Cornwall's Strangest Town: A Real Life SimCity!

On the outskirts of Newquay in Cornwall sits the most ambitious housing project I have ever seen. Nanlsedan sits on Duchy of Cornwall land and is scheduled to be completed in 2030. Roughly half completed at the time of my visit in February 2022, the new town will eventually house almost 4000 new homes. A new high street has already been completed as has a school fit for around 400 pupils. Many people have already relocated to the town. It is an almost unreal environment, akin to walking through a film set. Pastel coloured creative house designs scatter across a carefully planned and well manicured patchwork of wide streets and boulevards. This place really has to be seen to be believed! Join me as I wander the streets of Nansledan and talk to it's residents about what life is like here so far.

I like the fact that both Poundbury and Nansledan look like the local vernacular, which helps to create a more diverse built environment. Too many of the new developments look identical wherever they are.

@@Casper-we3dq They deliberately destroy our old buildings, towns and cities. They are "anartists"... a group of people obsessed with imposing their hatred of upper class people on all of us by destroying everything great that rich people built and paid for. Even though our old and beautiful buildings benefit everyone, regardless of who paid to have them built. The original "anartist" was a man who hated art and submitted a urinal as a piece of "art" in the early 20th century. His name is Marcel Duchamp and there's a very interesting and enlightening speech given by David Starkey about modern art and Duchamp specifically.

Love it. Bought in 2019. Quality of build by @Morrish homes is excellent. Only some 500 homes out of a potential 4000 have been built so a long term project. Picking up on some of the comments tree planting on all homes is a feature with fruit trees in communal areas for all to share from apples and pears. Properties have purpose built nesting holes for birds and bees. Good communal spaces and next phase will see playing fields for older children, major road access with large supermarket , bar / restaurants and Independent shops.Residences also have protected SANG nature area across from the school to enjoy. Properties all come with allocated parking and / or garaging but too many residents opt for garaging and then use it for a store and then moan they haven’t got enough parking space. 🤔 Key for the development will be how it expands and communal areas adequately maintained by the Management Company.

Have you seen the beautiful green fields this monstrosity has been built on...now where are the badgers,foxes,wildlife gonna go...the prices are astonishing...its a carbuncle....there's one in st awful...st austell and its vile too

Really interesting! The first seconds I thought you were in Appledore because of the pastel coloured houses, but then it looked too new. And it was 🙂 Interesting project, and it looks actually pretty and well planned. But I fully agree with you about the Truman Show feel, Sim City, film set etc. because everything is so new and unspoilt and there is no litter anywhere and very few people. But that is just now, and it will probably wear a bit and look more "normal" in a few years. And people will move in and have a normal life. I am happy they make the houses look a bit traditional and that they have made alleyways and different kinds of facades. I think this may be a very good project.🙂

Most of the houses here do have back yards. Garages and residential parking are mostly in the mews behind the houses and gardens, in the interior of the blocks. There's more greenery and more trees than are apparent in this video. They're still young and small, and branches were bare at the time of Wendall's visit. The town will eventually feature many more civic institutions, parks and public spaces, and more businesses providing jobs, to which many can walk from their homes. The streets and intersections are designed to slow traffic, and to be interesting and safe for pedestrians and cyclists. Of course the town will acquire more character and charm as it weathers and ages, as moss and various green things take root in the nooks and crannies, and as more residents add their personal expressions to the place. All new neighborhoods are soulless at the start, until souls begin to show up and establish their lives there.

We stay near Newquay and saw that estate being built love the school very modern it's ok for new builds to be built aslong as they include council homes for the local cornwall people

This place is an exact replica of Poundbury on the outskirts of Dorchester, Dorset. Also on the Duchy Of Cornwall land. And still being extended since late 90’s. There is a lot criticism in the community between Dorchester and Poundbury and neighbouring Weymouth. Channel 4 filmed a short drama called the commuter starting Timothy Spall. I don’t know if they all have wooden framed windows in Cornwall. But most residents are complaining, as rules say they’re not allowed to change them to insulated windows.

We have lived here for 5 years and have really enjoyed it. There is mostly a great community spirit. It will be much bigger in time so not sure how that will change the general feel of it. For personal reasons we are moving and I will be sad to leave but glad I lived here when it was so much smaller..

