Reits are lowly priced because of their business structure. They have to pay out most of their cash in dividends. So they have to grow with dilution or loans. What you might want to check with VICI as extra due dilligence is their loan maturities. If they have lots of loans that are maturing this year or the next they might have to refinance againt bad rates. Just a tip, i didnt check :)

Its nice to DCA into right now and we all will be wishing we went harder in 2-3 years when it goes up 50ish% cause interest rates get dropped to sub 2% and the quality REITs will look like Gems

Loved VICI for a long time. Thinking that the entire industry is in for a dump when the economy tanks. Great long term performer though if you are young and can wait out an economic down turn. Just dont jump in with both feet. Accumulate slowly over time is probably the way to look at it. These next 2-3 years could be tough for everyone. JMHO

For anyone thinking the dilution is a bad thing here. I know its a little short sighted, but you will get the point. Lets say you and a friend own a real estate company that has 2 similar houses each worth 100usd. You and your friend each own 50 shares. Now, you and your friend decide to create 50 shares and sell it to a third friend, they sell the 50 shares for 100usd. With this new 100usd, you and your partners buy a third house. Now, the company 3 owns similar houses, and you own one third of the company, meaning around one house, nothing changed… the third friend entered the company, but paid for what he has.

Been buying Vici for the last few months. It’s still a good price, but it’s already almost 5% of my portfolio. And I’ve already got O as about 8.5% of my portfolio, so I’m gonna slow down on the REITS for now. WM dropped 5% today, might start getting more of that.

I’ve always considered portfolio “balance” a myth because markets are cyclical. At times, you may be out of balance because of buying opportunities, and right now the speculation is some high quality REITs are undervalued. What I’m saying is, I’ve been loading up as well and i don’t feel bad at all. 😂😂😂

I have been thinking about what are good areas to invest. With a huge amount of people retiring, they are going to need healthcare, entertainment and long term care. VICI is in that equation.

i dont gamble because the house always wins. thats why i own VICI. feel like word must not have gotten out sufficiently about this REIT or we would see a continual uptrend along the lines of V. judging by the continual popularity of vegas including during the years of the corona virus insanity i feel like an investor cannot go wrong with VICI as a cornerstone of their portfolio. in a year or two we will be the lucky ones that got in at these current, maybe not to be seen again, low prices. cheers

Share dillution is not a red flag for reits. In fact it might be better to dilute in high intrest rate environment. You see, for a REIT to be a REIT they have to pay out 70 to 90 ÷ of their income to their shareholders in te form of dividend. They enjoy tax benefits in return. But because of this they cant grow with their own cash. So they either borrow or dilute. When their loans mature (and they have to re-finance) in a time of high rents its often better to sell shares then to lock in a big loan against bad rates

Reits will suffer while bonds are safe and paying close to the same as reit dividends. As long as the interest rates stay here or higher, BDCs are the winners until rate cuts begin.

Dont understand, but ok. O dividend growth is 3%. VICI has 8%. That makes a huge difference in the long run.

Fan of both. Owner in O...which is a strong argument for me in keeping own portfolio simple and manageable without me paying attention. That being said, with VICI spitting out close to the same yield now, there is compelling reason to favor VICI buys today.

Vici has almost a 6% dividend and it has lost over 12% in value. That's an overall loss of more than 6%.

It's doubled its share count in 3 years. That means that your investment was halved. 6% dividend yield doesn't even begin to make up for that.

Please inform yourself on the workings of a reit, its totally different from any other type of company. In these circumstances its probably good to raise capital with equity instead of with debt.
