I'm impressed with how clean and pristine this house is. Such a wonderful location. House has so much potential. Depending upon your needs, I'd be tempted to turn the front two bedrooms on the second floor into a large master bedroom with an ensuite bath. The smaller bedroom on the second floor is the perfect size for a study office. Rather than turn the wet room on the first floor into a bath, I'd make it a laundry room (washer & dryer). This home will make some lucky buyer very happy!

If I was not waiting to hear back about 2 other properties, I'd seriously consider purchasing this one. It would make a fantastic vacation home for me and my wife, as well as our adult children and some of my wife's family in Genoa and Barcelona.

The bottom floor I would make into an upgraded mother in law apartment. Second floor would be the living area and a main kitchen. Third floor would be two bedrooms and the small bedroom made into a good sized bathroom. That area behind the curtain would be the utility room. It has a fenced yard for the dog where the orchard is. I like that it's out away from town and by the mountains although I live by the majedtic Olympic mountains in Washington State, so those are really "hills" to me... We didn't get a chance to see inside that garage.

On the ground floor, do a guest bedroom and a library/office in the room with the fireplace. On the next floor, the lounge and the bedroom are already connected (above the stairs), break through, and have a connected space by turning the bedroom into a lounge and the lounge into a kitchen/dining (water from bathroom below). The bathroom can be reworked to turn the back hallway into a pantry and the space under the stair, into a laundry. On the top floor, take a corner of a room and turn it into a hall bathroom or an en suite.

A lot of property for the money with great views and plot size. I'd probably use the ground floor as a 2 bed guest suite with bathroom & expose some features. I'd make the 1st floor the main kitchen / dining / living area with cloaks WC & create rear access (if permitted) to a new patio area since at garden level with better views. Top floor - master bedroom suite with large bathroom and dressing room or extra bedroom - since all offer great views. Replace garage with flat roofed carport. ❤

Intriguing property, seems like it has much potential. Do you have any idea on the age of the structure? With walls that thick, I would think it goes back many years? If so, I would love to know the original configuration and perhaps what it was used for. The only major negative (for me) is the neighboring buildings and their vehicles. If there was some way to move the front entrance to face the garden, that would be preferable.

I personally LOVE sea, this is why we bought a house on a seashore in the South of France. I go to the beach every day, when it is hot it is nice there to swim , in winter i just run there or sit and read. So i wonder what people do where it is warm but there is no beach? Like what do u do all day when there is no beach to go to and walk on. Especially when your place is on a hill

Very nice with smple layout. Does being inside the National Park change anything like taxes, fees? I wish it had more windows all around the house! If possible I would remove that wall that has the 2nd floor bathroom door and expand the bathroom into that small hallway. Love your videos!

Beautiful position and views, and as you say liveable as it is. I have the same questions regarding owning a property inside a National Park. Are there any legal/official differences, and/or costs - from owning outside of a National Park? And I would also like some larger windows (and balconies) toward the some of the views... is this an issue local authority-wise as it would be; inside a town/village?

No it doesn't change anything with regards to taxes etc. There would be regulations for some outdoor works but nothing that is restrictive.

I would expect at that location that there is a septic tank for this property - possibly too far from service areas and low populated, to warrant septic. As to internet - wouldn't satellite be available (?) although costly I suppose.

This is an incredible property! Being inside of a UNESCO National Park are there any restrictions as to what can be done to the surrounding property? Not knowing what wild game is available in this region, is hunting prohibited? Any idea as to when the structure was built? Having a decent heating source would greatly help in keeping the property in good living condition. Moisture buildup in the home during winter can cause issue with mold. Is there a gas supplier that can refill the large CNG tanks with gas for heating? The views there amazing! BTW, never give out the location as to where truffles are growing. Keep it secret for you and your friend. We had our hunting and fishing spots to ourselves as family growing up, back in the day when neighbors wouldn’t freak out watching you put a shotgun in your car in the States.

I have been watching enough videos about italian properties and i have notice that in the bathrooms there is almost more space for the bidet than for the shower . Why is this? Maybe italians use their bidet dalily to wash the necessary parts of the body to get clean and take showers less often? I am not judging, I am just curious. Personally, I think the bidet is very useful.