There’s a strict list of businesses that can and can’t operate on the site so takeaways like a chip shop wouldn’t get on here. There is a pub and supermarket planned though. Won’t be for a good while yet though. The next quarter is an arts and crafts area with a large nursery, restaurant and more shops planned.

This was really interesting Oli...as I haven't been there yet and it was a great idea to show us around 👍. I can't make my mind up about it really... I suppose time will tell. It takes time to build a community I suppose. I'm all for individual looking houses and the fact that they built different price ranges means a varied community too. The school looks amazing and we sure need more of those...hope they get doctors, dentists and everything else that is obviously needed too...time will tell, as I say. It’s not perfect by any means. There’s a few people who feel they own the place and try to run the gaff like a dictatorship but the vast majority of people are good, honest, hardworking people of all ages, backgrounds etc. we love our neighbours. They’re amazing 🥲

I walked past there every day to get into Newquay! An hours walk! It’s a loverly part of Cornwall! I love the different colour houses. There building these kind of properties all over Cornwall & lots are cheap as chips if the council rents them 🙌🏼

If ever you are passing Dorchester call into Poundbury and have a look at Charlie Windsor's development up here. The place is twee yet soulless, just like Nanlsedan appears to be. Considering that Poundbury has been building since 1993 (almost 30 years) you would expect it to have some sort of soul or vibrancy to the place by now, but no. Poundbury has a theme park feeling about it, like it is recreating some past period, but unlike, say Beamish Living Museum, Poundbury feels 'fake' and is 'fake'. In places, Poundbury has started to weather and some of the buildings (mostly those used by businesses) are streaked with dirt and grime and are no longer the pristine state they once were. it will be interesting to see how Nanlsedan fares as it appears to be in a equally windswept position as Poundbury is. Wendall come up to Dorset some time and do a comparison video. Keep up the great content.

It's difficult to judge a place just from a video. But my impressions are mostly very positive. Architecturally it's varied and interesting, there seem to be plenty of open spaces and the bright colours of many of the buildings are suited to that unique Cornish light. Anywhere built so recently is going to have something of a movie set about it at first, but I reckon in five years or so it will have acquired a more lived-in patina. Might just be a model for other projects of this nature. I'd really like to have a look around it myself.

Wendell, I listened to some of the comments sent to you calling you an Emmit, can I just say that you live in Cornwall now,, you contribute to the Economy and you pay your dues, you clearly enjoy your move and ss far as I am concerned you have every right to live where you choose, the people who criticise should adress their comments to the owners of the Second Home division who use Cornwall as a Piggy Bank. I lived in Cornwall for 12 years and served my Country, yet even though I was doing so then similar comments came my way, my reply was o.k you go and fly my Aircraft to protect our Troops....that shut the majority up, Wendell you produce greatly informative quality blogs and I am a great supporter of you...in fact most genuine Cornish people would applaud you, I know I do...respect to you Wendall always

One thing I did spot was it all seemed to be on the flat ,which for all age groups is great . As for community and New Town success ,a return journey in about 100 years , only time will tell ,won't be an overnight success just like that !

Currently writing this as I watch u on our TV 📺 I think this new development looks really really nice ….. yes it doesn’t have the character like the traditional house in Cornwall but there is definitely a uniqueness about the place. I love the bright colours each building has been painted in and the different styles. The community allotment which I think I saw is a lovely way to bring the community together ( I’m a gardener by trade so anything like that is a big ✔️) It would be deffo worth a second visit Wendall????? What do u think????? Once it’s matured about maybe 🤔 Very interesting indeed thank u sooooooo much for sharing

It’s hard to add character when you can’t even change your door colour or get a door knocker without written permission from the Duchy! There’s a massive community code you have to follow. You can’t have anything visible from the street in your garden, like washing lines and trampolines. You missed out the parks too! There’s some lovely play parks.

The houses where you say about parking…we don’t have any parking. Only a garage. This also isn’t the main high street. That’s going to be the next street along.

I'm not a great lover of modern housing but that looks really nice. I know it's a different thing but if that was built in Birmingham the green spaces would have been left to their own devices and the grass would be three foot high and the streets would be filled with rubbish and fly tipped sofas and fridges within 12 months.

