Absolutely fabulous talk from Nikhil. Its so heartening to see some of our richest and successful self-made entrepreneurial leaders be so humble, philosophical and honest (even about their drawbacks). It is also so refreshing to see him share investment information openly - this is the culture which we need to drive in our kids, so that they grow up to be successful and still be very secure about oneself. I felt the host interrupts Nikhil just when he is about to say something profound and interesting (she can always agree, disagree or add once his thought process is on the table); or maybe its been edited poorly to fit into the time slot. Anyway, absolutely enjoyed watching this piece. thank you.

Few pointers - 1) Real estate calculation shared , he also needs to consider an appreciation of 5% PA. Other than the 3% rental. 2) He has 40% debt and 10% gold , as he is F&O trader and has to maintain a 50-50 liquid and equity component. #general though . Good episode Sonia , good luck. A very good interview and Nikhi's suggestion about increasing the property tax for one is so simple yet but when you think of it so effective to bring so many more under the tax net. Just loved the way both conducted themselves - the interviewer and the interviewee - in a very articulate excellent interview.

don’t agree with return on real estate. home prices have given in excess of 16-17% cagr in major metros over a period of last 30 years. so it’s not just about 3% return on cap but appericiate adjusted is much higher
