Millions have moved to what they thought to be Paradise ? Only to find quite the opposite to be true . Florida has become extremely expensive and massively overcrowded .

It's more expensive these days for sure. But ask someone in Manhattan or San Fran what they are paying for expenses, and the costs here won't seem so high anymore. It depends on your circumstances and where you live now.

If you have a high income secured from out of state, you re good, but if you're looking to live and work in FL, you better run. Wages are a joke compare to cost of living.

You are so right Katrin. We purchased in Florida 3.5 years ago. While we love the house appreciation, the monthly costs of home insurance, car insurance and utilities have doubled. Encourage everyone to get current quotes on all monthly costs before making a home decision. And then factor in an increase in the next year. The monthly costs might put you over budget. On the better side….The friendships we have made will keep us in Florida. Don’t move to Florida for the tax savings, it’s been erased by these other increases.

You forgot to include setting aside money to replace your roof every 10 -15 years so you can keep your insurance

It happened to the wife and I. Our roof was 12 years old. Just had it inspected and was told I had 8-10 years left easily. And out of the blue, St John's insurance company canceled our policy. We had to have bonded insurance until we put a new roof on. We did, and now our home owners insurance has almost doubled. 🖕St John's insurance company.

By the time I pay my house insurance flood insurance wind insurance and then property tax I am well over $10,000. That's why I'm selling and moving to Georgia

The biggest financial suprise for myself and other out of state ppl was 1. The tax when you purchase is estimated by the title Co. Based on the PRIOR purchase price, not what you are paying. I don't know why they do this, instead of calculating what YOU will actually be paying. You'll get a big surprise the first year. 2. Maintenance on a FL home is nothing like a Calif home. TONS of maintenance!!! I never cleaned a gutter, power washed, or had a jungle to maintain. Or had hurricane ins. Or run AC 24/7. When you factor everything it's not cheaper.

I sold in Sarasota. Pelican Cove, in Vamo. The appraisal was $370k and it sold for $640k. I ran like I robbed a bank. Living in my 3bdrm home on the Gold Coast of Long Island costs less today, than living in the Pelican Cove condo. The state is destroying natural habitats in favor of ALL SPRAWL! 75 is just like the 495 in NY during rush hour. Both 75 and 95 do not have enough lanes to handle a fast mass storm evacuation from south Florida today. Expect 10-15 hours of road creeping, to travel north of Florida. I was thrown out of Dr Sassano's office on Tamiami trail during covid on the assumption that I might be positive and forced to quarantine for 26 days because they suspected that I was positive. I will never live in Florida again. Floriduh!

I love where i live. NY has everything from Niagara Falls to Montauk Point. At least we get something for the bills we pay. New Yorkers can whine all they want. GO! Go move to Florida. I started diving in the Keys 35yrs ago. Florida was super affordable and great back then. My father bought his place in Sarasota in 2005. BTW I we us gave the condo money, all of it to an education charity for under privileged students in Florida. Dad wanted to give it away again, on his way out. Perfect timing. While DeSantis attempts to choke off learning. Learning is fundamental!

When we lived there in the 1980's it was wonderful.... a very environmental and people friendly place.... the place of dreams!!!... not any more though. In 1992 Florida went "pro business" with their policies, the environment and the average person began to suffer..... The situation has only gotten worse... what a shame 💔💔💔💔💔

You started off, by saying people from California or New York. Your correct, compared to those cities, most will find things cheap, in Florida. But Most Floridians, will NOT pay what out of State people are paying. I've sold 3 properties to New Yorkers, each of them thinking they got a great deal. Not knowing, as a Floridian, I've received 3 to 4 times the original purchase price:)))) (owned for about 10 yrs) out of State people are getting ripped off in North Florida....when the bubble burst happens, you'll see what i mean.

Exactly! I see people paying $600k for $300k homes and say they got a good deal. whe the market changes they will be underwater. The wages are low in Florida and these prices are unsustainable.

I live in beautiful upstate n.y, i bought my 7 year old very nice house trailer for $25,000 its mostly retired people NO crime i sleep with my windows open, it has a very nice enclosed porch which my cats love and deck in the back a good size shed, very nice front and back yard, when i moved here 10 years ago my lot rent was $285.00 a month it has gone up only to $335. 00 a month in 10 years, my landlord only raises the rent when the taxes go up he keeps the place spotless clean Thank goodness he cares about the tennets, sure he makes a good income but he's not greedy, i'm 73 ans ain't going anywhere!!

Shocking! We are retired in South Florida. We could not even afford renting here if we sold our paid for home! This is one reason inventory is low here because our property taxes are grandfathered at 3% annual rate increase while our new neighbor is paying $14k in annual taxes!

NOTE to buyers: The deadline to file for homestead exemption in Brevard county is MARCH. If you miss the cutoff, your exemption won't apply till the following year. In that time, your assessed value could go much higher, and you could get stuck paying much higher taxes. Check the homestead rules for your county - and get on it ASAP!!

