Economists have mostly gotten it wrong over the last decade or two and the best thing for you to do is study the 18.6 year real estate cycle which can determine when the highs and lows of the housing market happen.

Thank you for your insight. The real estate economists that I follow have gotten it very close to right for the past 10 years. The only time they were off was when they said in 2020 that we would only increase in sales by about 10% and obviously it was a lot more. So they were just more conservative in their estimates.

My thoughts are, buy a house when ever you are ready, i have waited enough and the house keep getting more expensive, i would probably have some equity by now

It really depends on what you are trying to accomplish. I don't think extra debt is ever a good thing. I would speak with a CPA to see if your goals should include a Home Equity loan.

That would be awesome! But I don't see it happening anytime soon. Perhaps the end of 2025 or beginning of 2026.
