Great Video ! Florida is expensive because it's worth it... I would never go back to New Jersey. I Homesteaded in 2018. My Taxes are $7,500 and my Insurance is $6,500 here in FL. The Taxes alone on the house I sold in NJ are $22,000 now. The NJ house appreciated from $500k to $800k since 2017. The brand new waterfront pool home in Florida appreciated from $700k to $1.4m over that same time.

The main reasons that I won't move to Florida are a few you mentioned: alligators and weather and insects. I live here in the northeast with the change of seasons, but our summers are cooler than Florida and we don't have the alligators and the insects and the other wildlife like snakes. Your video is a good one for someone or a family that visit during the winter months and don't really see first-hand the real stuff. During the 80s and early 90s visited Florida about three times per year because of family and I was considering moving there, however, when I spent more time there, for example, one month in January, April, August, and November, I soon discovered that it wasn't the place I would like to build my life and remain. Florida is a gorgeous state, but it just doesn't work for me.

The base value of the homestead itself cannot be increased more than 3% HOWEVER, the MILLAGE RATE can indeed increase and does, and therefore results on higher real estate tax increases. Great video as always!! Moved to the Bradenton area about a year ago from IL and my TOTAL costs are still much lower in FL versus IL. I'm not in a flood zone (X:1/10), my house was built after 2003 and my homeowners/2 auto policy is through State Farm. Just received my homeowners policy renewal from State Farm and, yes, it went down by $120 with no changes to the policy. Love living here and never looked back!