I noticed no potholes or litter. It looks like a ghost town that people haven't yet moved into. Normally, when a housing estate is built, people move in as soon as each house is completed, and only a few houses are under construction at any one time.

You hit the Nail on the Head thought the same as you it reminded me of the Truman Show completely..even the shop looked like a set. Did any spotlights fall from the sky🤣. Think though the pastel colors look great. Just could do with a few pubs there. Agreed looks like American especially where i spent sometime working in a place called Exton in Pennsylvania. Exactly the same looked like a film set there as well. Looks well maintained but what will it look like in 20 to 30 years time, wondering what the build quality is like. Thanks for the video.

There is a planned new town just north of St. Charles, MIssouri (a suburb of St. Louis). It looks somewhat similar to this. They call it "New Town". Care was taken to plant large numbers of trees, giving the place a look that is certainly less stark than what we see in your video. Is the climate in Cornwall so harsh that trees don't grow easily? Your video has inspired me to make one of my own---look for it soon on my KZfaq channel "St. Louis and Beyond".

I think it looks great, I love the Newquay area but had not heard of this development so had to Google where it was, there is a huge amount of building and development going on in and around Newquay at the moment, I just hope that they attract permanent residents and are not left empty for 4 months of the year but I also think with all this building work what are the residents doing for work (are there even enough permanent jobs for the amount of housing being built), unfortunately if houses are built without employment opportunities then crime rates will increase and so will desirability of the estate.

The build quality is unfortunately not good quality. My family live in the estate and we’ve had the entire ground floor replaced three times right back down to foundations because of cut corners, snagging list as long as the A30.

The build quality is very good. There’s three different builders so some healthy competition. I’m a Sedgley born girl but lived in Newquay for over 15 years and it’s home. Wouldn’t want to live anywhere else.

@@WendallExplores I recognised your accent straight away :) we live in Nansledan and you filmed our house. We enjoy living here and our only gripe is we bought off plan and our allocated parking disappeared and we were told we had to park in our garage or on the road. The road you were on will be a main route once it’s finished but it won’t be the high street. That hasn’t even started yet! Come back again in a year and see how much it’s changed. It changes month by month! Hope you’re settled down in Penzance x

Give it a few years the houses will be run down and corners damaged because theres no side walks, feels like they have no privacy living on the street like his and a small garden thats overlooked by multiple other houses like most streets these days, it all looks tight with 1 or 2 random massive openings, like you said it looks more like a 1960s film set.

I hope this town works out well as it appears to be a great plan. The nay-sayers are always out there. Tree's take years to grow, you have to wait.I would have enjoyed seeing more of the buildings instead of Wendell's face. I'm concerned about the houses being built so low to ground- isn't this a(periodic) flood zone? Insurance might be expensive if yes.

Speaking of "The Truman Show", it was filmed in a REAL master-planned resort town in Florida, and King Charles mentioned the community in his architecture book.

Leon Krier, who designed Poundbury, King Charles’ other town, also advised on the city plan of Seaside, where Truman Show was filmed. I’ve been visiting Seaside since the 90s. It’s still thriving, but only wealthy people can afford to live there now.

@@laurieiz77 Oh I know. I remember when Seaside was being built. It was always for the wealthy though it became even more so over time. Most of the houses are second or third homes and are vacation rentals most of the year.

Is it so hard to just give more parking, these little towns are always a nightmare to park, I say that as a tradesmen who is forever parking streets away lugging tools about.

So so many houses here are second homes on Airbnb. Just what 4 years after being built as affordable homes. Many Arabs/Chinese investors own multiple properties in multiple rows! 🤪

Strange Old School Houses, No front or back Yards in Many Houses, Not Many Trees or Fences so Wind would be a Problem, Why no Eves or Verandahs. They Look like they would be Hot in Summer. Cheers Mate. Social experiment Gaol Town.

One of the first things I thought about was parking. I think it is most essential to be able to park without restricting the flow of traffic. It looks like some of the houses don't have an offroad parking space or garage, something that is essential if you want to charge an electric vehicle at home. Good to see no yellow lines but no doubt they will come when the towns population grows. I don't think I would want to live there, it's just too erm, too neat and tidy. I expect I will go there for a look one day but I'm in no rush.

