We're searching for a piece of land in the Spanish mountains to build an off grid tiny house and start our dream life living off the land, on our own homestead.
In this week's video we visit 4 more properties in the South of Catalunya, in the Baix Ebre region. They range in acreage and cost, as we start to discover what types of land are available within our budget, as we aim to build a mortgage free tiny house.

About Us:
We're Danny and Kate. 5 years ago we moved from the UK to Barcelona, and after a few years enjoying the busy city, sunny beaches and snow-capped mountains it's time for a new adventure. We're on the hunt to buy a piece of land in the mountains of Catalunya, to build a mortgage free tiny house and start a self-sustainable homestead.

Me too. I am fed up with England. Been working so hard for so many years, paying huge rent over £60 000 over the years and now still living in small room in the share house, because of that rent trap. I am tired of supporting those rich people and useless government. I am making a plans to move to Spain for couple of years now. Hopefully one day, my dream will come true. I am glad to see, that more and more people are building something great like you ! All the best Smithsdale and everybody else !!

hi, nice videos and very informative , i have 2 properties in the area which i have owned since 2006, we first bought there in 2004 ,but it is very different now , there have been many changes in the last 20 yrs , i noticed your estate agent in the video , she has an interesting history for sure !

I'm guessing you have the Mavic Mini. We swapped our Mavic Air for the new Mini 2 and because it's under 250gm like yours, it has fewer restrictions. They are great fun and what a brilliant excuse to fly it around your mountain property. enjoying your videos, best wishes Mike and Yvonne

Yes, exactly, that’s the one we have. So light weight and good for many places the bigger ones aren’t allowed.. but it can get a bit caught off guard by the wind..

Great videos :) My boyfriend, I and few other people are considering opportunities and properties in North of Spain or South of France ( ideally in Pyrenees mountain range). Your videos has been great just it would be amazing if you could mention the prices of each propriety too. Good luck and please do let me know if you would be open to partner up with few people in order to be able to buy bigger land and have a community of similar-minded people :)

Hey! Oh congrats. Wonderful. The north of Spain can be very expensive, so take some time to look around at options - that’s why we went to the south of catalunya instead in the end. We’d originally started looking near Figueres but it was way out of budget unfortunately. All the 8 properties we saw in the Baix Ebre region were between €10k and €25k - depending on the location, land, size/condition of building etc etc. Take a look into the building ops carefully if you’re thinking of a community. It’s a great idea! But You’re often very restricted to what you can actually build on a plot of land - meaning only renovate the size that’s there, not building additional dwellings. But of course it depends what type of land, and what budget etc ☺️

Hi. How is your dream tiny living panning out? Have you completed the move. Me and my husband currently live on the Costa Brava, north of Barcelona. We have lived here for about 8 years. Our current landlord is giving us a year to find a new place as they want to sell. We are therefore looking for properties. WHAT A NIGHTMARE!! there is nothing. The idea of a tiny home in the countryside is so appealing. I would love to talk to you guys more about your project. I am feeling very overwhelmed and, to be honest downright petrified that in a year we will be homeless. Is there anyway we can get in contact other than via KZfaq?

Sorry to hear you’re being forced to look for something new. Depending on the condition of the property you bought, under a year is probably possible - but it would really depend on the condition and level of renovation needed. Hi there. Thanks a lot for the great insights. When did you start this project? I got to know a German couple that did a similar project in that area. As soon as Covid allows i will travel down with my girlfriend to do research and look at plots. Would be great to meet up. Cheers Simon

Ah brilliant! Always nice to know other people are looking in the area too 💚 We started looking late spring/early summer 2020, and completed our purchase on 31st July. Unfortunately we haven’t been able to move as quickly as we’d like on the build due to COVID, but hoping to continue to still make good progress, nevertheless.

I have land that you can build on near Maella 50710 for 7,000 euros and another with 160 olive trees which are producing for 9,250, you can also build a house.

Some of the properties have access to on-grid water supply. Most (especially those further up into the mountains) don’t. But some have a cisterna which holds collected rainwater. We intend to be as off-grid as possible, so rain water harvesting is already something we’re expecting to have to do 😁

What made want to live in Spain and do you know how to farm. Another thing though is would you want to get animals or horses. Sorry I’m a little curious since I really like rural area, even though I don’t know anything about farming.

We moved to Spain 5 years ago when Danny was offered a job on a post doctorate research project. We fell in love with Barcelona and stayed here afterwards, securing good jobs here. We don’t have any experience in farming, but we’re not really daunted by that. We want to build a homestead - somewhere we can provide for our family, living on very low expenses, and maybe make some income from the land too. We won’t be interested in horses, but instead animals we can keep for produce- chickens for eggs and meat, pigs for meat too, and plenty of fruit and veg. 😁

@@taiheart37 Yeah! A lot of people who are off grid get portable/rural wifi systems similar to those that vanlifers use. That’s what we’ll be looking in to. So anything that is available online will be accessible. To be honest we don’t watch much TV.. but we do want to be able to watch our fave KZfaq channels and Netflix! There is good phone signal in the area too- There’s a mast not too far away.

@@taiheart37 We don’t have WiFi at the property because we’re not there full time yet. We just use the 4G phone data when we’re on the land at the moment.

That really depends on what type of tiny house you want to build…! And where! We really couldn’t speculate, to be honest - it would depend on a lot of factors like the size you want to build and the materials you choose to use.

Do you need planning permission to live in a tiny house in Spain? Is it easy to get? Everything seems to say you need to have a house as your primary residence am confused

Hi Charlie. It’s a very difficult question to answer, because all parts of Spain are different.. even from village to village the rules vary. Our advice is to always check with the local Ayuntamiento about any piece of land someone is considering buying to live.. because they will state what is/isn’t possible. But in general, yes, you need to get permission for almost everything in Spain. Even building a fence in a lot of places…!

I know that you guys want a tiny home because of finances, but it blows my mind how in all these European countries, the land is strewn with absolutely derelict structures and no one cares. However, if someone wants to buy the land and make it productive again, then everyone cares immensely and throws ludicrous restrictions at you like only using the existing footprint! Why should you be forbidden from building a 100 or 200m2 country home? You would be paying taxes and hiring local tradespeople. It's just so backward and needlessly stupid. They should be welcoming anyone who is prepared to do the massive amount of work required to turn these abandoned areas into productive land, not throwing insane investment thwarting roadblocks at them. God knows that the locals aren't willing to do it, otherwise the countryside wouldn't look like it does.

We see how it can look ludicrous from the outside, but honestly, we too are glad there are restrictions to stop people buying the land and developing holiday complexes or huge hotels, etc. It’s preserves the beautiful landscape. But on the other hand, of course we’d love to have some freedom to build something a bit bigger for a personal home.. Luckily we should be able to extent the outside space as much as we like with decked areas etc, it’s just the internal that will be kept small.. and in Spain, you live so much of your live outdoors anyway, that it honestly doesn’t feel like an issue to us.

@@SmithsdaleFarm I agree on overbuilding hotels etc, but when it's a personal home they should let you build whatever you want as long as it is in keeping with local style.

@@SmithsdaleFarm Yes, it would. It would also increase the value of properties in the countryside, which leads to more taxes for the local council. It employs people in a country with massive unemployment at the best of times and especially provides work in areas that are usually struggling. I abhor massive tourist overbuilding but the communities should be doing everything possible to encourage and incentivize young people like yourselves to buy and improve land that is essentially fallow.
