DAY ONE in our new-to-us, 120 year old Victorian mansion in Nova Scotia. An absolutely insane number of things happened to us one day one - there was water in basement, there was water pouring from the ceiling, we didn't have power in half of the house, or hot water in any of the house... it was a rough start! So we had to get our hands on a (used) water heater, start emptying out the basement, and start tackling the laundry list of things to do on the thoughtful renovation (restoration?! rehabilitation?) of this house....!
We arrived, walked around our house for the first time, found a roofer, a plumber, an electrician, started drying out the basement -installed sump pump- discovered a massive leak (ceiling waterfall), located a water heater, and came one step closer to finalizing our plan for heating this house. Plus we also filmed that house tour you watched last week… not bad for a day’s work!

As touring performers we bought a duplex for two reasons. 1-it was much more financially viable. 2-when we were away for weeks and sometimes months at a time it was reassuring to have a trusted and responsible tenant on the property rather than leaving it unoccupied. We lived in a college town at the time so there was no shortage of responsible, quiet, serious, early career academics to rent to.

Keeping the houses separate makes sense, as a performer you don’t have a `regular’ income. Also while you’re away, your renters will be there to warn you if problems arise

I agree! I think a lot of people will be interested to see the history, the hard work & restore/reno! 😊 I'm in Ontario & I'm interested because it's in another province. I imagine people from all over the world will be super interested to see the outcome! And all the hard work. Thank you for letting us in on your adventure! Twenty-five years ago we bought a house in Salem, MA that was 215 years old. The history was in the walls! We did lots of renovation before we had kids. One born in the house. In the 30's the house had been moved to the current lot and split into a 2:- family because of housing shortages.

Shannon, my husband and I are restoring a 100 year old house in Queensland, Australia. When he was moaning, I patted his hand and said, at least the roof is not pouring water through the ceiling like Shannon’s in Canada. At least the radiators didn’t freeze and explode like Shannon’s house. I think keeping the duplex is sound as it will provide rental income and help pay the mortgage. ❤

I might be taking a typical American point of view but have you considered bringing legal action against Nova Scotia Gas and Electric? You might have to sue your new found pal, the realtor . He should be insured for such circumstances/catastrophes. I feel like a heel suggesting this but you’re facing a goodly stint as Bank of Shannon Makes and a little righteous legal action might be just the ticket, and appropriate. C’est la.

Got to the part where comments said the house couldn’t have originally been a duplex, and had to reply. Of course it could. 😂 My grandmother was born in a duplex farmhouse on the Alberta prariries in 1917. It was still used as such well into the 1970s, 10km from where I grew up. Duplexes were more cost efficient to built and heat when more than one family was involved in the farm or ranch. They weren’t common but they weren’t rare either.

So, having owned, lived in, and renovated a nearly 100 yr old house, I really felt that the wall and dual staircases were original when I watched the first video. Moreover, 2-story duplexes were not out of the ordinary for the time. I'm glad you're not tearing the wall down and I'm excited to see where you take this!

If the two staircases are original you may well find the wall between the two parts of the house is structural. Removing it could prove prohibitively expensive as it would mean restructuring a good portion of the building. Even opening doorways causes issues because point loads have to be transferred down to new footings in the basement floor. In houses that old, even "non-structural" wall have become structural as the building has settled. Those non-load bearing walls have a way of triangulating loads to stabilize the structure.

Nova Scotia has a number of these ancient duplexes. I considered buying one a number of years ago. They are beautiful but lots of work. You are courageous and I can’t wait to see the progress ❤

This was sooooo cool! I’m retired and we’ve owned and/or refurbished 3 houses between 100 and 125 years old. Sooo much work but so worth it. You show the basement damage and all I can think is…..”there’s a basement ?” Lucky……lol. It’s all going to be sooo beautiful when finished. I gotta tell you I’m kind of jealous…..lol!

Smart idea to rent out half of the house. Great income and you can keep an eye on it. That’s how I make my income. I love it and my tenants love me!

Rent a commercial dehumidifier and drain it to your sump pit to dry it out down there quickly. Then you can add a normal residential dehumidifier to your new sump set up when you get that sorted. Hang in there and don't be discouraged....it takes time to work through the major issues on old homes.

To clear the drain,get a large pot of hot water, buy bi_carb and a gallon of vinegar. Put bi carb in the drain big drain so 2 hands full at least, poor a steady stream of vinegar it should bubble up wait a minute then poor hot water... Saves a plumber ❤

So reminiscent of our 30 year reno of our 1870s house! We also had radiant heating, and needed to replace a couple of broken rads; we found them 2nd hand--very cheap. And redid the plumbing ourselves. This was 45 years ago, and they still are the best heat ever!

