Liv Connect is a new prefab home builder with a new spin on delivering modular homes. Last month at the international builders show in Las Vegas I caught up with their co founder to talk about a couple different models they offer. Two topics discussed in this video are their Tiny Home build in collaboration with Atomic Tiny Homes as well as their modular from Liv Connected. Watch and learn more about Liv Connected and Atomic Tiny homes, very interesting companies bringing new ideas to the offsite construction space.

Kerry, I know black is really fashionable for house paint, but if you live in a climate that has hot summers, it can make a house unbearable to live in. Years ago, we bought a little cottage and painted it dark brown so it would have a "gingerbread house" appearance, with red shutters and window boxes. Cute as a button, but in the summer that house was an OVEN. There's a reason why people who live in warm climates paint their houses white and other light colors.

Not a fan of the 10 foot width, however, they did wonders with it regardless. And in the end I kinda dig this one! (The Loft, that's what really won me over. I'd make my bedroom the loft and use the main bedroom as a full entertainment space (TV, Gaming console, laptop, more space than next to the kitchen.) Just my thoughts. And @KerryTarnow you've ruined me for watching any other content creator in this space. Fact. You're the tops, brother!

I love the black exterior. I'm just not a big fan of this one but you can't love them all. I guess it just seemed so cramped through the kitchen area but it did open up nicely in the living room. Maybe a different configuration because, personally, more kitchen space would be better for me since I love to bake and cook. I love the look of the last one (on this episode) you showed! This is real progress and I hope a lot of people like this one for a starter and then upgrade to the other one when they've found their property and readied it for a permanent buildng... then they could integrate both with a ADU or vacation RV on the base model, with reliable quality they're used to for the main house choice/configuration.

Good interview/video, especially because you use PREFAB as opposed to MODULAR. That said, the majority of these types of LIVING UNITS are SAME SAME but with a hype twist - essentially distinctions without a meaningful difference, it’s still a Park RV although one could argue that it doesn’t meet the 3 season living component of the PRV spec. The significant benefit of this type unit is that it is PERSONAL PROPERTY, not REAL PROPERTY, which provides certain tax advantages and can be moved but how many people actually do that? Take a look at any mobile home park anywhere in the country; see any/many that appear they’ve been there since the 60s, 70s, 80s… yeah, they (many/most) turn into eyesores. If one could purchase (not an investment!) a similarly appointed unit with the same layout/amenity why would anyone pay $130K+ vs $85K+? Is all the added labor and hype of these types of builds fundamentally beneficial to quality of living or even (perhaps most importantly) financial common sense? It’s the simple principle of substitution and generally, paying less is better if not smarter. Recall: “A fool and his money are soon parted.” Love the cool factor, but one can’t help wondering about the noise factor - the level of reflected sound owing to all that birch faced paneling. A limiting factor for these units is where are you going to put it? Sure some are ADUs, but if you’re considering a RV park or manufactured home park as your landing pad, go find a nice one, well maintained with mature landscape and few over the hill models, with available space - MH parks in much of the country are packed to the gills. There are a lot of units Kerry has featured that I love, and this one is nice too: just look before you leap.

"Park model" is a very specific designation for taxation/regulation. A property with a PM on it does NOT get assessed for the increased value of the home. PMs are under 400sf and are on roadworthy trailers. Saving ~$2k/year in taxes is significant for tiny home and there are places tiny homes can be prohibited. As a "trailer" needs less approval it can't be stopped.

This industry has a problem. They don't seem to know their market very well. At $300- $400 per square foot, the cost of land, the cost of wells, septic, electric and ground prep, the price points are 100% unrealistic. People looking for tiny homes are looking for a cheaper housing alternative. I've watched a lot of your videos, and my conclusion is always the same. It looks nice, it's unaffordable, and there are never any realistic storage options or decent closets. The units are not livable. They're more like expensive hotel rooms.

You are throwing me Kerry. I ff all the way to the end to hear you talk about price and nada. The problem I see with almost all these pre-fab small homes are they cost more per sq. ft. than regular homes. Apparently no one told potential home buyers that "sustainability" was gonna cost us a pretty penny.

People who're interested in this type of housing understand they cost more per square foot and they understand why. You can't compare a sticks and bricks house to a house that can be moved, especially when they're built as epically as these. This isn't your grandmother's mobile home.

My mama always told me first got nothing nice to say keep your mouth shut. I think the owner of this particular company was never taught that. I’m so unimpressed with him.

Didn't like it. Kitchen and bathroom were crap. No great amount of storage. Bedrooms without closets? C'mon....

Kerry , not your fault in fact you exercised a lot of patience but getting a root canal is more enjoyable than listening to this guy. Awful communicator.

No thank you. Besides the horribly bad tour guide, not to mention the model itself, this is one BIG BORE. Sorry Kerry, not for me!