Would never pay $11,000 a year in property taxes, not as much the money, but on principle. And would never get involved with HOA’s, unless renting, bec one is not trapped, stuck. Never.

In Colorado our Real Estate taxes on a $750,000 home is around $3,000 per year. We have Mountains, rivers for fishing and the beauty of 4 seasons

Be careful!!! I bought here in 2019. I had no idea that my condo fee would practically double and my insurance would go up 1,400 in 21/2 years!! Now I’m selling unless I want to work full time until I drop dead😢😢😢😢

Things are getting bad, people are pretty much going to have to stay where they're at. If you're house is payed for and you're grandfathered in on a decent property tax rate, you're in a lot better shape.

My sister moved back to Michigan after 18 years in Orlando, I just couldn’t take the state anymore, and what’s going on there, crazy prices, crazy insurances, car insurance is even hi there, massive construction and traffic jams ! can’t stand the political scene. So it was time to go and she is very glad she did.

Flood insurance is going up with the new risk based pricing. I’m not in a flood zone and mine will eventually be $1400 when the annual increase caps are exhausted. And that’s just for the fed coverage up to $250k damage

I always check property appraiser site. They usually have a calculator, some where you can input portability, to get a good idea of what your taxes will be.

Great info for new to Florida residents or even someone moving out of their parents umbrella. Another game changer is the lower salaries if you are moving from industrial areas. Florida use to be very affordable when started visiting early 90’s housing prices difference from northern states where noticiable that’s not the case anymore the margin is little. Love Florida life.

Incomes here are definitely not comparable to the cost of living. Pay here is also considerably less than other states for the same type of job.

Florida is no longer the bargain that previous generations were able to enjoy along with the comfortable winter temps. I have dozens of friends and family that moved to Florida in the last 30 years. Not one is happy with the current state of affairs and the direction the state is heading financially. I cautioned several in the last 3 years that before they finalized their decision to relocate they needed to fully research it and if it were me, I would rent for a year first before selling. That would allow one to get a true feel of the Florida life without the risk. Neither did, they have since admitted to me it was a huge mistake. One lived in Lee County for less than a year before Ian put 2 feet of water in their house. Forced to sue the insurance company whos offered to settle for 30% on the dollar. Fortunately they had the cash to get the house back to livable but their fear now is that they are so upside down in that house financially they will never recover. Not to mention the chance of another hurricane wiping them out.

We pay $2700 for $300k home in Hudson. Non flood zone with 12 yr old roof, in NJ we paid $800 for a $600k home. Auto $987 for $100k 6month AAA policy, NJ $555 for a $500k Allstate policy. 😢 It is what it is 😮 come on down 😊 Re taxes fla. $1900. NJ $14k😮

Best way to figure out Taxes for your home in your area is to look at the Millage rate. Then whatever the purchase price is if your homestead is subtract fifty thousand. Whatever you get from this number Take out all the zero's prior to the 100000 block.. Then multiply that by the Mileage rate. This should be pretty close to what you will Pay. West coast to florida is seeing a surge of properties come on market. And we'll continue to see properties availability rising throughout this year. Effectively lowering the purchase price points to these areas. This price Point adjustment Is necessary as less and less people can afford to purchase homes. As we all know the markets are what create the pricing. More homes on the market means larger supply. Less buyers on the market a less demand. Simply put the lowering of purchase pricing.

Florida is not the only state that has HOA fees & taxes. I live in NYC and pay $1500/month for my HOA plus my mortgage & insurance Floridians were spoiled all these years paying very little. Now Florida is just catching up to the rest of the country.

I would think that prices of Real Estate are not normal and sustainable in my opinion. Canadians used to buy houses for wintertime, but now that is finished! We here in Canada can hardly afford a house In Toronto.

My situation is completely different than what you are explaining, I bought a new house in The Villages and for 2023 my homeowner's insurance is $1200 a year and my car insurance went up from $900 to $1200 a year because I purchased a new car. My real estate tax is just over $4000 and when I left NJ I was paying $7000 on a smaller home. Also, not to mention that I make $250 more a month because there is no state tax!

Do you have a similar excel sheet for taxes paid on particular items. Am building new in Sarasota (non flood zone) Coming from Va there are many common costs. Property tax vs CDD/HOA. No grocery sales tax. Win! Thx for the thoughtful exposition. You haven’t scared me off.

im on my 3rd rodeo in buying in Florida, don't RUSH to buy, seller will try to hassle you, also keep some money save up for extra little things such as inspections..etc. take your sweet time to buy DO NOT RUSH just because you like it or some other offer its on the table that's where they get you with out Vaseline. One last thing BE AWARE ON realtors and investors, DO YOUR DUE DILIGENT. Florida its a fast money state.

The costs are based on one scenario only as I mentioned in the video. If you choose to be in a non-HOA area and don't have a pool or maybe you take care of the property yourself (no hired labor), a lot of the expenses can be shaven off.

