@@bharathikanna2362 EMI for 20 lakh or 30 lakh for 20 years is 20,000 or 30,000 approximately. நீங்க ஒரு ஊர்ல transfer ee இல்லாம permanente a settle ஆகறபட்சத்தில் , சொந்த வீடு ஏதும் அங்கு இல்லை என்றால் சுய உபயோகத்திற்கு தேவை அடிப்படையில் மட்டுமே கடன் வாங்கி வாங்குதல் சிறப்பு.

சரிதான்.. ஆனால் இப்போ ஒரு flat 30 லட்சம்னு வெச்சுக்கிட்டாலும்.. EMI 50k கட்ட பயந்து வாடகை வீட்டுல இருந்து EMI கெட்டமா சேமிச்சி வெச்சி 20 வருஷம் அப்புறமா பாக்கும் போது கைல பெரிய பணம் இருக்கும் .. ஆனால் 30 லட்சம் வீடு 20 வருஷம் அப்புறம் 1 கோடி ஆகும் .. அப்போ அந்த சேமிப்பு பத்தாமா போயிடும் 😥

நாம் போடும் முதல் குறிப்பிட்ட வருடத்தில் பல மடங்கு உயருவதைப் பற்றி குறிப்பிடவில்லையே. சொந்த வீடு வாங்குவது ஒரு விதமான முதலீடு தான். திரும்ப கிடைக்கும் போது பல மடங்கு உயருகிறது. ஆதலால் இது தவறான கருத்து. வாடகை வீட்டில் வாழ்வது மிகவும் சிரமம் என்பது பலபேருக்கு தெறிந்த உண்மை.

My uncle when he was having a salary of 16k in the year 2004... he built a house for 10 lakhs including the land cost with 2 floors... from 2004 he is paying 7k emi till now, now his salary is 1 lakh but he is living in that house for free since its a 2 floor, he is living in 1 floor and remaining floor he rented for 10k and he is paying 7k emi and remaining 3k in his pocket..... so don't buy apartment which is worthless, buy plot within and construct a house but see that it is within half of ur monthly salary..... in future definitely salary will increase but emi will be same...

மிகச் சரி. காசு இருந்தால் PLOT வாங்கி வைத்துக் கொள்ளவும். 50/55 வயதிற்கு மேல் அதில் வீடு கட்டி சொந்த வீட்டில் மண்டையை போடுவதே சிறந்தது. அதுவரை வாடகை வீடே நல்லது.

If you like flexibility in your life, rent a house near your work place. saves commuting time, fuel, tension, etc. Rent/EMI ratio has become 1/4 in many places. If rent is 20000 you need to pay 80000 as EMI to buy that house. Remember, the builders will never allow the prices to fall. Even if real estate market goes down, when you try to buy , builders always quote the higher price, because once the price comes down as per demand/supply, then their control is over. Invest the difference between EMI and Rent in a Mutual fund or at least a Recurring deposit/PPF for a period of 15-20 years, if you don't want risk. Buy a house after 10 years.

Best piece of advice on this thread. People assume land/house prices in India will increase exponentially forever. Just need to look at the 2008 housing bubble in the US to know why such assumptions don't hold.

Key take away is apartments don't appreciate much any more due to more supply, less demand. But the good news is eventually prices could go down due to less demand. It was the motive of demo and crack down on black money within India by the BJP.

Enna pandradhu. We can't live in rented home also. Rombha scene poduvanga. I bought a flat 2bhk 966sq.ft for 30 lakhs. As mentioned in the video, it is outside Chennai (selaiyur interior) I am facing difficulty in commute to office. Takes me 45 mins to 1 hour. But own home la irukkura feel ae vera. Kashta pattu travel pannalum worthu da nu feel aagudhu. Risk eduthu dhan aaganum polla. Let's hope for the best

Avanga avanga sonda oorla veedu vaangi settle aagunga...ivar solrathu ellam chennai'la veedu vanganumnu aasai paduravangalukku tan suit aagum...veedu vaangurathukku munnadi keep in mind the points below... 1.Plan your financial sources if only one earns from a family wait for the family to settle from other problems then plan for the house 2.if you are working in private sector means before planning anything saftey your job first 3.mostly select the place in your native place so that document and other works will be easy 4.plan your emi 5.if your are waiting for some consolidated money before buliding or buying house wait for the money to come in your hand and then plan 6.choose good building materials 7.there are subsidy schemes for solar power and pradhan mandiri schemes. According to him some points are valid but if you plan good on your financial sources and make good moves you can still own a home There is guarantee of salary for govt employees if you are a private employee make your salary guarantee and then make a move... Had some initial amount in hand and then go for loan...dont go for full loan amount... 50:50 or 40:60... If you are getting some consolidated amount during your loan period try to pay in principal amount so that emi can reduce along with interest rate... Never give up your dream of building your own home... I can...y cant you guys... If its your dream go for it with well plan... All the best...

not true. Real estate boom was fueled by black money during corrupt UPA period. Now after demo and reforms, black money cannot or does not come out that much. Thanks to BJP. It is the reason why demand is down and because of that supply is high. Flats are not appreciating much and eventually cost of flats will come down. It is the motive of the BJP government. Don't fall for the false narrative by naxals that economy is down. They do not know anything about economy. Yes auto is down but it went too high in the previous years and it is normalizing now

Guys please stay away from IIFL and Yes Bank. Both are in severe liquidity crisis due to slow down in construction sector. Nothing wrong in taking a cue from KZfaq interviews but do a proper research before investing your hard earned money.

Lease house is good for middle class no problem for 3 years lease but one small amount will be credit in recurring deposits for three years will be a good idea. Iam living in lease house at Bangalore but I think Chennai house owners are mostly asking rent or one lease 11months
