We review our experience using Quad Lock ICF (insulated concrete forms) for putting in our foundation for our timber frame home we are building in the Colorado Mountains.
We are DIY builders who are trying to save as much money as possible by doing the work ourselves.
Curious about ICFs and what to choose? We answer many common questions in this video.
Bryan did the entire assembly of the Quad Lock forms himself and reviews what you need to know about this DIY foundation project.
Overall, a good experience and appropriate choice for building a home in the Colorado Mountains.

Have you thought about using ICFs? Or have you already used them? Time and money saver?

I think they are a money saver less labour and heating and cooling the home will be better also fixing drywall or other is better.

Great work. How did you construct them? I've ordered my kit from Quadlock but the guy who promised to rent me bracing has changed his mind and the cost of buying new ones is to high. Any help?

Great video guys i was looking at rammed earth yet has no rvalue and here in Australia it is a must. This looks so much simpler thankyou for posting.

Thanks for the information, I noticed that Quad-lock ICFs are available in Australia as well, I think they are a great product with the un-assembled shipping compactness and the different choices of thickness available...the ICF method is ideal for extreme temperatures, specially the above 40degC (over 100F) we get here in Aus...Subscribed!

@@peterbeyer5755I'm also from Melbourne, I've been looking at zego and eco-block, I'm not sure about prices for any of them but this quad-lock has more options on R-value they have a branch in Sydney so it all depends on costs but definitely a good product

Nope this was just the basement area so far. The house will have wood siding:) The basement will be walk out, so the exposed area we hope to do in stone.

Excellent video. We also will have a 12ft. tall wall. Can we pour the full 12 feet in one day?

Yes absolutely. We poured the footers first. Then later, did all the walls in one morning. Would recommend help, though. It's more than a 2 person job for sure!

How did you determine where you wanted to build? It looks like a great spot with beautiful scenery. Did you go through a real estate agency or did you go to a builder that has lots? Hope I’m not asking too many questions.

We looked at real estate in Colorado for about 5-6 years, initially in a different town further out, then switched to this area, since it was closer to Denver and would have more work opportuny. We wanted an "alpine" feel, so we drove up to the rural mountain areas & looked at real estate there. it was about 1 year of looking before we found the listing and it was a great deal, so we got lucky. We contacted a few people directly who owned land in the area, but those didn't work out. Because we were destined to have this awesome lot!

Can you explain the costs of the Quad Lock system in relationship to your house size? How many square feet is the first phase of your house? Have you considered the Quad Lock System for the floors too? I watched their videos and they seem good too. Thank you.

Quack lock you would use for concrete, so we are not doing concrete walls for other floors; just the basement. It's not so much the costs, but the time and if you plan to do the job yourself; that's why it made sense to us.

Thank you I am looking at using ICF blocks under my log home but I was told I can not have a basement in TN and the builder does not like them so I am looking to build else where. I am looking at using Build Blocks or Fox Blocks thank you for the video.

@@6969redhead You can have a basement in TN but a walkout basement as most areas have high water tables.

Looks great! How resistant are ICFs to rodents? I'd be a little worried they would chew up the insulation. Thanks!

Haven't had any rodent problems in the 3 years we've been here so far.

what slump were you pouring on? I do concrete and I would guess you need at least a 6 inch slump to make sure it goes down all the way. maybe even a 7-8 and it would go faster eh?

Did you do a 12-foot pour? I thought the max was 8 feet at a time.

I have looked at Thermacell ICF, and have there price list which will be sent to you upon request. About half the price of Build Block. Bracing is not required according to the owner Mr Bennett but extra care should be taken.

Did you have to install dimple board on the exterior to help with water drainage?

We did not install that. We had water proofing over the ICF.

Lol. it fluctuates a bunch during winter. The sun makes a huge difference!!! Today was sunny and 46 and I barely needed a coat outside.

Just the Quad lock kit itself was about $4900 (not counting the cost of the concrete, but you can find that outlined in our video of Top 3 Expenses getting started).

I build high rise buildings in Ontario. Outer walls of are building is Nudura icf. I am part of cast in place. Don’t touch the foam. Remember icf stands for I can’t form 😂

What are the measurements of the quad lock forms?

We had 12x48 x 2.25 thick blocks of foam. the widths can vary as well as the thickness, depending what you choose to buy. Ours have a R22 value.

the individual panel piece is 12x48x2.25". Then you create a "railroad" (2 pieces parallel, with plastic ties between to space them apart- however you want the spacing to be- our spacing allowed for 8 inches of concrete thickness. this an odd construction, you could of had a monolithic house built in 2 days and a complete build in about a month if that, but it's your house so good luck