We don’t. It was a big shock when we found out. They said oh you’re expected to park in your garage. We do but we have more vehicles than we can park in a garage as we have a large family and the older kids need cars; they can’t get to their hospitality jobs by buses even if they were running early or late, which they don’t! That’s Cornwall for you. We also use our cars for work!

This is not an experiment, there are many similar developments, i believe poundbury Dorchester was first, decades ago.

I have mixed feelings on this from a societal and architectural perspective. It is a huge improvement on typical auto-oriented suburbs in the UK and their typically mediocre architecture. At the same time, I don't think the revival, almost pastiche architecture is a good fit for modern life. You can incorporate modern building practices and innovation, and still create the urban design that places like this (or it's predecessor Poundbury in Dorset) without adhering slavishly to historic revival architecture. I wonder if it's because it is just new, or because it had a significantly smaller budget, but it seems like the building materials, landscaping, and other qualities of this new development in Cornwall look slightly faker and cheaper than what I've seen of Poundbury. In either case, I do think New Urbanism could be beneficial in the UK (and other parts of Europe and North America) for new towns and retrofitting existing suburbs, but I think there should be an openness to a wider range of designs, functions, and architectural innovations within them. Some of the Scandinavian and mainland European newer eco neighborhoods could offer better models towards this end.

Seems some people long for trad architecture so it's fair that finally this is built again after decades of drab newtowns with modernist styles. To me this seems quite homely place, it lacks a bit of trees though

Well, there is some nice houses, but it seems rather cold. It's like it has no soul 😔. Not at all scandinavian. More like you said a movie set. Not to offend any living there and it would be interesting comming back in a few years.

The sun shines a lot in Nansledan, but it’s deceptive, that wind is bitterly cold. Come back in the summer and we’ll all be out and about.

I grew up in a village just up the road from what is now Nansledan. It used to be just fields which had a tendancy to flood. The non-Cornish residents are reporting drainage/flooding issues. It's just a while elephant which has yet to be finished. It's strange how there is supposedly a 'vision' for this place of a bustling town and community, yet only up the road is a town called Newquay which nobody is interested in doing anything with. The high street is dying, so why is this place going to be any different? These places always get talked up. It will just wind up a big souless ghetto, but an expensive one. A lot of the houses are air B&B which is against the rules apparently. When I saw the school being built I was adamant it was going to be a hotel because it's so big. The other strange place which is similar to Nansledan is Poundbury, near Dorchester, UK.

The reason it looks quite soulless or fake is because the complete lack of nature. They need to plant way more trees, I did see a couple of saplings but not much. Nature (as well as people) will bring it to life.

I live in a flat here above the roundabout and I’ve got to say that I would advise against buying here. The ‘Prince of Green’ has put up houses crammed on top of each other, made to look expensive and fancy when in reality they’re all looking increasingly dilapidated not even 5 years in and we’ve found our interior to deteriorate scarily fast. Shockingly little green space, no balconies gardens for flats to allow you to air washing. No where to lock your bike up and threatening letters if you use the hallways to store anything. It’s a gentrified dystopia that lacks heart and soul and has been built solely to line the pocket of the Duchy of Cornwall! Shop elsewhere if you’re house hunting 😂

Prince Charles didn’t build anything. He owned the land and has made a few pennies off the sale. Young hoodlums? One kid on a bike. Hardly the hood. Why is it weird and strange? It’s just houses and a few shops with a school and more planned. It should feel like Cornwall as all the architecture is based on Cornish architecture. You weren’t on the high street, that’s just a side street…the worker in the shop got it wrong. It is an experiment. The wind will get less as the development get bigger. You can see the sea from lots of houses and flats. It is mixed income with a mix of social rented, part buy, part owned, help to buy and full price open market new builds that are climbing in price and value every year.

The monologue about the kid on the electric bike was tongue in cheek banter. It’s very obviously not the hood. I think I make it quite obvious from a few minutes in that I like the development. I compliment it many times. It is a weird and strange place. I haven’t been to any other town in the world like it, with pink yellow and blue houses everywhere. It’s lovably weird.
