I have worked in The Villages, Florida area for over 22 years. I worked for the developer of The Villages for 8 and a half years before moving on to ERA/Grizzard Realtors. In those 22 years I have sold over 1000 homes mostly in The Villages but since joining ERA/Grizzard I have sold and listed homes outside of The Villages as well in communities such as On Top Of The World, Del Webb Stone Creek, Del Webb Spruce Creek, Stonecrest, Latitude Margaritaville, and many others. Ira, I'm pausing the video to suggest that you don't need the music but if you prefer to have it at least turn it down, it's very distracting. Thanks for the great information and effort.

The information was good, however the background music was too loud and I found the loud music to be distracting.

The new 159 per month amenity fee is only for new sales and resales. The people currently living here have a cap which I think is 155. My average monthly bill for Amenity fees/water/sewer/trash runs about 220. 151 of that is my amenity fee so 69 covers the rest. We have electric only and that runs about 120 on average. I pay about 150 for cable and internet through Comcast, I do not use Comcast for cell service either. You save 40 to 50 a month on taxes if you have the homestead exemption.

Thank you for your honesty IRA. You let us know not to depend totally on the estimated monthly cost that is on the Vi👍llagers site. Even though they have the disclaimers at the end of the total cost it's better to hear it directly from someone like you who actually lives there and works there

The main variable for electricity is the size of the home. The homes Ed references are 1530 and 1590 square ft. For those 1,200.00 annually for electricity, +/- 10% is on target.

Hi Ira, thank you for the valuable information. Yikes, a $500 water bill! There are cheaper places to live, but the lifestyle and the activities are what draw so many people to The Villages. If someone is going to stay home and watch TV all day, they should find a cheaper place to live.

The lady had a problem with her toilet continuously running. Normal water bill wasn't that high.

Ira, I have 2 designer rental houses south of 466A. There numbers seem about right to me EXCEPT the Amenity/Sewer/water/trash, cable, and power. My amenity/water bills average about $240 a month. Power Bill on both all electric homes average $100 a month, and renters set the temp wherever they want. Basic cable and internet are $125 a month. Just got my property Tax/amenity maintenance bill and it was $2898 of which 775 was fire and amenity maintenance. This is for a $250k house with NO homestead. Several big misses in my opinion. Lawn care/mowing/exterminator fees are about $90 a month. Also, you have to pay termite bond of $150 per year. Their insurance number is high though, which is weird because it is the villages own insurance company! Figure $600 a year for a stucco house and about $750 a year for wood ( I have one of each). This is from 4 years of ownership on one house and 2 on the second. One a Jasmine, the other a Wisteria. Oh, throw in 75 bucks a year for power washing too. I think any way you look at it, it is a good deal.

Only 100% disabled veteran doesn't have to pay property taxes but The Villages is a nother thing and The Villages developer doesn't give a break on that

You know I sold my home for 479k I st Louis To live in the Villages . We looked houses in the 350k to 400k Range. I could not believe the after market coast . I have class A motor home 400k Cornerstone Park beside my home . To many. Rules

Wow, you are going a bit overboard there. I keep track for tax purposes and based on that info, I would say that overall their numbers are about dead on. Some are high, some are low, and a few are missing, but bottom line they are pretty close - I would say $1000 a month is pretty close including Taxes and even lawn care - especially if your bond is paid.

@@lowridinpacker Thanks Ed I appreciate that info .. Once I cut the cord with work Ill be on the goode ole fixed budget plan. So maybe 1.5 times to be extra safe??

rameye that should be plenty, if you buy a 250k house. It helps a lot if you pay off the Bond and do your own yard work too. The bond is at a pretty high interest rate compared to a mortgage. Only problem is you have to pay it off all at once when you do

@@lowridinpacker Ill prolly do the snowbird manuever for a while--- Trying to really work out whether to be a snowbird renter for 6 months a year or snowbird owner ... It's matter of whats cost effective in the end--- seems pretty close to break even at this point (assuming a cash purchase). Im sure they both have advantages.

@@rameye I would advise renting if you are not sure. It will also figure out where you want to live. The only issue with that is that prices will continue to rise a bit. Good Luck! I would love to get a 6 month renter in one of them next year, I lose my longtime renter this year because he decided to buy after renting from me for 4 years.
