VICI Properties stock attracts a lot of attention from retail investors who are attracted to their stable clients, mainly two large casinos which happen to constitute over 70% of the REIT's annualized cash rent. That number is decreasing as VICI expands into other projects that - while help diversify income streams - also deviate from the original value proposition of the REIT. Credit rating agencies provide some great commentary on VICI stock, a REIT we wouldn't consider investing in until they have a much longer track record than presently. There are also better REITs to invest in. Just consider Realty Income vs VICI and it's easy to see which one is less risky and offers a better promise of future dividend increase, which is what dividend growth investors are after to begin with. We'd pass on $VICI stock in favor of much better REITs out there.

Indeed. There seems to be a prevalent herd approach across social media. People pass around tickers like trading cards and don't put in the work to find out a) what they're really investing in and b) if there are better alternatives.

Definitely good analysis however I feel like you strayed away from many of the positives. Such as pricing power with rent they can easily raise rents above inflation over time, they seem to create more value with the debt they use rather than just diluting

Thank you! Creating more value with debt and pricing power to raise rent are typical characteristics of REITs we look at. Our mandate is to look for reasons NOT to invest in something as opposed to most pundits who focus on why you SHOULD invest in something.

Keep the critical view. There are enough channels who are focussed on pitching stocks and giving the audience just positive emotions. See Medical Properties Trust what can happen if negative aspects get ignored to heavily by the community...

The only property in the casino industry I like is MGM National Harbor. That place mints money and is the least-cyclical gaming property in the nation. The only REIT I am long is $EPR because I am of the belief that movie theaters are worth more than 0. It is incredibly dangerous to assume any FFO growth for $VICI. Vegas gets obliterated during large recessions. Coming from a casino employee.

Thanks Joe, I'm so glad I sold my VICI and put it into PLD. I'm slowly; but, surely cleaning cleaning up my portfolio. Do y'all "like" PLD?

I think one of the reasons there is so much interest in VICI is Joseph Carlson's KZfaq channel. He is very popular, and he has nothing but good things to say about VICI. It's one of the holdings in one of his portfolios.

Maybe that explains why. Seems like there are much better choices out there when it comes to REITs.

@@Nanalyze You made some good points in your video about potential risks. My thinking is that having long-term leases and the ability to raise rents sound great on the surface, but unless you are very confident the tenants are able to pay the rents in the long run, you are taking on high risk. If the same management teams responsible for the casinos' failure are still running the casinos, I would have little faith they can get themselves out of trouble if the companies face a prolong downturn or unexpected problem, especially considering their huge long-term debts and VICI's revenues are highly concentrated on two tenants.

Joe P. here. I listened to this again. The occasional swallowing seems to be a pause mechanism (as opposed to using uhhh) so I'll pay more attention to that going forward. I've been presenting for a long time and it's tough to change habits, but I always look to improve. Thank you!