It looks both so exciting and hugely daunting! With the split house thing, both options are so tempting, but it seems from your walk around that even just one half of the house has a LOT of usable space and room to spare. Renting the other half would really help recoup your costs. Love watching this content, even seeing the bones being laid bare like this is so exciting!

We’ve had a ton of snow and rain this year, along with power outages. Not just in our country but across Nova Scotia. I hope you, in the future think about a generator (Honda) to keep you warm during those times. Your home is absolutely beautiful and the journey to make it your own is going to be a treat for us to watch.

This makes me think of my own journey when as a young woman I flew from Hamilton to Fredericton with 3 days to buy my first home. I never thought I would work so hard to renovate but believe me it is one of the best things I ever did!!! I’ve renovated a number (6, I think) of houses that I’ve owned. Some quite old, like yours and some not so old. I absolutely salute you for taking on the effort. I either lived or ran a business out of all my houses and I truly loved renovating them. It’s hard physical work and you have to keep several things in the air at once, but it’s soooo rewarding! I warn you, you might become addicted to the magic of it.❤️🤗🐝

I think the duplex is a great place for you. I once owned & lived in one. Once rented; you are living rent free, you have better tenants, someone is always watching your house when you’re out of town. Great idea!!

In my misspent youth I once bought a house that was red tagged AFTER I moved in. The demands were beyond my immediate capability. The guy from the city came out, toured, and gave me break. It was a duplex and I fixed the rental first.

A year later, it valued at $100k more than I paid including repairs. Equivalent to $200k today. I retired early on my youthful labors. BTW, put Peppermint tea in a spritzer and use it to wash your face. Recommended by my ancient doctor 60 years ago when I was a child with a rusty nail in my foot and allergic to tetanus shots. You need a tetanus shot. It saved me from lockjaw through 30 old house renovations. Spritz it on every scrape or wound for faster healing. Extra benefit: 60 years of Peppermint tea gave me smooth wrinkle-free skin and zero skin creams on my body. I also use it as a body wash. No wrinkles or blemishes! Cheap! Free if you get a patch started in your garden and dry it before it freezes back in winter.

You say you’re not in love with the mini split idea.i love the idea of only heating or cooling rooms I’m using. We would save a lot on the electricity bill by only using heat or cool in the rooms we are in. Also, my house might be considered a duplex. It began as a tract home in Southern California. A one bedroom apartment was added many years ago. I don’t mind when the apartment isn’t rented out. But when it is rented the money coming in each month is a nice benefit to us, and over time it really adds up! We bought the house in the 90’s. The rent we ask is quite a bit below market rates here, because the renters are nice, usually quiet and take care of the apartment. Even though we are asking a low price for rent, it nearly covers our mortgage payment! The longer you own your house, the more the value increases. Especially if you keep up maintenance and it has good street appeal. Your house is darling! I love the historic details! It will cease to be a burden, and become a blessing when you can live there (comfortably), get both sides fixed up, and get the other half rented out to good people who keep up their half, and pay their rent on time every month! Renting the second half of the house is a financially mature decision and helps the housing shortage in the local community. I would urge you to get a responsible long term renter if you are not going to be around to manage short term rentals. Nothing breaks a landlord's heart (and bank account) more than finding broken/stolen items. Nightmare renters are real. In no other industry is a more valuable asset given into the care of strangers for so little as a credit check and a rental application.

To be fair turning it into a full bed and breakfast would be epic. You living in the side with the kitchen window thing, and having that dining room be open for guests to dine a preplanned menu, and the other half being converted into all bedrooms with that bathroom being shared by all would be soooo cool. Like a real traditional bed and breakfast kinda thing, not the hotel-like everything ensuite kinda style. If that made any sense

OMG! I can only assume things got better because you are still there and showing the filming. Your blessed to have so many patrons so far. With adding to your audience on you tube your revenue will help some too. Do you have a trailer to haul things from both places? Cause you could save lots of money by hauling your goods yourself. I understand things are very expensive in Nova Scotia. But, that the people there are a nicest in the world. I would like to make a suggestion. Organize a meet up/work party but for the purpose of helping hands for skills on projects. You would be surprised how many people would be willing to help you for a couple of days to get things done. Communication with your community is the greatest thing you can do.

Yup, I'm aware that it's a nuanced situation. I also don't think its individuals renting out half of their houses that has completely shit the rental market. There are definitely many sides to consider, and they are being considered :-)

I’m getting the biggest kick out of watching this reno. My husband and I renovated a 200 yo house in upstate NY when we were first married. Took us 18 years. We did it all ourselves including plumbing and electrical. It didn’t have modern electricity when we moved in, only old fashioned knob and tube. Fortunately our roof, stone basement and siding were all in good shape. I loved that house.

