This is the True Cost To Live in The Villages FL. There are charts everywhere but here I go beyond the charts so you can see just where your money goes and what it pays for plus some other expenses that seem to be missing from most charts!

It definitely saves a good amount of money if you can buy a house with the bond paid off. Taxes will depend on which county you live in.

You are correct! The newer the home, the higher the bond on comparable homes. There are 3 different counties in The Villages also, taxes will vary.

Same price house in NC beach town = $797 per month ($697 if you take out lawn care). Taxes are way less, no amenity fee, no bond. Insurance is higher at $250 a month for wind/hail, theft, flood. Nice breakdown and good to see a comparison.

Thanks Scott! I'm from New Hampshire where there are no sales or income taxes. But watch out for those real estate taxes - MUCH higher. They gotta get it somewhere!

i agree--I just bought a place there--thats pretty much how much it costs! I looked at similar very nice communities ( kinda similar--nothing really compares) anyways similar costs.

Great video. How much cheaper would you figure with the small 2-bedroom starter homes?, i think they are called "Patio homes" in the $250K price range. Thanks

Hi John, thanks! Patio villas are the least expensive homes here, I've owned two of them as investment houses. They are pretty much $300,000 to $340,000 now! You're looking at about $1100. vs $1500.

Thanks for explaining... Besides your mortgage, expect to pay $1500.00 per month for all household expenses (food extra)...

Good video. Thank you. I am confused why folks are saying the $1500/month is expensive. Amenity fee and bond fee are the only two things that are unique to this type of living. The bond can be avoided by buying a smaller/older home. Even if your mortgage is payed off, we all still have to pay for all the other items mentioned (no amenity) per month.

Yoy always have the amenity fee of $189 and the bond maintenance fee will vary with the original bond amount.

What county place in the villages have no bond and low property tax?

Lady lake properties have no bond and some older homes have the bond paid off. All new homes have bonds.

Can you get an older house for 200k in villages with no bond, lower property taxes residual monthly experiences of less than 700.00?

It cost more to live in The Villages than the surrounding areas. You are paying for the unique lifestyle that The Villages offers.

I'm from seacoast New Hampshire. much more expensive to live there! But The Villages is more expensive than surrounding areas, you are paying for the lifestyle.
