I have lived in Orlando for 45 years. This is the most inaccurate list of best neighborhoods. No Dr. Phillips, Windermere, Winter Park, Lake Mary, Lake Nona, etc.

I chose inland. Id rather experience strong winds occasionally than live in a fire, earthquake, water surge, freezing temps or volcanic zone. Pick your disaster. No place is safe or perfect all of the time, but Florida is nice most of the time.

I live in central Florida 300 yards from the Atlantic ocean. 2004 we were hit by 4 hurricanes but nothing major, If you look at the shape of Florida central Florida curves into the west. Many hurricanes continue north and hit the Carolinas. I love living on the coast close to the beach and of course I have hurricane shutters and a whole house generator.

Avoid ALL coastal areas and you should be fine. I always buy a home inland, at least 50 miles inland. Orlando is very hot in the summer and very cold Dec/Jan/Feb. I know, I have lived in Florida for 30 years. I have been to Orlando in the summer, winter, fall and Spring. The weather sucks for most of the twelve months.

You have to check with the HOA in the neighborhood. Typically not allowed because most HOAs require a minimum of 6-9 months rental period.

It depends on the number of bedrooms and the lot you select and the upgrades you select. They have all price ranges from 400-900 but this one would be somewhere in the upper $700k range.

I was approved for a mortgage a year ago and have yet to even look at any properties because prices are so inflated. Out-of-state buyers and investors keep driving prices higher, leaving local buyers out of luck.

These are great questions. There is a chance that buyers will have to pay commissions or some type of fee structure depending on which agent they work with and which home they buy. Sometimes cash buyers get a lower price. And yes there are flood zone maps

Exactly. There is a Cost of Waiting for rates and prices to come down; which may not happen. You miss out on amortization and appreciation, not to mention a beautiful home. Buy down options of 3/2/1, 2/1, 1/0 etc buydowns are still a good option.
