I'm 75, retired, own my homestead, live debt free, and am satisfied enough to say I am living my dream life. You see, 50+ years ago, it was just a dream. I had a desire, which turned into a PLAN and by STICKUNG TO that plan, I was able to make the dream a reality. It's not difficult. It is painstakingly meticulous. Dream a dream, make a plan, keep to the ORIGINAL plan, and realize the dream. Oh, and the size of your dream? That's up to you. I dreamed big.

We built a shop 100 yards from the road and it was a good three grand plus just to set a new pole and run electric to it. We have a backhoe and did most of the work ourselves. With the housing additions popping up around us we had to drill our well deeper because of the demand increasing on that water table. Over twenty years here and barns, fencing, equipment all come before the old farm house. I would suggest holding back ten grand a year depending on the size of the property for unexpected expenses and improvements. Check out your local farm service agency and apply for CAUV. If you qualify it could reduce your property tax expense.

All of the other important ground work for building a homestead, a well water regardless of the cost. I feel it’s more important than a house. With droughts, relying on other areas getting the water from and the demand of large gardens that could be your only income. I paid 20k for my well & will never have to worry about water for anything on my property. A well can go dry but you can drill deeper and usually won’t happen for 20-30 years

16:50 ". . . to avoid paying interest . . ." I've made this comment before on this channel, but it bears repeating: Have a plan AND include in that plan, borrowing money at ZERO INTEREST. When you're done laughing . . . the joke is on you. I have done this numerous times. I've helped young families buy their first home by buying it first, myself, paying cash. I roll all the costs into the total, divide that by 30 (years) and divide that by 12 (months). Realize this: The monthly repayment math works out to $278 per month for every $100,000. I'm 75, though, and don't want to wait 30 years, so I do only 15-year loans. What's in it for me? To whom much is given, much is required. Think of it as expressing my gratitude by putting my money where my mouth is.

Predators aren't my main concern. But be aware that in addition to going after livestock, predators will also attack pets and small children. You would need to be right there with your small child if you live in mountain lion country, for instance. I have also known cases where they killed the family cat or dog. Hawks and owls prey on pets like cats as well as chickens. That said, most wild animals are shy and will stay away from (adult) humans. One thing you will need to be careful of if you live in black bear country is that bears don't come to see your property as a food source. It's important to dispose of trash carefully and far from your home, to avoid unfavorable encounters.

I live not far from you. I think the climate is great. All 4 seasons. The bears are not a problem. The ticks on the other hand are a menace!
