Couple on the hunt to buy land in Spain to build an off grid tiny house and start a homestead.
In this week's video we view 4 rural properties in the South of Catalunya, in the Baix Ebre region. They range in acreage and cost, as we start to discover what types of land are available within our budget, as we aim to build a mortgage free house.

About Us:
We're Danny and Kate. 5 years ago we moved from the UK to Barcelona, and after a few years enjoying the busy city, sunny beaches and snow-capped mountains it's time for a new adventure. We're on the hunt to buy a piece of land in the mountains of Catalunya, to build a mortgage free tiny house and start a self-sustainable homestead.

Hi Just come across your channel. We have a house in Torrevieja we bought in 2017. If we had been 40 years younger we may have considered what you are doing but at our time of life we just do as little as possible. We have a channel called Between the Lakes and we tour around on our e-bikes and fly our DJI MINI 2 drone now and again. Hi I have just seen your video about farm land consisting of 4 properties. I have neither mentionrd measurement of farms nor price of the same. You must have an atrial visuals with making appropriate boundaries of the land. As well as the cost of land as per square yard or in totality. Thanks

Hi. We were just sharing our experience as we viewed the different pieces of land. We are not the estate agents so didn’t have 100% of the details to share.. We viewed properties between €10,000 and €25,000, all with 5 acres or more.

@@SmithsdaleFarm We have been looking from anywhere between Albox to Valencia as we believed the weather was slightly better than further up towards Barcelona, however we may be wrong with this, so this is something i am keen to see in your vlogs. @@oneinap1llion Baix Ebre will be up to 40 in the summer and down to about 12 in the winter (daytime). Night times are cooler, of course. Yeah! Pop us over a DM on there and we’ll happily share more info ☺️

Thanks for the suggestion. We’ve seen a lot of people moving to Portugal recently. We considered it, but after 5 years in Barcelona we really wanted to stay in Spain as we already know the language and particularly like Catalunya. 🙂

Can we put off grid/tiny homes on 'no build' rural land in Spain? Does the different counties have different rules? I live in the Balearics..

Hi! On “no build” land… probably not. But it’s always best to ask the local Ayuntamiento of the area you’re considering and ask about specific plots you’re interested in. They will be able to tell you what’s possible or not. ☺️

Thank you for your wonderful videos. I have a question. If I buy a peace of land or olive (fruit) orchard can I build a wooden Cabin, and how big should it be? Should I ask municipalities for permission or...?

Hi Abdul. Thank you, we’re so glad you’re enjoying our videos! In reality the rules are different in each region, and even differ from village to village!! It’s best to check with the local Ayuntamiento (town hall) about specific restrictions. But as a general rule, it seems almost everything needs some kind of permission. Some things require a build tax, too.

Hi Kristine. You could try looking on Buscomasia or Kyero - they may not have coverage of all locations.. depends where you’re looking.

My God those crickets are noisy. It's as if those crickets are are rattling their jewelry at an auction. I could never live in a place that noisy. They make noise in the day and at night.

Do you know where it is allowed in spain to live permanently in your tiny house? Can you buy land anywhere and put your tiny house on it and live permanently? What about permits??

It really depends on the different regions and their towns/villages. Each one differs from the next. Some are very strict, some are more lenient. Sorry we can’t give much specific help to your questions, since what is possible in one village will likely not be the same in the next village along. It’s always worth talking to the Ayuntamiento (town hall) of any plot of land you’re considering buying, before buying it, to find out about their rules and possibilities there.

Hey Rob. We viewed 8 different properties (you can see them all across the 2 vids on here) - they all ranged from €10k to €25k depending on location, size, condition of the property and access track etc. There are plenty that are much larger or more developed for higher prices too, but we wanted to focus on getting something to allow us to be mortgage free.

There’s always international school 😉 Kidding.. we know! We intend to learn Catalan too. We can already understand quite a lot of it , we just don’t speak it yet as we’re focused on getting our Spanish to a solid level first so we don’t confuse the two as we learn.

Would you have permission to renovate and make it legal habitat ?

We’re going to double check everything with a local architect before we begin. But we think as long as we stick to the footprint as internal space, we should be ok. Outside space (not fully enclosed) is more flexible (e.g outdoor cooking and dining space). It may never get full permission as a “dwelling” in terms of registration though. We need to look into it. There are lots of other renovations in the surrounding mountains though so we’re hoping to find out from others what their experience has been.

@@SmithsdaleFarm I have read somewhere that it is not like UK where if there was a previous structure then more likely get permission to rebuild. If I recollect correctly, it was mentioned that getting legal permission to rebuild and reside in a ruin is difficult as Spain does not provide easy permission even if the structure was pre-existing. You may want to double check this as there was some mention of with roof being treated differently and without roof, as well as old buildings never had permission so it was illegal build in the first instance etc. I was thinking of a finca with ruin to rebuild but stalled the idea due to such issues in getting permission I read. Good luck keep us educated on the process :)