Actually some big homes where built in halves, because two related families lived together. Probably the larger part at first was used by parents. The smaller half was for a newly married, grown child. And sometimes as the family dynamics changed, children left home, newly married had children, an older spouse passed away and the growing young family needed more space so they kind of space swapped.

Your house reminds me of a friend's house built circa 1910 and it was a duplex from the start. It didn't occur to me that yours wasn't. (No trips to Nova Scotia were made to form my opinion!) 🙂

That basement is aweful, I wouldn't worry about any "antiques" down there, you have lots in the proper house that you can use or sell. My idea is that maybe the house was built for 2 families (that were close) or maybe the same family with different générations (grand-parents and parents / parents and step-parents). They could share the land, the cost of construction, share some common room if they wanted to but also have privacy when needed.That could also explain why even if the layout is similar, one part of the house is fancier than the other (maybe one family was wealthier than the other).

@@ShannonMakes I see multiple for sale on Craisglist where I live...less than $50 a piece. You can do the whole house for under $1000. They're out there. Don't need to be new...they last forever if they're taken care of. Factor in $1000 to go pick them up..still a deal.

The fact that you mention Craigslist strongly suggests that you're in the USA. I dunno what city you're in, but the entire province of Nova Scotia has *half* the population of the city of Montreal... we are very isolated, there are VERY few resources available on the secondhand market. That's not to mention that used radiators are still a sketchy proposal... I was still interested, and we can do the pressure tests if necessary, but trust me when I tell you that there were none available secondhand, and we were under a very tight deadline to get heating installed in the house, so it really wasn't an option.

We have a 1950s refrigerator in our basement and I use it as a fire safe for old tax records. It’s so heavy that it would be really hard to take up the rickety stairs and it’s really pretty and it’s over insulated so it’s great for protecting against fire.

The wall may be a support wall. I thought about all of the huge houses in Maine that were built specifically to be apartments, or duplexes. I don’t know how old they were, and unfortunately I was never able to tour any of them.

This video brings back memories for me! I was around 12-15 when my parents did most of the renovating of the old family farm house and property, so I helped a little and saw a lot of the work ;) The family house was not as bad of as this house was, but they completely redid the electrics and the plumbing so almost every wall and floor had to be opened. The main barn however.. The house and property where I grew up had been a small but fully functioning farm as close as 10-15 years beforehand and had been home to about 4 generations. The property was filled with what I would describe as a metric shit-ton of stuff :) It is quite a bit better now, but we still go in the barns and old storehouses and go 'huh, interesting!'.

Actually, duplexes are a fairly common housing type. Over the life of a building, they would rent the second half out, use it to house elderly relatives or newly married children. Or just expand into it as more children arrived. It's a nice flexible housing type. Just like it was common to build what we call 2 flats here in the city. There were several in our family. Unfortunately, in this Era of ever larger houses, more people are turning them into single family homes. As families continue to shrink....

I can't remember a hell of a lot because I was awkwardly craning over my sewing table cutting out skirt panels and ruining my back but hang in there! It will be a process, but you'll get there!

Your house might be older than you think. The stairways match a house we own in Nevada Iowa built in 1873. Many of the features also match our house. It could be we had the same builder or they purchased the stairway pieces from the same company.

Yea, it's entirely possible! People have been known to change the "build date" on deeds if major renovations/updates were done, it's possible that happened here. Will have to do more digging into it's history to uncover more info!

It may be too late now, but rather than baseboard heat do in floor. At least on the ground floor it is easy because the cellar is not finished. If you have to pull down the main floor ceilings, adding the in floor heating will be easy for upstairs as well. It really is not difficult. It is more efficient and more effective than baseboard and cosmetically invisible. All you will have is warm feet. LoL.

We had the exact same situation with t he basement of our 1800s house in upstate NY. Once it was all cleared out with professional help..we found that we only needed a yearly reemout to keep the drain from the house to the main city sewer at the street en. Kept the basement dry. This was due to root growth during the year invading the main outflow.

Some of the things that are kind of cool, but you don't have time to refurbish, you can auction off to fans who can do it. That would save space in your dumpster and let them have new life. Plus help contribute to your house repairs.

Over time, I have lived with most kinds of home heating in all kinds of climates. The heating I've found to be most comfortable and even are, radiant flooring, steam radiators and baseboard hot water. The worst are electric baseboard and forced hot air. These last two are abominations in my opinion.
