I bought a new courtyard villa over 2 years ago and paid just under $214 a sq ft, the key to my purchase was getting the exact model that I wanted and ceramic tile floors as I didn't want the rolled vinyl.

Be careful when looking at the MLS and VLS maps for active listings...when you zoom in, a lot more dots show up. There is a huge inventory of homes both inside and outside the Villages to the east and it seems like more people are leaving than coming in. I expect prices to drop a lot.

I understand there is another tax hike on the way for one of the counties in The Villages. They were talking a cost of well over $300.00 and possibly more per year. Some people will be priced right out of The Villages.

We got ours for $244 square foot, but what really mattered to us was location. Robyn definitely helped us get the best house for the $. She tells it like it is and that's what we were looking for.

We recently bought a preowned home through the VLS and the commission was calculated at 5% on the closing docs. I believe, and I may be wrong, each VLS agent (buyer and seller) received 1.5% and The Villages took 2%. Great video Robyn!
