11:21 clause in Balloon section that you don't have to pay unless property appraises for at least purchase price is brilliant and a game changer in my confidence level.

Pace had a question… in the above scenario where you still owe like 900k … what’s your plan when the balloon hits at year 10 and you still owe a ton? I’m assuming you don’t just fork over a ton of cash, but I’m just wondering what creative thing happens at that point to pay the seller off in full??

Thanks for explaining this. I have been wondering how to value a property that was either upside down or had a 2% interest rate and 27 years left on a mortgage. Do you sell the properties on a lease-purchase with the buyer paying $10k-20k and a high enough cashflow to cover the payments?

Awesome video. Quick question. If you have a property that you are doing creative finance with that’s actually the main residence you live in and there is a 10 yr balloon, would you refinance at yr 10 if u don’t have the capital to pay or is there another strategy??

Yes of course! you own the house!!! Its YOUR house! The mortgage pays down.... all of that paydown is YOURS

It's hard to get a lender to fund the entry fee with no equity though. They've been asking me for collateral

Hi Pace. Thanks for all you do! I’m having trouble on an owner finance deal. The owner won’t do 0% on the note because of the IRS. They claim the IRS will Impose imuted interest at their current rate. I did some research and they actually publish a rate each month. Is there a work around for this?

Pace , question, Is it possible or doable legally in paper that seller finance their equity in a subject to deal? I mean to take over the payment and whatever is the spread, pay to him in term with down payment and interest, instead of me going to ask a bank for the money to pay the seller equity.
