I have seen by someone who is not a real estate professional. I love the info, how well you stayed to facts even with your opinions. We specialize in owner financing and raw land/homesteading. There are not many who do realistic videos for up here and you guys are nailing it. It’s nice to have a video talking about buying cheap land when you have bad credit or no credit. Seems like land is worth a fortune nowadays so much so the only way to afford large acres is to subdivide it.

This is better than an any real estate professional video I've seen. Finally one that's information that doesn't involve on grid crap. One realtor on KZfaq claims people don't move to Alaska to go off grid, so I asked him why do they move there then. His answer mentioned 3 things you can find in all the lower 48. He also for some reason hates the term off grid

Awesome information to know! I have family members who have mentioned moving to or just buying land for getting away up there. It's so crazy beautiful, even though I'm not a fan of cold weather freedom from all the rules & regulations in the lower 48 would make it worth it! Amazing video as always, so much good info. Honestly, By far the best information I've ever received!!! I've been looking here since I've graduated high-school. Never thought I'd have an opportunity to get land simply because land isn't cheap.. Ive always looked at homesteading in the history books and always thought I was born in the wrong time period, lol. awesome video!! Nice. With the low interest rates today the housing market is low on inventory in our area and it can be difficult to find something. So give yourself plenty of time.

Here on the east coast you can get land loans fairly easy , the only thing is you have to put 35% down plus closing costs and have good credit. When I bought some off grid land up in northern maine we went through a bank from there. Bank's in my area wouldn't do anything for me. Raw land is to risky for them and it won't matter what your credit score is. There's also owner financing available for some properties. You also have to be careful where you buy. Some areas have alot of restrictions and some don't. Make sure your area doesn't before you buy. One more thing. If you want to go off grid it isn't a tv show you will have problems and things usually will cost you twice as much as you think when doing projects out in the middle of nowhere.

I think I saw you guys the day you were filming this video. You were out at Point MacKenzie parked on the side of the road where the 700 acres are for sale. Alaska has been a dream for years. I have family in Petersburg and fell in love with the last frontier of the US. Husband is a Navy vet and we have talked of going off grid for years but with raising half a dozen kids, tons of money isnt a reality. THanks for this info. Will be researching into this now to see if this is a possibility for us!

This video is so helpful. It’s been my dream sense I was a teenager to live in Alaska. My plan is when my kids are out of school which is a few years away is to move. I want to live off grid subsistence lifestyle.

My wife and I (her 26 me 25) just bought 40 acres of untouched forest along a river in the mat su valley this past summer. Some of my biggest tips are be patient and wait for the right one and go see your potential property before purchasing! Consider your access if you plan to live there year round. You don’t want something you can’t get to or you can’t leave during certain times of year. Just think it through. Don’t jump the gun so to speak just because you’re impatient like I am. We waited over three years to finally find our property and it’s absolutely perfect for us. Owner financing is also a bonus as long as you don’t let then screw you in interest. Great info!! We bought our 8 acres from DNR over 3 years ago, on payments with that low interest and I got a substantial Veteran Discount. We are 50 miles north of Fairbanks off the Elliott Highway and have no property taxes either!! 🙂

I live offgrid in Arizona and it too is a state few understand. Most people assume that it's just a big desert, then I tell them about our ski resorts and huge ponderosa pines. It is even funnier when I mention we got snow and it's 5 degrees out! Anyway I just subscribed. My fiance and I have talked about moving to Alaska if the laws become intrusive where we live.

There’s always land for sale in Alaska and especially down where you were at on the peninsula. Checkout anchor point, it seems they always have something for sale cheap.

Looked up one of the websites and specifically the University of Alaska land sales. Its a cash buy with them where you bid then have to pay in full at closing, no financing with them. Haven't gotten into the others in detail but have strolled through the DNR OTC.

That is so cool 👍 at 16 years old my dream was to go work in Alaska on the fishing boat or something else I had ordered a book on job's in Alaska. Now I'm almost 50 but I have 100acres waiting for retirement in around 5 years. But some day I hope to go visit 👍

Thanks for the info. A few questions. Do those plots near Tok have a lot of competition for the bids? You may say this in another video but do you mind me asking what you ended up buying your land for and how many acres? Did you have a well drilled? How deep was it? And do you have power on your lot or did you go solar?

Well done message. This is really good info for all of the younger folks that are on social media asking where to go off grid and how to get financing. I see their questions a lot. I'm much older and chose to move to far north Idaho rather than Alaska. Wife and I moved 2100 miles from family and are now off road and off grid and enjoying it all!

Good info, great scenery! Very cool that AK offers loans without credit checks. Just FYI in your Camera Equipment list, its Canon, not Cannon. Unless you're doing entirely different type of shooting! :P

Everything I’ve researched on these sales doesn’t say anything for or against an alien non-resident purchasing land over the count with a state financing contract. I suggest you call Alaska DNR at (907) 269-8594.

Been trying to find actual remote land in the mountains I'd take a horse up as it wouldnt be car accessible but I can't find any that's actually remote

We live in an area of extremes with Sumer temps getting into the mid 80s and winter temps dipping as low as -65f. In the summer we have up to 22 hrs of light and winter we get as little as 3 hrs of light. We use solar with generator backup for power. Solar works for about 8 months of the year with generator being used for the remainder.