It varies quite a bit depending on where you are. She is talking about Sarasota, Bradenton etc. These are coastal areas and much mor expensive than living inland. We live in the southwest on the water and it is expensive, especially after the last hurricane that wiped out many homes. So insurance and cost of roofs for example have gone WAY up.

Moved from California (way out of control on home prices there) and looking to buy on gulf coast. I live in Port Saint Lucie now but Katrin your scaring me before possibly buying and moving to the other side. Yikes I have bad luck, moved away from Cali and now everything here is kind of doing the same thing its done over there. Think I should wait to see were bottom is before deciding.

I've been living in FL for 22 years.. this place is unaffordable now. Wages are not up to pay expenses, my house tax went up $500 for next year. My house insurance went up $400 within 6 months. If you live in NY or San Fran at least you can get pay better and you could find options outside of the city, here even as an engineer the pay is not so good. Medium mortgage payments here in FL is between 3k and 4k. Insane.

I called an agent suggested by my mortgage broker. He told me he needed "further information" that included my SS# and claims history for 5 years, and details about the property including any wind mitigation report, age of water heater and A/C, and if ALL windows and doors have hurricane protection. I replied that that information is not available to a prospective buyer unless a binder has been placed. I explained that I was just doing due diligence. I came up empty handed. My point is, sure, you can buy the insurance (condos in PBC, not single fam home) but how much??

I used to live in Sarasota. My auto insurance in Florida was way cheaper than what I'm paying where I'm at now. My rent when I was in Florida was high for what I was living in. I also lived in California for a short while. By far the most expensive state that I've lived in out of six states.

that right those hidden fees are no spoken of my taxes went from 335 a year to 1400 in 7 years every year it went up never went down and it over 100 dollars every year after that for less than an acre of land then they have code enforcement rules and regulation you need to follow regardless if you owe the property or not where they add on stupid fines like your house number need to be on your mailbox or you be fined or your grass has to be cut at a certain length etc. or you be fined

It would be interesting if you did a comparison to say a home in West Chester County NY. Don't forget to throw in the income taxes and the cost of heating your home in the winter. When you do that, I don't think you will find that Florida is such a bad place.

This is when you realize how great all south America and Mexico is , why well you can buy a better home made out of concrete and iron steel bars inside of it , for about 150k cash as good or better then USA houses , house insurance does not exist , you don't have to do the roof every 20 years cause since all roof are made of concrete wich is how roofs should be well they last more then any human life , and to top it off taxes are about $500 per year max , before I forget including an inground pool also for that price . You see how USA ain't that great after all , . In all this countries 80% of the people have their houses paid off , wich is the opposite in USA , the land of the dream

With so many running across the border into the USA I suspect there will be room for more to leave America and move into Mexico. I do know you have to have a minimum of 100K and they do not finance homes. You have to apply and be a accepted. Having traveled around Mexico I do know there are homes that are expensive. You can get a decent price on something akin to apartments. The groceries are not cheap.

The building in Miami that collapsed was detonated from underneath. Just like Building 7 from Sept. 11th (which was obvious along with the other buildings that collapsed from the bottom and people could not get out of}. Do you really think that a little plane could do that much damage???? Blown up on purpose because they thought that McAffee was in one of the condos in Miami and they wanted him dead. The collapse was NOT due to repairs that were not made.

Moving to Florida from the north was the best move I have made and my only regret is not doing it sooner. It was about 42% cost of living decrease vs VT and the quality of life is easily 5x higher. Florida is amazing and the top state in the country for many aspects which is why more people are moving to Florida than any other state. It really helps when the state is governed properly to help aid in making it better where the northern states tend to be horribly governed making the states worse. (at least in the north east states)

@@justmythoughtsjustmythough7202 Florida has plenty of legal people to work on farms. The ones that DeSantis is referring to are the ones that came into the country illegally and with no back ground check. If you stop at the border and register you can work and get benefits. The other thing he is trying to stop is cash paying farmers and builders that avoid workers compensation and taxes. He has nothing against legal immigrants. That's why he got the majority of immigrant votes.

@@jasper69234 That’s not why he got the immigrant vote and you know it or maybe you have fooled yourself into thinking that is the reason. If you have more than enough legal residents to work the farms and construction….why aren’t you and them doing so? Maybe I’m looking in the wrong places…direct me. I’m not a fan of illegal workers because they are exploited by the wealthy business owners. But Americans aren’t in the fields in my state either.

@@justmythoughtsjustmythough7202 The answer is do background checks and issue work visas reviewed yearly until they become citizens. Offer temporary assistance but not long term social programs. The over the top free stuff has to stop. They have no incentive to work if everything is free.

How about if your a person that has been in your state all your life and you just want to retire to warmer weather and different scenery. I am one who has not lived anywhere else and I would just like to experience living somewhere different.😊