When i first came to Italy ( had an italian bf) we were in a hotel, shower head was up way too high, the other i do not know in english, not my mother tongue, where water comes out straight, was way too low. So i asked him how on earth do u italians wash your private parts? In the rest of Europe we have shower head on a flexible hose, like in USA as well. He then showed me how to use a bidet. I personally think it is quite dumb to wash yourself in a shower and then go on a bidet to wash genitals.

I must admit the continuous complimenting of properties that need lots of maintenance may work against this channel. People will stop believing how ´stunning’ something is. It would be much more helpful to give an indication (or range) of how much it cost to bring central heating in a house of 3 stories, the cost of bringing double insulated glass windows, the cost of redoing a terrass, the notary and taxes charges, the cost of permit to build/rebuild, he time required to get permit. All this is information is more useful than telling us we can make a 4th bathroom out of a room with no piping yet. Meant to be helpful to your audience.

We could stretch the videos to an hour but that's too much. When people are interested then you can go further into details not everyone wants this information on first viewing. How can I not compliment a property when it's such good value for money in a great location? Would you prefer I just give all the negatives? We give an appraisal of a property How it is in the state it is and at the price it is, people can then decide if they want to talk further, sorry if you don't agree but this is how we work at the moment.

But beautiful, you make me laugh. The average building for livestock here in America is nicer and in better condition than those shacks you showcase as beautiful and homey.

Um I'm not sure what to say to you 😅but do you HAVE A CLUE about ITALY?? you obviously don't all of Italy is three, four 1,000 years old. These towns most every building is old. The house he's showing here is ancient built with stone and people Love these! I love these homes people go in and remodel these and they're gorgeous. You cannot find any other type of housing except for very old houses that were built in stone of okay. You need to educate yourself on Italy and what it means to be there. How the people are? Why don't you watch some videos on Italy bro because you're really ignorant. These old 300-year-old houses are awesome! If you would like to buy a new condo or something like that then you need to Google brand new condos. Otherwise this is the type of place you're going to get in Italy. Or you can buy the ones that have already been remodeled that are just like this but remodeled like you are dum and RUDE

I’d reconfigure the entire home. I’d take all interior walls down, move the entire staircase to the back right hand side, open up the entire first floor with a huge kitchen with island overlooking the family room where the fireplace is. I’d expose the stone ceilings on the first floor (if they’re stone) as well as on on the wall where the fireplace is, right side wall. I’d have 3 bedrooms with bath on the second floor and on the 3rd floor, a huge master suite with en-suite bath room with separate tub and large shower and a walk in closet. I’d rewire the home with updated recessed lighting throughout. The renovation would probably cost twice as much as the house, but you’d have a great open floor plan and master suite all updated. Looks like there’s plenty of room for a nice size pool as well. This could be an amazing home. This is a great home to renovate, although, It might be cheaper to find a piece of land and build what you want as opposed to spending 200K on renovation, pool, landscaping, etc.

You need to understand how homes are built here. You cannot just rip down walls, especially in a stone property., it is not allowed. When you buy in italy its not usually about Restorations v new build because in locations like this you cannot buy land to build you end up restoring what is already there which for this size would be cheaper than building from scratch

@@AhomeinItaly Thanks for that, because it's something I'll need to bear in mind. I'd go for this had I sorted out other factors in my life, and I'd try to have some of the work done by contractors. I've done enough hard work in my life.

@@AhomeinItaly is it not allowed because it would compromise structural integrity or because it’s against the law? If it’s structural then I would think that there are ways to build support beams or have a structural engineer design a support structure that would work. Again, I’m not sure it would be worth it, but if I’m going to spend a good portion of my time there then my preference would be to open up the floor plan and modernize it while keeping as much of the character as possible that stone homes offer. I renovate homes in the US and I’ve done my share of structural modifications to concrete block and poured form walls that I think would work to enhance structural integrity of stone homes.

@@jmobing3972 for both reasons! You cannot add supports and extra supporting beams because it is a stone structure, openening are limited in size no matter how many lintels etc you add. Same rules apply all over Italy its part of building regulations. If you have a cement structure you can have huge openings.

I’ve watched videos on KZfaq where they completely restructure stone homes, pour cement roof gables for new roofing beams, etc. I just assumed that it might be possible to completely renovate. Would the regulations or building codes/laws be different if buying and renovating a stone ruin? Many of the videos I’ve watched seem to be dilapidated stone homes/ruins that are being renovated, although I have seen a couple that have been newer structures.
