The roofer doesn’t come up with replacement cost. The insurance company does. This guys a joker.

What an idiotic statement. Xactimate or other 3rd party estimating programs come up with the replacement cost. Adjusters as well as contractors agree to use these programs for pricing. All the user does is punch in line items and quantities to get a price.

I don’t use exactamate but am familiar. Every job we do, we find our break even, factor our overhead, then we factor how much profit we want. So indirectly, we actually do exactly that. My last job, the adjuster even let me pick my overhead and profit within reason. So your statement is incorrect.

Not only that, but this guy acts like the contractor gave a quote that’s $8,000 overpriced and the insurance had to agree. Most often the insurance assesses what they will pay and that’s that. (Before supplements 😉)

I don't agree with everything that Dimitri says, but he is right about this. $18,000 for the roof behind him in that video is not out of range. Some of these guys are selling roofs for way too cheap. This looks like one of those guys that thinks he knows everything but has no experience. Let him start carrying bundles of shingles around for awhile and see if he still prices his roofs the same.

Replacement costs vary depending on the situation. A great public adjuster knows how to use the coverage policy to justify payouts for higher quality construction.

I mean… if it’s a spec home neighborhood with only 2 or 3 different elevations and 2 or 3 different floor plans (most American subdivisions built within the last 20 years are like this) on top of the fact that most ACC/HOA requirements now stipulate “beautiful 6:12 roof pitches”… there is a very high likelihood that this guy’s “neighborhood” of like 40 to 80 houses all indeed have almost the exact same 22-30 square 6:12 roof…. So no. I Can understand he may be bullshitting but i wouldn’t say “absolutely insane”

Unless they have a class 4 shingle, maybe they have a bunch of valleys and chimney flashing and they are getting gutters included in price + they could have gutter protection too.

Also if RCV is $18k that could include siding, interior damage from leaks or any other collateral. It may be like 13-14k for roof and with other trades being it up to 18k

My roof was 20 years old. After 2 high windstorms, I was missing around 30 shingles. I had a $1000 deductible. The cost to repair was $1200. I waited until summer. Cost me $16000 to replace my 43 square 10/12 pitch roof.

@@johnnyringo. how? Your cost is only $230 per square? May I ask what materials you use and your labor rate per square? Here is $300ish per sq for malarkey or duration including underlayment, starter, etc. And $110 per square labor. Add office expenses and insurance and it's about $450 per square cost, so I'd lose $3300 doing this job at 16K....bruh, 43 square, even a decade ago paid more than $372 per square, especially a 10/12 pitch. I respectfully call BS.

I watched the crew (all Mexicans) strip and reinstall. Ice and water, underlayment, starter strips, arch shingles and plastic ridge vents. From Detroit area. Work completed in Aug 23.

why was it old or have damage did you have it Inspected what shingle you go with who is your insurance did you look into class 4 and if they give discounts if you elect to install them and how much they do if you did go with them

You are the type of roofer to quote 20k on roof with straight face. There other hard working roofers that’s will replace roof for under 10k. Just because you rip your customers off does it mean other should as well.

You're wrong, he's not quoting the roof the insurance company has estimated the RCV amount their figures not his. It doesn't matter if a scab will do it for half that's not anyone you want as your contractor.

You’re forgetting flashing, and getting things up to code or according to manufacturer specifications. That tacks on the dollars. $10,000 for retail with out any upgrades, yeah, MAYBE. Or it’s a small house.

I work as an estimator for a roofing company, and the cheapest bid is not always the best bid. The insurance companies have somehow convinced the general public that all roofs should be cheap because the estimating software thats owned by insurance companies pumps out a low number on purpose. Do you know how many times carriers put 15 lb felt when it should’ve been 30 and didn’t even add a secondary water barrier? What about renailing the decking which has to happen on a lot of older roofs? Hip and ridge shingles? Ridge vents? Mastic? Drip edge? Ceiling cement etc. they’re always wrong or way off. On top of that insurance companies are always off by 10-30% of what the area of the roof actually is. You’re pointing the blame at the wrong direction

It's insurance work and that's what they are paying. If you did it for less, you are only saving the insurance company money and the homeowner still pays the deductible. Maybe start charging appropriately and pay your workers more. I'm paying $110 a square to my crew. What do you pay?

I disagree with your Dimitri. I just did a replacement that cost $9700 and some change. Two houses down a guy approached me and asked for a quote. He also mentioned he was going to get other quotes from other people. He got a quote from Honest Abe Roofing and they quoted his roof at $17,500. I quoted the same roof at $10,250 and some change. Houses built in the same neighborhood usually are within the same ballpark of price especially if the covenants and restrictions of that specific neighborhood are very strict. Your correlation to a car getting T-boned, and how it is exactly the same is so far off in comparison to a specific neighborhood which has specific guidelines the builders must follow when building their homes. On the other hand, if you were to use a scenario where 10 Toyota Camrys, that range within say 5 years of age for this example were all T-bone on the same side with roughly the same speed by the same car, then it would make more sense and your numbers would look a lot different. My scenario is much more applicable to a neighborhood that experiences wind storms over the course of five years. This is a poor correlation Dimitri I expect better.

You know I have been watching some of your videos about public adjusters because I have hail damage and State Farm won't cover it. What I found out, and what you have never mentioned, is that public adjusters are not interested in residential roofs at all. They are only interested in commercial claims that are in the $100,000 dollar or more range. A residential home owners roof is just not worth their time. I found one public adjuster who said the only way they would get involved is if they charged at least 50% of the claim ( "maybe" they said but not likely to take it on ). So a home owner really has no recourse to take on an insurance company - unless they are rich, which in that case they could just pay for their own roof up front.

The house is in his neighborhood... we can deduce from that information that the houses in his neighborhood is roughly the same size. There will of course be slight variations in size and, damage and claim ammount. That being said, there is no way in hell there is an $8,000 variance. Your BS meter is broken