@@wildwoodoffgridalaska Sounds AMAZING. We moved to Texas hoping for the same thing but it has been nothing but a headache. EVERYONE wants to be in my business. Permit for this, permit for that. I can only do this if I have this much of that. Not to mention property taxes are driving us out of house and home so we end up not being able to get done what we want to get done plus a full time job! We have been thinking about the Alaska bush for a while but the missing piece I finally found in your video! So thank you again!

Just FYI, that area is known as Southcentral Alaska, while the lower long skinny part, up against Canada, is known as Southeast AK.🙂 There is no area called Southern

My wife and I are discussing and making a plan to buy land there to move to. Thus video gave me some new info I did not know. My goal is to move there in a years time. I have been considering buying land before I actually move there, seems like it would be pretty easy to accomplish

@@wildwoodoffgridalaska my budget for buying will be around 20kish. I am a construction plumber by trade, so that will help, but my build budget will be nothing compared to yours.

The map I showed of AK during the video shows this. Areas in the yellowish color are unincorporated areas. I don’t have anything that is more detailed but this gives you an idea.

@@wildwoodoffgridalaska got it. I looked at it after I sent that reply earlier. Sorry. Looks like a lot of the tracks are 5-6 acres that are currently listed. It’s fairly cheap so a person could buy several of those and make a decent plot if in the right location. I would be in Heaven up there. Lol. You two love birds have a great week. ;) - Tom

We live about as far from Anchorage as you can get on the road system. Anchor point on the Kenai peninsula is a good place to look and has a relatively mild climate.

Alaska is on our bucket list. I would like to get up in the next few weeks and visit some towns and cities. Then come back next year and buy a hunting and fishing property. I would appreciate any help thanks

Just a heads up, to legally hunt as a resident you must live in the state more then 6 months of the year.

If only i had 550k i could get 317 acres through that site as a disabled veteran. Biggest problem i assume is that cost of living/cost of shipping stuff in. cant find what you were talking about with the land loans yet. Very tempting to get up, sell out of colorado that is becoming more and more californian by the second and seeing if i can afford enough to build and own out right in alaska.

Hi! So my mom's friend lives up in I think it was Chugiak Alaska. They are looking for land that's over 200 acres with a river or creek going thru it. They been looking for years. They want to live on kenai peninsula . Any suggestions for them? They want to a farm raise horses, some cows , goats sheep , pigs plus have a food tree garden as well as a bunch of green houses. They need a river or creek so they can use hydroelectric power to power the barn and home and so forth.any suggestions for them?

I’m not that familiar with land available down on the Kenai. I do know that Anchor point is a good place to start. It’s a good area for agricultural land with good soil and plenty of land of land comes available at times. My best advice I have is to search Land Watch, Craig list, Alaska list, and Facebook groups for land listings. Contact a Realtor for the area they’re interested in.

I have a buddy who bought 10 acres up there and he plans on moving g up there after school and wants .e and my family to go with him and his wife. Me and my wife talked about it in the past but never committed to it. He bought land somewhere by Fairbanks. We are both in school to be Automotive and Diesel Technicians. My wife and I have a toddler and we both love how love how gorgeous it is in the warmer seasons. Any tips for us?

Come and visit during the cold season. It’s easy to like Alaska in the summer but that’s a small part of the year. If you don’t like the cold then it’s probably not for you.

The state land sales happen every year and there is still cheap land to be purchased in AK you just have to keep looking. The current land auction is happening now through Oct. 19th for residents only, then any land that doesn’t sell will be put on the over the counter sales for anyone to purchase.

nice video but I prefer tropical islands. where there are wilderness areas with abundant game for hunting. and it is a whole lot warmer for my 70 y.o. body. the u.s. virgin islands offer numerous large and small game species to hunt. and St Lucia has the same options.

My daughter and her fiance and 3 small children are talking about just on a wim just packing up and leaving to Alaska in the middle of August with is only a few weeks from now no plans no nothing she don't work but he works at Walmart , they have no money and live off pay check to pay check, she is seeing all this great talk about Alaska but I've tried to tell her this is a big move from Georgia tmountains to Alaska it take time in planning and saving but they don't want to listen to me. Is there any advise you could give me to tell them pkz

I feel for your situation and can only offer this advice, moving to Alaska on a wim with no money and no plan is a terrible idea and a great way to end up homeless and stuck. Many people have come to Alaska and have wanted to leave but could not due to lack of money among many other things. Alaska is an expensive place but that’s not to say a person can’t come up here and find success in living simple requiring little to no money to speak of. I believe land ownership is the key. If a person wants to live with little or no income they would need to have a desire to live with little to no amenities. Sorry if this doesn’t help. Too many people have become victims of these Alaska TV shows that are in no way reality. This is not a state to play games with and demands your respect. It’s climate can be harsh, animals can kill you and financial burden of living here can be a struggle. Good luck and take care.

Cell phones generally work in most of Alaska. We always drive to town and use the free internet at the library. It takes about 2 hrs to upload a video this way. That is the benefit of living close to a town.
