Dude in usa ,canada most of the houses are made of woods and last longer then 2/3 generations.

Novice dreamer do you own any house in USA or Canada? I have lived in US on H1B for six years. The woods available and used there are of high quality of Canadian Oak or walnuts which are very durable to weathers and termite and available in fraction of price compared to India due to proper agricultural of these woods there. In India, using these woods simply skyrocket your material price only above 50 lakhs+. Heck even using WPC or PVC material only will cost equivalent to budget of this total renovation! Indian’s hot and humid weather is prefect condition for wood hampering due to termites, fungus and constant temperature variations! Believe me bro! I know all about wood and interiors as I own my plywood factory and know all the nuisances about these!

This is in a Tier 3 town area. Labour will be cheap, sand and bricks also may be cheap. Add another 5 to 7.5 lakhs if you are planning to build it in a city in Andhra Pradesh. Basically, you and your family member like Husband / Brother / Father talk to a few contractors. Some good contractor will educate you, you will learn a lot. 100 squares (10 feet by 10 feet) costs anywhere between 1.5 Lakh rupees to 2.25 lakh rupees for a middle-class home. This home is 1450 squares. So, if you want a basic home, you will get it for 25 lakhs. If you want granite floor, teak wood doors, high-fi bathroom fixtures etc., cost keeps increasing. Contractors will also take you for a ride. Some good-natured contractors do a good job for less profit. Some people charge more and give good quality, some people charge more and cheat people with poor quality materials. So, you have to be very careful and vigilant. @@susmithadasi Be clear on what your family wants, don't try to impress relatives. Your good friends & relatives will always appreciate your home no matter how simple it is. Jealous relatives and so-called "friends" will any way indirectly criticize even if you build a palace. If the budget is tight, go for vitrified tiles or mosaic instead of granite or marble flooring. So, with the saved amount, you can have a home theater room or buy cozy sofa set which you can use daily. Who wants a granite in bedrooms where 80% is covered by bed/cot? You can always have nice carpets and change it every 3 years. 3 to 4 good carpets for living room, small carpets for bedrooms will together cost 12 to 15 K max. I am talking about 30x40 middle class homes. If budget is tight or you do not want to burden yourself, don't furnish the entire home at ones. Use your existing almirahs, sofas, cupboards for 2 to 3 years, and slowly add one by one, things like wardrobe, sofa, lighting fixtures, kitchen interiors, home theater projector, good speakers etc., Because for a 30x40 duplex home, the interior budget can go as high as 15 to 25 lakhs. Sofa sets in showrooms are expensive by 30 to 40% because they add huge showroom expenses, staff salary etc., If you live in a city, there will be at least 2 to 3 companies who produce sofas in godowns and sell it from there itself at an economical price. Everybody claims they put great material inside the sofa, but they usually put not so good material, outside upholestry will be luxurious. On the other hand, you can get your own wooden furniture done from Fevicol or other furniture catalogues where they have lot of designs. You need to have reliable carpenters for that. If you feel Architect is very expensive, hire junior architects with 3 to 5 years experience who are already working for an Architecture firm. They can get your work done at 25 to 30% of the original price. Tell them you want to encourage youngsters and give them a chance. Where to contact them? search for "architecture"+"3D studiomax"+home plan+architect in linkedin. You will get 100s of professionals. You can get freelance architects on freelance.com or similar sites. Don't care what others will talk/gossip, because they will not come for your help if you face any crisis like job loss or unexpected expenditure in family (May the almighty not give you such challenges, just saying as an example). You get a lot of interesting designs and will easily last for a life time. Do your home work, 1000s of designs/Architect created 3D model photos/actual home photos are available on Facebook, KZfaq, Instagram etc., Through google maps (google street), you can actually see the front elevation of millions of homes from around the world (Indian government has not given permission to map Indian roads for google street for security reasons/terrorist attacks). You can see homes of Dubai, the US, Australia, Europe etc., You can go to a good area in your town/city and take photos of homes you like from outside. If any of your family members can supervise the construction, you can get the house constructed by hiring a contractor (he will get the laborers and carpenters). You need to be careful while buying materials. Some greedy contractor will cheat by asking 60 meters of plumbing pipe, you might actually require only 40 meters. Remaining 20 meters he will sell it later. Companies will put up to 50% discount for wardrobe plywood and vineers if they have little old stock. Contractors will buy those materials and charge you full price. Basically, meet more people who've constructed new homes. Visit them and ask questions as to what could have been better, what was the learning experience, what is their suggestion for newbies like you who want to construct a cozy home. If you want to give a portion like the 2nd and 3rd floor for rent and you planning to stay on ground+first floor, think twice. Because if you spend additional 20 lakhs to build a 1,000 squares 2 BHK home and rent it out for 12or 13K, it is not worth, because, after 10 years, the rent would have increased to 20 K, but if you keep the 20 Lakh in a fixed or recurring deposit, it will become 45 lakh in ten years and fetch interest of 30 to 35 K, whereas the extra home will give you only 20K. Therefore, its a loss. On the other hand, if you take a loan and pay the EMI for 20 years, that is also a big loss because you can make a lot more money by paying the recurring deposit or mutual fund investment than to build an extra home for rent and pay the EMI. However, if your locality is in a posh area, you will get more rent like 25 to 30K a month, in that scenario, you can invest for extra home for rent income. If you have enthusiasm, interest, and grit, you can get your home built under your supervision. But you don't have the energy and interest, no time, in that case, award the work to a trustworthy contractor/engineer after seeing their previous projects/works, after speaking to their previous clients. One lady whom I know challenged an Architect and build her home herself by hiring labourers and maisons and carpenters. The architect was stunned and scared about his business thinking if everybody does like that, what will he do for living. It is just an example, Architects bring a lot of ideas to the table. Coincidentally, I happened to speak to a known guy near a teashop today evening. He is from the construction field. Asked him a few questions. He says, in contract construction, cheating happens in the quality of cement (substandard quality). Hollow bricks also the same case. And interior plywoods come in poor quality too. They put interesting laminate on the outside, plywood will be of poor quality. So, you need to be double sure about the source of these materials.

It's impossible to build a house like this under 25L. If I assume, the city where this house was built has a very low material and labour cost, still it is impossible to build such house with this low budget. I work as a Purchasing Manager for a real estate company, so I can tell you, this house definitely cost way more than 25L.

@@nandhakumar2004 it's highly impossible to include interior work because 10 years ago the cost to construct single storied house without interior was 8 lacs. I personally handled the construction of our home back then.
